When i visited the site, salespeople told me some more. And yes, one fellow, Mr. Nagarkar, i met at the site, who works in Hinjewadi, gave some insightful tips. For example, because of the news about upcoming International Airport at Navi Mumbai, Wakad has become a hot real estate investment destination.
"How come?," i asked.
"Simple! Travel time from upcoming Navi Mumbai International Airport to Dadar in Mumbai and Wakad in Pune would be the same! So, people will prefer Wakad over Dadar!," Mr. Nagarkar said.

Thanks to Mr. Nagarkar for asking about the "loading". The salesman said, "At Wisteria Wakad as per the official rules - we have consider 100% terraces and, as per the official rules, loading is 30%"
"There is nothing official about terrace and loading!," Mr. Nagarkar said.
"But the IT professionals working in Hinjewadi told us that they want bigger and more terraces. So, we took lots of trouble to give more and bigger terraces. We wanted to give terraces to every room. But, because of the official rules, we could give 3 terraces to 3 BHK Flats and 2 terraces to 2 BHK Flats only on the even floors," the salesman said.

Mr. Nagarkar did some calculations on his mobile and said, "But, approx, you are going to earn 8 crores only from these terraces in this project! Total saleable area of the terraces of the B Building, you have opened for booking at the launch, is, approx, 13,700 sq.ft. - so at the current average property rate you will earn Rs. 437 lakhs from the terraces of these 71 flats!," Mr. Nagarkar said.
"Money is not important. We are doing all this for you property buyers! You wouldn't have booked a flat, for sure, if it didn't have a terrace at all. Would you?," the salesman asked.
"Yes! You are right. But it doesn't mean that you should increase the price of my flat by 6 lakh rupees. If i had a budget, - i would have liked to have larger room sizes or one more room than a terrace!," Mr. Nagarkar said and added, "If you could, you will give terrace even to toilets!"
"In 2 days, we got more than 27 bookings! It shows that we have done anything and everything to fulfill the dreams of our property buyers!," the salesman said.
"And you have given more stamp duty and VAT to Maharashtra Government. More service tax to the Central Government. And more business to housing finance companies too! You are doing a great job!," Mr. Nagarkar said. What say you? Bigger terrace or bigger flat?
