Sonu Tuza DSKvar Bharosa Nay Kay

DSK - Mr. D. S. Kulkarni - The Founder, Chairman & Managing Director of
D. S. Kulkarni Developers Ltd - presents his version of
"Sonu Tuza Mazyavar Bharosa Nay Kay"
to entertain his faithful Fixed Deposit - F D - Holders!




Yes! "Sonu Tuza Mazyavar Bharosa Nay Kay" - Sonu, Don't You Trust Me? - is the current social media trend. Everyone is presenting his own version of this viral Marathi folk song on YouTube. In different languages. In different styles.

The #SonuSong is not only sung for fun. It has been performed to highlight the civic issues too. For example - RJ Malishka of Red FM, presented her own version "Mumbai, Tula BMC War Bharosa Nai Ka" to complain about the pothole issues in Mumbai.

All theses versions were performed by the groups of young boys & girls. Obviously, the young at heart DSK couldn't resist the temptation of presenting his own version on his YouTube channel.

And you know what?

DSK's version is one of the most creative version of Sonu Tuza Mazywar Bharosa Nay Ka.

Why is it the most creative?

Here are the reasons:

1) Solo Performance of #SonuSong:


You know?

DSK has performed it solo!

His solo performance of #SonuSong is more entertaining than any group performance. Yes! More entertaining than the group performance of Six Pack Band!!

Why didn't DSK give group performance?

In his video, DSK tells us that his staff is in a fighting mood. Not in a singing mood. Without bothering about the monthly salary DSK's staff is fighting a war against "Cash Crunch".

And by the way, DSK Group is actually a couple. Ms & Mr DSK!

Nowadays, the main job of this couple is to talk to their F D Holders.

2) Talking the #SonuSong:


Yes! Talk!! Considering the preference of his F D Holders - instead of singing, DSK decided to talk the #SonuSong!!

Yes! No music. No group. No lyrics. No tune. Still DSK's spoken performance of #SonuSong is lot better than any version of the folk song!

3) Message in #SonuSong:


DSK has published his version of #SonuSong with some intentions:

1) Stop the FD Holders from bothering DSK for interest payments.

2) Prevent FD Holders from withdrawing their Fixed Deposits kept with DSK.

3) Convince the FD Holders that DSK is facing cash crunch.

4) Assure the FD Holders that DSK is not bankrupt.

In his version of "Sonu Tuza Mazyavar Bharosa Nay Kay", I feel, DSK has succeeded in achieving these intentions.

Using folk song & social media for corporate communication itself is a big achievement. Like other versions of #SonuSong, DSK is not only entertaining - he is emotionally appealing & persuasive too. DSK has achieved this by mixing facts with fiction.

Are the two prominent groups of DSK FD Holders like it as much as I? I was curious to know. So I talked to the leaders of both groups.

4) Enemies of DSK:


First, I called Mr. Anil Karmarkar. He is considered as Enemy of DSK! Why? Because Mr. Karmarkar tried to unite DSK FD Holders!

Recently, his message - given bellow - has become viral on Whatsapp:

"Why are you trying to unite the F D Holders of DSK?," I asked Mr. Karmarkar.

"I am one of the F D Holders of DSK. I have visited DSK's office many times. There I have seen F D Holders fighting & arguing with the staff. Some begging for refund. Some crying with frustration. Most of them were like me. Senior citizens. In their 60s, 70s & 80s. Aged. Helpless. Desperate. Facing this individually is frustrating. If we join hands - we may be able to deal with this issue effectively - I thought," Mr. Karmarkar said.

"Deal effectively means what? What do you want to do?," I asked.

"To begin with - DSK must start paying interest on time - like he used to do before - for so many years," Mr. Karmarkar said.

"Then? What next?," I asked.

"Then we want our Fixed Deposits back," Mr. Karmarkar said.

"That's all you want?," I asked.

"Yes!," Mr. Karmarkar said.

"In the latest YouTube video DSK has assured to do this! Did you view it?," I asked.

"Yes, I saw. I want action plan. Not blah blah," Mr. Karmarkar said.

"Blah...Blah....Blah! Mr. Karmarkar, don't you trust DSK? Tumcha DSKvar Bharosa Nay Kay?," I asked.

"I trust DSK. That's why I kept FD with him. Even after all these delays - I am only expecting timely interest. And after knowing the difficulties he is facing - I am ready to renew FDs," Mr. Karmarkar said.

"Do you think that DSK will be able to return your Fixed Deposits?," I asked.

"I hope so," said Mr. Karmarkar.

"Means, you are not plotting to send DSK to jail....," I said.

