Piramal Group's realty fund picks up 24% in Flagship Infrastructure - Paranjape Schemes' venture which is developing Blue Ridge Hinjewadi Pune 411057

Ajay Piramal Group promoted real estate fund Indiareit has picked up 24% stake in Paranjape Schemes' Flagship Infrastructure that is developing a township project, Blue Ridge, and special economic zone (SEZ) project in Hinjewadi near Pune, a person familiar with the development said.

Indiareit Offshore Fund had subscribed to 4,000 warrants of the entity and is now converting it into equity that will give it a 24% stake. “The warrants are being converted at Rs 55,110 per share translating into a deal worth Rs. 22 crore as per an application made to foreign investment promotion board (FIPB),” said the person on condition of anonymity. FIPB is the nodal body that clears foreign investment proposals in the country.

Lavasa to raise up to Rs 2,000 crore through an initial public offering (IPO)

Hindustan Construction Company (HCC) today said its arm Lavasa Corporation, would raise up to Rs 2,000 crore through an initial public offering.




The company’s board has approved the plan, making Lavasa the first township project in the country to go for an IPO. Though the company did not divulge how much stake it would dilute and when it would tap the markets, analyst reports said the issue could happen in October-November.

HCC holds 65 per cent in Lavasa through its wholly-owned subsidiary, HCC Real Estate. Eight banks, including Bank of India, Axis Bank, ICICI Bank and financial institutions, have 11 per cent stake in Lavasa, through convertible debentures. Avantha Group, Venkateshwara Hatcheries and some private investors hold the remaining equity.

Lavasa’s revenue rose 94 per cent to Rs 181 crore during the June quarter, while net profit jumped 87 per cent to Rs 49 crore.

According to a report by Elara Securities, Lavasa Corporation has already sold 1,850 apartments and villas, spanning over 3.5 million square feet and is confident of handing over keys to buyers by March 2011.

Bombay High Court grants interim stay on Service Tax on under construction properties

In a major reprieve to home buyers and developers, the Bombay High Court has granted an interim stay on writ petition challenging collection of service tax levied on buildings under construction until further hearing.


The writ petition has been moved by Maharashtra Chamber of Housing Industry, an umbrella organization of more than 500 developers.

While admitting the petition on July 23, 2010, filed by MCHI against the Union of India and others in the matter of Service Tax levied on building under construction, a division bench of the Bombay High Court comprising Justice V C Daga and Justice S J Kathawala have granted interim stay until further hearing.

The MCHI and others through their Writ Petition challenged the constitutional validity of the Finance Act 2010 seeking to amend the Finance Act 1994 introducing and explanation to section 65 (105) (zzq) and 65 (105) (zzzh) to introduce the Service Tax concept of 'Deemed Service' for any commercial or industrial construction of residential complex done prior to obtaining completion certificate.

Next hearing in the matter along with other companion petitioners is posted for August 3, 2010. The MCHI in its Writ Petition urged the honourable High Court to restrain the respondents (Union of India and others) from any manner taking steps against the members of MCHI in respect of the transactions for constructions, development and sale of immovable property under the various provisions of the Finance Act, 1994 and a new entry as amended by the Finance Act 2010 in any manner.

In an interim order, the High Court ruled, "No coercive steps shall be taken against the petitioner for the recovery of Service Tax in relation to the provisions in question, but it is clarified that assessment may proceed in accordance with law." The honourable court had posted the next hearing in the case on August 3, 2010.

"We are glad on the initial outcome on our legal recourse against the Service Tax levy which came into force from July 1, this year. We look forward further ruling by the honourable Bombay High Court in this regard, as it would finally in the interest of the common man," Sunil Mantri, President MCHI.

MCHI is of the view that the sale of a unit in the complex, as per the settled law of transfer of property, is not a service. Accordingly, sale by the builder should not be treated as a service, since Service Tax is levied ultimately on the property this would be a tax on transfer of immovable property only. "Any such a levy will increase the cost of the flat and ultimate buyer will have to bear such cost. On the one side National Housing and Habitate Policy 2007 envisages affordable housing for all, the proposal to levy of Service Tax irrespective of any kind of house would run counter to the policy of the government," Mr Mantri said.

