For a while, i am recommending iParamar Group's River Residency at Chikhali (www.riverresidency.com) to those who want to invest Rs. 15 to 25 lakhs in a 1 BHK or a 2 BHK Flat in Pune real estate market.

Investor may be from Mumbai or Pune, but, generally, his first reaction is, "What? Chikhali! I was thinking about Kharadi - Wagholi - Talegaon - Chakan. Haven't heard about this location!"

If the investor is from some IT company in Pune, we discuss PRA Realty's exclusive offer, on his company's intranet, about their upcoming project in Wagholi. Or, about an investment offer by a "reputed builder" in Hinjewadi.

For the obvious reasons, i can't write what i say about these offers. But, i can tell you what i ask and suggest to these investors - "You can invest in Talegaon or Zumri Taliya. But, don't you think that you can get better returns and appreciation, if you invest in an area where people prefer to rent or buy your flat?"

After asking this question, i request them to visit iParmar Group's 34 acre residential cum commercial township, River Residency at Chikhali in PCMC, on any Thursday or Sunday to understand what i mean and then decide!

After a visit to iParmar Group's River Residency, I have seen, shrewd investors go for it. Same kind of response i saw to iParmar Group's River Residency's stall at CREDAI PCMC Property Showcase 2010. Because, i haven't seen anybody who's dream is to live in Wagholi or Chakan. Most of us want to live in PMC - PCMC.

    Whatever u mentioned in your blog is just before construction,no Actual/Reality is there.Have u seen the project recently.It's WORST construction by "Hafeez" with no logic - no commonsense.No plan of construction,no map randomly finding major problems & giving HOPELESS TEMPORARY SOLUTION.

    Please don't misguide the viewers & spoil your REPO.You are a respectable person first gather all info before disclosing in front of viewers.