"I want timely interest & my FDs back," Mr. Karmarkar said.

5) DSK Well-Wishers Group:


Mr. Mohan Tapare feels that Mr. Karmarkar wants to file a case against DSK and send him to jail. Mr. Tapare believes that Filing a case against DSK is a wrong strategy.

A court case will not help us to get our money back. Instead of that, in these difficult times, all F D Holders should support DSK. We should give time to DSK to revive his business. When DSK will be out of read, for sure, he will return our money. Believes Mr. Tapare.

मी डीएसकेंचा चमचा नाही. पण ज्या माणसाने हजारोंना घरं दिली. तरूणांना उद्याेजकता शिकवली. मदत मागायला आलेल्या प्रत्येक गरजूला हात दिला, त्यांना आरोपीच्या पिंजर्‍यात उभं करणं हे मी पापच समजतो.

Accepting the fact that DSK has failed to win Mr. Karmarkar's heart by his version of "Sonu Tuza Mazyavar Bharosa Nay Kay", with great hope, I called Mr. Mohan Tapare, the promoter of DSK Well-Wishers Group.

"How is the response?," I asked.

"Overwhelming!," said Mr. Tapare.

"Congratulations to you! Means no court case. Right?," I said.

"DSK has a good heart and a great business brain - entire Maharashtra knows this. Only a few - very few - are against him," Mr. Tapare said.

"Mostly those petty minded people who have kept 1 - 2 - 3 - 4 lakh Fixed Deposit - as DSK has said in his video. Right?," I asked.

"Some senior citizens - who's houses run on the interest they get from DSK - it is their pension - monthly household expenses - sustenance - all is from interest from DSK F D - they should get the top priority - others can wait. I have told DSK," Mr. Tapare said.

"You know DSK?," I asked.

"DSK is my childhood friend! I know most of the builders in Pune. I know their financial conditions. DSK is not the only one - most of the builders in Pune are facing financial difficulties. Since DSK has taken Fixed Deposits from thousands of people - his problems are discussed in public - whereas those who have taken private loans their problems remain private," Mr. Tapare said.

"How do you know all this?," I asked.

"I am builders' financier!," Mr. Tapare said.

"That's great! It means that you have reliable information!!," I said.

"Yes! I know who has how much!!," Mr. Tapare said.

"In the video DSK has said - I have lot of properties. 10 times of liabilities. Is it true?," I asked.

"Must be! Otherwise DSK would not have said so in the video," Mr. Tapare said.

"True! DSK must have. But in that case - why is DSK not taking loan against these properties and paying back all Fixed Deposits? F D Holders would be glad to get their money back. Instead of facing the F D Holders' anger & curse and spoiling his reputation - DSK can concentrate on rebuilding his construction business," I said.

"He is trying! That's why we have to give him time. Support him, Mr. Tapare said.

"How much time? As per DSK - this is going on for the last 2 years!," I said.

"Look at his integrity - honesty - he accepts everything = publically!," Mr. Tapare said.

There are some people in this world who appreciate talking.

They believe in the words spoken in YouTube video.

Social media has become an option to court of law.

DSK was very right in publishing his version of "Sonu Tuza Mazyavar Bharosa Nay Kay".

6) DSK Flat Buyers Group:


How can DSK forget his Gods! Addressing to F D Holders - DSK also talked to his flat buyers.
Even though - like the F D Holders - the flat buyers had not formed any group!
Even though - like the F D Holders - they are not gathering at the head office of D S Kulkarni Developers!
Even though - like the F D Holders - they are not arguing for possession of their flats!

Possession of the flats in the projects like - DSK Aanandghan at DSK Vishwa - DSK Sadaphuli at Warale - Talegaon (Launched in 2013) - DSK Mayurban, DSK Vasantotsav, DSK Mayurban (Launched in 2014) - DSK Dream City (Launched in 2014) is already delayed. Including DSK Madhukosh at Andheri, Mumbai!

These flat buyers have already accepted the delayed possession. So, technically there was no need to talk to them. But DSK talked to them too!

What did DSK say?

1) DSK honestly accepted that because of the cash crunch he is finding it difficult to pay VAT, Service Tax, TDS and all.

It means that a wise flat buyer can guess that DSK may not be able to pay the registration fee & obtain MahaRERA registration number.

2) DSK honestly accepted that some 13 projects are stalled for more than a year.

Why?

Because DSK diverted funds! Nearly 250 crores!!

Instead of spending money for constructing these projects - DSK paid those monies to F D Holders!

3) Not only that! DSK has claimed that he needs some 1100 crores to complete under construction projects!!

It means that DSK will complete these projects only when he will get that much money.