"With the service tax in force from July 1, flat buyers now have to pay approximately 2.5% more as Service Tax on the total value of their flat. For example, if the value of a flat is shown Rs 1 crore in the agreement, the home buyer will have to shell out an additional Rs 2.5 lakh as Service Tax, which ultimately going against the interests of the common man," the MCHI president added. Senior Advocate Rafique Dada appeared on Behalf of M/s Parimal K Shroff & Company for the MCHI in the court.

After visiting Aarohi at Sus, Mr. Prasant Gaikwad, Vice President Marketing, Teerth Realties (www.teerthrealties.com), took me to the site of Teerth Towers. Which is located just behind the corporate offices of Kirloskar Brothers at Baner.

This is not the Pancard Club Baner of Pride Platinum! This is other part of Baner. Baner on the other side - Hinjewadi side - of Mumbai Pune Expressway. But, Thank God! We didn't go by the road on which Rohan Leher, Aditya Shagun Developers' Green Zone and upcoming Rachana Bella Casa is located.

From Sus, we took the service road, starting near Pashankar Auto, and went up to B. U. Bhandari’s Mercedes Benz Show Room. (Famous for : 115 Mercedes Cars Booked In A Day!)

"Our site, Teerth Towers, is closer to main Baner Road!," pointing at Sadanand Hotel on Baner Road and Mumbai Pune Expressway junction, Prasant said.

"How sad! It means that residents of Teerth Towers will not have the privilege of using the tunnel under the expressway! Their life would be somewhat boring than the life of the residents of Rohan Leher and Green Zone!!," i said.

"Yes! But the residents of Teerth Towers will not be considered as poor cousins of Baner! In fact they will feel proud to tell their address - Teerth Towers, Just behind Mercedes Benz Show Room!," Prasant said.

We had a look at Teerth Realties' under construction IT - ITes Park Technospace, located just behind the Mercedes Benz Show Room. Took a left turn and stopped at the site. Of course, while turning, i didn't forget to look at Puranik Builder's Aldea Espanola which has the main entrance opposite Orchid Hotel of Balewadi Stadium. Teerth Towers is on the left side of this road and Kirloskar Brothers' Corporate Offices on the right. This road is the border of Pune Municipal Corporation and Sus Village.

"So, this is the site of Teerth Towers! It is actually not in the PMC but in Sus. Right?," I asked Prasant.

"Yes and No! Aarohi is, really, in Sus. Teerth Towers is, technically, in Sus. But, actually, on the border of PMC & Sus. But, if you look at it practically, Teerth Towers is in Baner!," Prasant said.

"You mean to say like Aloma County is in Aundh! Right?," i said.

"Yes! Thanks to the entrance road from the MediPoint!!, Prasant said.

Prasant told me that they are going to construct this road upto the site and started talking about upcoming VIBGYOR High, affiliated to the ICSE(New Delhi) &
IGCS (University of Cambridge, England),
in the first 2 acres of Teerth Towers!

This would be second VIBGYOR School (www.vibgyorhigh.com) in Pune. First one is in Mohammad Wadi. VIBGYOR is known for it's infrastructure (air-conditioned class rooms), individual attention (smaller classes - 1 teacher for a group of 12 students), inclusive education (every student is an unique learner!), sports and performing arts facilities!

"Children of the residents of Teerth Towers can walk to the school!," Prasant said.

"And then your project would be know as - Teerth Towers, behind VIBGYOR High Baner! Right?," i said.

"And Aarohi, near Vidya Valley Sus!," Prasant said.

We went into the residential part of the Teerth Towers. I saw a few construction machines working at the site. This made me very emotional.

Vijay Raundal, owner of Teerth Realties, was my client when I was in advertising. In fact, i have named his company "Teerth". In the last 15 years, i have visited his land bank, of more than 200 acres, many times. At a different point of times, I have heard Mr. Raundal discussing different concepts of a real estate developments. But, school was always the center of his development. Parag's Jambhulwadi Lake View Bungalow

Law of Attraction:




When Parag offered me a bungalow in his compound, over looking Jambhulwadi Lake, at Ambegaon Khurd, Pune 411 046, i said this is what is called "Law of Attraction" - I believe and practice in my personal and professional life. Otherwise, why someone i don't know, who lives in Seattle, WA, USA, would offer me exactly what i am dreaming about?