And then DSK will have enough money - nearly 1500 crores in profit - to refund 400 - 500 crores to Fixed Deposits Holders!

Of course, only when he will be able to get 1100 crores and complete 48 lakh sq ft construction and sell it for 3700 Crores!

4) DSK predicts that henceforth people are going to buy only ready possession flats. Like they do all over the world.

Was DSK suggesting that -

MahaRERA registration is not required for the ready possession flats.

It means that - what all DSK Flat Buyers in these projects have to do is wait some more time. That's all!

I don't know what exactly DSK is suggesting!

I know only one thing. Every flat buyer and F D Holder should ask himself - Sonu Tuza DSKvar Bharosa Nay Kay?

Pune flat buyers, support homeowners in Bijali Nagar, Chinchwad

Pimpri Chinchwad New Town Development Authority (PCNTDA) wants to demolish thousands of homes in Bijali Nagar to construct a ring road for you. 
Will you be happy to drive on the road that will be built by making thousands of families homeless? 
No! Right? 
Then support Ghar Bachao Kriti Sangharsh Samiti Pimpri - Chinchwad and defeat monstrous PCNTDA




But these homes in Bijali Nagar are illegal.

How can we support the families who have committed the crime of constructing homes on the land reserved for the ring road?

For the development of the entire city it isn't wrong to demolish illegal constructions.

Why should we feel guilty when we know that the residents of Bijali Nagar are responsible for their tragedy!

Some of you may argue. I know.

Yes! They are responsible!! So are we all!!

True! Constructing homes on the land reserved for a ring road was an irresponsible act. But, certainly, not a crime.

If it is a crime then we all have committed the crime of not preventing the crime.

If it is a crime then we all have committed the crime of encouraging - nurturing - promoting the crime.

In fact, it's time to accept that we all are irresponsible.

We, the citizens of Pune, allow the bureaucrats to play with our lives.

We didn't question PCNTDA & PCMC - Why do you keep on designing the development plan which you are not in a position to implement?

Now, is the time to tell these bureaucrats -

Mister, you better accept that for the last 30 years you have miserably failed to execute the plan of the ring road.

Now, instead of punishing the citizens for your failures - go back to drawing board and come with a new development plan.

You can delete a plan on a computer screen.

You can not delete the lives of thousands of families.

You can redraw a development plan many times.

A lower middle class family takes a lifetime to build a home.

Mister Bureaucrat, you are responsible because though you were in the know - for the last 30 years - you went on collecting normal property tax + 2 times of it as a penalty tax - Shashti Kar - from every home - for years you went on supplying basic urban infrastructure services to these homes in Bijli Nagar - for years you treated them as normal citizens.

Yes! Yes! You did this on humanitarian grounds.

But it doesn't mean that you can be inhuman now.

At your whims & fancy no citizen can be treated as a criminal.
You can not demolish their homes.
You can not destroy the lives of thousands of families.

By the way, it's not only about a couple of thousand homes in Bijali Nagar. It's about approximately 67,000 homes - so called illegal constructions - in Pimpri Chinchwad.

Just imagine what will happen if you demolish all!

If you destroy the lives of so many families - there will be civil unrest in the city.

In short - this is what Mr. Vijaykumar Vasantrao Patil of Ghar Bachao Kriti Sangharsh Samiti Pimpri - Chinchwad told me in his above Marathi video interview.

After talking to him, I remember a typical case frequently reported in the newspapers.

A boy & a girl fall in love. Promising to marry her the boy establishes sexsual relations with the girl. But one day the girl finds out that the boy is marrying some other girl. She gets angry and files police complaint. "What can I do? My parent arranged my marriage with a girl in my community. I don't have an option but to oblige my parents," the boy tells the police. However, the police register the FIR. The judge sentences the boy for sexually exploiting the girl.

Of course, in the case of Bijali Nagar, the bureaucrats themselves are the boy, the police & the judge. That's why a girl is punished. Right?

What say you? Shouldn't we all citizens of Pune unite and protect our fellow citizens?

We are a democracy. We own this city. We should rule it too. Right?

Kolte-Patil to give possession of Stargaze in December 2017

Can you believe it? 
Instead of December 2018,
Kolte-Patil Developers prepones possession of 
1st Phase of Stargaze at Bavdhan Budruk by a year!
Not only that! 
Stargaze will be a Co-Operative Housing Society 
- Not an Association of Apartments!!



Kolte-Patil to give possession of Stargaze in December 2017!

This may not be a news to those who have booked flats in Stargaze at Bavdhan Budruk. I am sure, Kolte-Patil Developers (BSE:532924) must have officially informed them about preponed possession date and formation of Co-Operative Housing Society.

Even if I had seen the preponed date on the website of MahaRERA, I may not have believed it. And here was a salesperson telling me that the possession of Stargaze (Launched in May 2014 - View Marathi YouTube video) will be given in December 2017!

Possession with the completion and occupancy certificate? I asked the salesperson.

After the implementation of RERA, I assume, everyone in Pune knows that a builder can give possession only after obtaining Completion & Occupancy Certificate (CC & OC). Generally, obtaining CC & OC is a time consuming process. Everyone - PMRDA - PMC - PCMC - takes 3 - 6 months. However, recently, as per the government order, a project can get completion & occupancy certificate in 8 days.

Yes! Said the salesperson.

Would all 30 amenities be ready at the time of possession? I asked.

The clubhouse & the amenities in the first phase would be ready. The salesperson said.

And what about the basic services - like water supply, drainage, electricity etc? I asked.

Everything! The salesperson said.

Are you sure? I asked him once again.

Yes! The salesperson said.

You know? I felt that the salesperson at Stargaze was pulling my legs. He was making fun of me for offending him by refusing to acknowledge that we knew each other for a long time. He had to convince me that we had met before. True! Not remembering a site salesperson in Kolte-Patil project is unprofessional. But after the experience of Western Avenue at Wakad, I know that everyone in the site sales office of a Kolte-Patil projec is not the employee of the builder. That's why I was just trying to confirm. I didn't mean to offend him.

Before entering the site sales office of Stargaze, I had observed all 6 under construction 14 story towers. That's why for me it was difficult to believe that possession would be in December 2017. So I asked the salesperson about the progress of internal work. He told me that tiling is done upto 8th floor in all towers. Lifts, doors, windows and all other fittings & fixtures are lying at the site waiting to be fitted.

WoW! I said.

You know? By this time, I had started to believe the salesperson. I had almost became very proud of Kolte Patil Developers Ltd. I was feeling jealous of all 450 flat buyers in Stargaze. And I was feeling pity for my Life Republic readers.

How did you achieve this? I asked.

Bookings! Flats went fast. Money came in fast. Construction went up fast. Today, out of 500 only 40 odd flats are unsold. The salesperson said.

Once again I realized that how wrong I was. You know? The condition of the site & the site sales office gave me signals of cash crunch and slow booking. I immediately accepted my mistake.

Thanks for sharing this good news about possession. Kolte-Patil is my favorite builder. Now, you have become my favoritest. I said.

There is one more good news! Stargaze will be a Co-Operative Housing Society! Not an Association of Apartment. The salesperson said.

Don't tell me! This is unbelievable!! I almost shouted.

Yes! We will be taking the cheques of maintenance in the name of Stargaze Co-Operative Housing Society!! The salesperson said.

So many revolutionary changes! Has some Chinese company taken over Kolte-Patil Developers or what? I asked myself. You know? For the last 2 years SKYi Iris - next to Stargaze - is buying tanker water. And someone told me that Windmill Village has no PMC water supply - it pumps some 50,000 littler borewell water everyday. Only in summer they buy tankers. Poor fellows.

After all, real estate investment is all about stars & destiny. Not all are lucky like flat buyers in Kolte-Patil Stargaze at Bavdhan Budruk.

"Who is more dangerous builder or mosquito?," the other day, at SKYi Iris in Bavdhan Budruk, one of my readers asked me.

"Of course, mosquito!," I said.

"Ravi Karandeekar, you are a Pune real estate blogger. I was not expecting this answer from you!," my reader & the resident of SKYi said.

"You are living in a project developed by Enerrgia SKYi. Your Iris is a multi story building on the top of the hill in beautiful Bavdhan Budruk - where temperature is quite cold than Kothrud and the rest of Pune city. Obviously, you don't have mosquitoes - that's why you are not aware how dangerous they are!," I said.

"You are completely wrong! We have mosquitos!! After facing both - the builder & the mosquitos - for 2 years - I have started wondering - who is more dangerous!," my reader said.

"You have mosquitos! I am shocked!! It means that your life is in danger - Malaria - Typhoid - Swine flu - Dengue - Chikungunya - Zika - and all," I said.

"Yes! That's why when I read a news about Pune Municipal Corporation's preventive measure against mosquito menace - I blame myself for buying a flat in Bavdhan Budruk," my reader said.

"Don't worry! As per the recent plan of step by step merger of 34 fringe villages - in the first lot - Bavdhan Budruk will come in Pune Municipal Corporation, " I said.