Do you know? When a property buyer calls me on my mobile 919860044110, for a 3 minutes free consultation about investing in Pune real estate market, and asks my opinion about a certain project or demands a comparison between the two projects, i always request him to focus on himself. "It's not important which residential real estate project is better. At a certain point, stop comparing. Focus on your expectations and ideas about your ideal home. And go for the one which fulfills your most important ideas. Even, though there may be something better or the best!

To illustrate what i mean, i always give the example of my home. My three most important ideas were - 1)Through my Living room i should have a view of Sinhgad Fort and, 2) At sun rise, the rays should fall on the cooking stove in my kitchen 3) My home should have a terrace, where, at night, looking at the moon, i would go to sleep. Certainly, I wanted all these things in my budget. And, you know what? I got one! My home is exactly as i had imagined! Point is, you can attract what you want by focusing on those things!

However, my focus has always been a Flat. A 2 BHK, or a 3 BHK Flat, in a project developed by a builder. Bungalow, has never been on my radar. Personally, i believe that i am a typical metro-sexual male who is born to live in a flat. Bungalow, i believe, is a fancy of a feudalistic mind. Professionally, talking about a bungalow is nothing more than wasting my time and energy. When someone asks me about buying a bungalow plot, declaring that my expertise is a flat, i request him to consult an advocate.

But, one day, exactly - on the day i visited Viva Sarovar, i started flirting with the idea of owning a bungalow. Exactly, as i saw on my way. Bungalow, up on the hills, over looking a lake and Katraj Hills, was a fascinating idea. What a romantic life it would be, i started imagining. I was surprised, when i realized that legalities involved in constructing this type of a bungalow didn't bother me at all! Starting from the narrow road climbing the steep hill to my rocking chair in the veranda over looking the Jambhulwadi Lake, I started visualizing my bungalow in detail!

One day, i received a mail from Parag, informing me that he had come down to Pune on a vacation. In this mail Parag announced what i was dying to hear:
My parents have a 16000 sq. ft. plot at a very scenic location in Ambegaon Kh., close from the city, just 10 mins from Bharati Vidyapeeth/Katraj near the under const. Viva Sarovar project. I am presently constructing our bungalow on 8000 sq. ft. and planning to construct and sell 2 bungalows of ~4000 sq. ft. each on the remaining 8000 sq. ft. area.
Immediately, we fixed an appointment and visited his under-construction bungalow at Suncity. The location of the plot and the view was exactly as i had imagined. I thanked Parag's father, who after searching all over Pune, had finally a year ago, zeroed on this plot, instantly. He showed me his bore-well and offered me a glass of water. For the first time in my life, i was drinking water out of Pune city which was as sweet as the tap water of Khadakwasla i drink at my home.

Sitting on the plinth of his bungalow, Parag explained the floor plan of his bungalow and said, "Ravi, i am looking for a companion!"

"I thought, we are here to talk about the bungalow! Looking at you and your job profile, i am sure, your parents must be getting lots of marriage proposals every day!," i said.

"I am talking about the 2 bungalows I am constructing in my plot along with our bungalow! I need more than a neighbor. I need some family with whom my parents can get along when i am in Seattle. So, for me, people are more important than the property price!"

"My father is working. Has his own business. So, i am not looking for a caretaker who can take responsibility of looking after them. We are looking for people we can get along with - culturally and socially. Someday, down the line, say after 5-6 years, i am planning to return to Pune. So, i want some family with whom we all can get along and have a good life!," Parag said very seriously.

I was about to say Parag, look no further! Who you are looking for is sitting with you at this point of time. But, i said, "Yes, i can understand. Now, please, tell me what i can do for you?"

"Please, help me to find the right family! Write about my bungalow on your blog!," Parag said.

"What about you? Aren't you interested in a bungalow?," Parag's father asked me.

"So sweet of you to ask! Sure, a bungalow next to you is a fantastic idea. But, this is not my cup of tea. I am happy the way i am living. In a flat! However, i will write about your bungalow and i am sure, you will find the right kind of a family!," i said.

"You do that, please, and I invite you to be my first guest!," Parag said.

"Yes, i can see myself sitting in a rocking chair...enjoying the view of Jambhulwadi Lake from the veranda of your bungalow!," i said.