"I don't think so. PMC does not want us. PMRD will not let us go. Our ultimate hope is Microsoft & Google's efforts against mosquitos," my reader said.

"What is the conclusion? Who is more dangerous?, " I asked.

"A builder who develops project in a fringe village - like Bavdhan Budruk! MahaRERA will not tell this. You tell. Make the flat buyers aware about the health hazards in the fringe villages. Please," my reader said.

Victims of Temple Rose Plotting Scam have become criminal investigators!

For a moment I couldn't believe that I was in the conference hall of Commissioner of Police Pune.

Are all these the victims of Temple Rose Scam? I whispered in the ear of a person standing next to me.

Why are you asking? the man said.

Because these people don't look like helpless victims - begging for justice. I said.

Right. We are not helpless. We are helping ourselves. We are not begging for justice. We are fighting for justice. The man said.

Are you one of the victims? I asked.

I was victimised. But I am no more a victim. Now, I am a criminal investigator. We all are criminal investigators. The man said.

Criminal investigators! Really? I said.

I was almost successful in hiding my sarcastic tone. But I let myself down and said -

You know? When I was a kid - while playing Chor-Police - I used to prefer to be a thief - What about you?

Mr. Criminal Investigator didn't say anything. He just gave me a blank look.

I am Ravi Karandeekar - Pune real estate blogger - I just wanted to confirm that I am at the right place. That's all. I said sheepishly.

Yes, you are. You are attending the weekly meeting of the victims of Temple Rose Plotting Scam who have become criminal investigators. Our mission is to send Devidas Sajnani and his gang to jail and recover our money. Mr. Criminal Investigator said.

I am here for the updates.
I am following this case from the day Mr. Vijay Kumbhar wrote about the illegalities in the plotting scheme of Temple Rose City Pingori Purandar.
Because I have attended the first meeting of the victims organized by Mr. Rajesh Puranik of Economic Offences Wing of Pune Police - I know that - it's not a case of illegal plotting scheme but - a ponzi financial scam of duping more than 5,000 investors for hundreds of crores of rupees.
I know this is the first case in the history of EOW in which the police not only filed FIR but in the next 24 hours arrested the criminal - Devidas Sajnani.
I admire EOW of Pune Police for achieving what Mumbai Police couldn't.
But, I am not aware about your role in the investigation of this scam - which may be one of the biggest financial scams in India.
Oh! Yes, I have heard of Public Police Participation - but don't know what all of you do exactly. So, please, tell me. I requested.

We take leave from our jobs. Sit in the office of EOW. Guide & help the victims to register their complaints along with proper documents. How can you expect Inspector Puranik and his team of 3 people to register thousands of complaints in such a short period of time? Helping him is actually helping ourselves. Isn't it? Mr. Criminal Investigator said.

But, generally, we like to help others. For example - today morning I met GreenITians who plant trees to protect the earth. Many people donate blood. At religious places - devotees do whatever work is given to them - from cooking to sweeping - as 'Seva' - service to God. But, we never help ourselves. Instead of that, we become God almighty and demand to be served - we demand that police should catch the criminals - if they don't - we blame them - we never think of helping police - only school going kids occasionally help the traffic police. How come you decided to spare your valuable time to help the police? I asked.

We got into this trouble because of our greed for money. The same greed for money told us that helping police is a profitable idea. Even if we take without pay leave for a week or two - and lose a few thousand rupees - we can recover our couple of lakhs. Isn't this a lucrative idea? Mr. Criminal Investigator said.

Yes, of course! Now, I know why they say - 'greed is good'! I said.

Besides money - by helping police we are getting something more valuable than money. You know? When someone cheats you - you lose not only money. You lose self respect. You lose confidence & trust of your family. You start hating yourself. You get it all back from the day you start helping police to investigate. You start respecting & loving yourselves. That's why all of us in this conference hall looked very different to you and you asked - Are these the victims? We have won - even before - the case went to trial! Mr. Criminal Investigator said.

Yes! You all are looking like winners. Not victims. This is a huge change. Besides registering complaints what more do you do? I asked.

Mr. Criminal Investigator couldn't share more because Inspector Rajesh Puranik entered and holding a microphone stood in the center of the conference hall.

In a few seconds, there was pin drop silence.

Inspector Puranik said - "First, let me give you a report of the progress of investigation. Then I will talk about the strategy & tasks for the coming week. We will end this meeting after discussing your suggestions & ideas. Okay?"

Oh My God! The most accomplished inspector of Economic Offences Wing of Pune Police was really treating all of them as his team members!

The victims of Temple Rose Plotting Scam have really become criminal investigators - and I am sure - they will not stop till they send Sajnani to jail & get their money back!