There is nothing like property buyers coming together, forming a group and developing their own housing scheme. Though it is tough, as tough as Everest expedition, the rewards are beyond imagination. Right?

Last weekend, while making the pre-launch presentation on A 2 BHK Flat for 20 Lakhs at Kondhawe Dhawade Pune 411023 to Vastushodh's Google Group, Sachin Kulkarni said that the group housing not only makes home ownership affordable and possible for the property buyers but could become a financially viable business model for a builder like him who believes in social responsibility. Sachin said that he considers himself as a Sherpa who has taken an initiative in organizing and leading an expedition of the property buyers who have a budget of 20 lakhs and want to own a 2 BHK Flat near Kothrud.

From that point, i was curious to visit IT Professional Welfare Association at Pune (ITPWAP) Group Housing Project Aarohi at Sus and my ex-client Mr. Vijay Raundal of Teerth Realties who is playing a role of Sherpa in this housing expedition! I couldn't meet Mr. Raundal but Prasant Gaikwad, Vice President, Marketing took me to Aarohi at Sus and told me about their upcoming township, Teerth Towers at Baner Sus.

On my way to Sus in Prasant's car, i realized that now, I can see Aarohi from Pashankar Garage! Otherwise, last time, i was wondering why am I on this road? Where am i going?

Of course, besides the visible cluster of buildings of Aarohi, since i have stopped selling and started blogging, my views about Pune real estate market have changed a lot too. For example, in one of my first blogs, on the eve of launch of Blue Ridge Hinjewadi, i thought that Paranjape Schemes was developing this township for the Aliens and i wondered - "Why didn't Paranjape Schemes name it "ETshri", like "Athashri" - their project for the senior citizens?"

Now, i have realized that you have to go and live in a fringe village, like Sus and Bhugaon, or pay high sentimental price for the properties in the popular locations, like Wakad and Balewadi Baner, in Pune Municipal Corporation and Pimpri Chinchwad Municipal Corporation limits.

Developments happened in the last couple of years, Globalization, World Financial Crises, Jawaharlal Nehru National Urban Renewal Mission, and German Bakery Bomb Blast, had told me that business and powers all over the world have made connections with each others but the citizens of Pune are left alone, on their own, to survive and die.

My local government, Pune Municipal Corporation, is not for me. But for those who control the power and prosper from it. Now, for me, not the PMC's Jakat Naka, but people define Pune. Our Pune, citizens' Pune is a different Pune, than the Pune of PMC & PCMC, Maharashtra Government's local units.

So, i have started believing in the integrated townships - like Megapolis at Hinjewadi - which is a business development of the real estate developer. Or the small builder's effort - like, Vastushodh's Project at Kondhawe Dhawade Pune 411023. And, of course, the private citizens initiative - like, one and only initiative in Pune, IT Professional Welfare Association at Pune - ITPWAP's - Aarohi at Sus.

This time, Aarohi at Sus looked very different. Particularly, the open space was looking too big. More than you expect in a township of 22 Row Houses + 16 Twin Bungalows + 3 buildings of 187 units of 2 BHK & 3 BHK Flats.

In this open space, club house and all sports amenities - including Tennis Court and Squash Court - are planned. Looking at the on going construction of these amenities, i asked Prasant, "I hope you haven't forgotten to construct any building!"

Prasant said, "No. We have planned everything as per ITWAP Group's expectations and have constructed more than their requirement! So, in these 3 buildings, we call them C, D, & E Buildings, on 8th, 9th and 10th floors, we have some 35 -36 Flats - 2 BHK & 3 BHK - available for booking!"

"Any Row House or a Twin Bungalow?," I asked.

"No. Not a single one!," said Prasant.

"How sad!," i said.

"But, we have a couple of Penthouses available in all three buildings! From the top terraces of these Penthouses, you can, not only look at, but even look down, at Blue Ridge Hinjewadi!," Prasant said.

"For that how much property rate one has to pay?," I asked.

"Rs. 2,800 per sq.ft. for the Penthouses and Rs. 2,600 per sq.ft. for the flats!," Prasant said. Besides these 3 buildings, C,D,& E, Aarohi will have 2 more buildings - F & G. These buildings will have all 2 BHK Flats of approximate 1,000 sq.ft. saleable area.

Teerth Realties is planning to open bookings of these 2 buildings, sometimes in the next few weeks.
