Buy a flat at Wakad & convert your white money into black!

But, now, I am more of an advisor.
Advisor about buying a home in Pune real estate market.

Talk about serious issues involved in buying a home.
Like a builder's demand for black money!

The builder is asking for cash.
Not 40 per cent of the property price.
Just 2 lakh rupees.
In fact, not for the flat.
But, for the parking.
The caller said and asked,
"What should I do, Ravi? Should I pay Rs. 2 Lakhs in cash?"

"Are you asking a question?," I said.

"Yes!," the caller said.

"But you sound as if you are convincing me! Who is the builder? What's the name of the project?," I asked.

"That's not important! Should I pay 2 lakh in cash?," the caller said.

"Yes. You are right. Builder & project is not important. But whether you trust me or not is. You don't want to take the name of the builder & project because you don't trust me. Right?," I said.

"I trust you. That's why I am asking you," the caller said.

"Agreed. Then what is preventing you from mentioning the name of the builder?," I asked.

"I feel ashamed....guilty. Don't feel proud about paying cash. I fail to understand......How can a good builder make an indecent demand?," I asked.

"You are good. The builder is not. You are ethical. You get upset because of the builder's immoral demand. Did the builder sound guilty while demanding 2 lakh cash?," I asked.

"No! He put it as a matter of fact. As standard term of transaction. When I took an objection. The builder said - everyone who has booked a flat - has paid 2 lakhs in cash. No one took objection," the caller said.

"You are not like others....that's the problem.....the builder threatened you....if you don't pay 2 lakh in cash....I will not give you a flat.....Right?," I said.

"Yes. The builder threatened me. The builder abused me by taking disadvantage of his dominant position. That's what I didn't like - abusing - threatening!," the caller said.

"You know that paying cash is unethical...immoral.....illegal. You have guts to take a stand against - threat - abuse. Then - why are you asking me - should I pay 2 lakh in cash to the builder?," I asked.

"Because the property is worth considering. Location is good. At Wakad. Near Bhumkar Chowk. First phase of the project is ready. Possession started. A few flats - in the second phase - all 2 BHKs - are available for booking....90 per cent construction is over. Possession is in June 2015. Price of a 2 BHK is okay - 59 lakhs - all inclusive - by cheque + 2 lakhs in cash. Plan is good. Only 4 flats per floor. Carpet is 679 - 680 sq.ft. Room sizes are good. Living - 12 x 18. Kitchen - 8 x 10. Dining - 8 x 6. Common Bedroom - 10 x 12. Master Bedroom - 11 x 13. Master toilet - 8 x 5. My wife liked the plan - the location.  If there was no demand of 2 lakh cash - I would have booked the flat immediately," the caller said.

"Does't look like some newbie or local builder!,' I said.

"No! The builder is in business for more than 25 years. The builder gives possession on time - after getting completion & occupancy certificate.  Completes society formation & conveyance. Doesn't collects exorbitant maintenance charges at the time of possession. You know? The parking - for which the builder is asking 2 lakhs in cash - is 10 x 12 feet in size....in the basement.....already marked - allocated -  with a flat....will be mentioned in the agreement," the caller said.

"How is the quality of construction?," I asked.

"That's the important point! Since the first phase is complete - I could see the finished property - as well as - I could see & inspect the construction quality. The  building in which I am booking -  is 90 per cent ready - internal work is going on. The construction quality is good," said the caller & told what he liked about the property -

I liked 2 things - 1) all door frames are wooden! 2) all toilets, kitchen platforms & flooring - are covered after they are ready - installed - so, I will be the first person to use them. No construction worker can use my commode -  toilet - when the building is under construction.

The building is clean. No stink of urine. No shit - no poop - in any corner.

But, I didn't understand one thing - the builder doesn't plaster - with sand & cement - internal walls - ceiling  - except at certain areas  near toilets - just apply a coat of gypsum. Why?

When I asked the site engineer -  he said - Gypsum plaster is enough on fly ash brick walls. Looks good.

But, wherever necessary - near electrical points - door frames - corners of the rooms  -  they use mesh for bidding & preventing cracks.

"You know? This info has convinced me that I am getting good value for my money. But not so about 2 lakh cash. I fail to understand the stupid demand. I have visited a couple of projects in Wakad - but nobody asked for cash. Why is the builder - who is doing good work - making such a shitty demand? Do you have any idea?," the caller asked.

"Builders' general reason is landlord! Landlords demand cash!!, I said.

"What about those who give sanctions & approvals? Do they take bribes by cross cheque or demand draft?," the caller asked.

"True. Have you seen a heading in a property price list - bribe per sq.ft. - along with VAT, Service Tax, Stamp Duty & Registration charges? All bribes paid in cash are covered in the property price - MSEB Charges - Legal Expenses. Right? ," I asked.

"Means, when I buy a flat, I become a part of a corrupt system. Then what is the point in getting upset about 2 lakh cash?," the caller said.

"Yes. You are right. Like direct & indirect tax - you are differentiating - direct & indirect corruption - direct & indirect crime, And you are not happy about committing direct crime. Right?," I said.

"Yes! I eat mutton But I prefer to buy branded dressed mutton. I can't buy a live bakra, kill, cut, cook & eat," the caller said.

"Are you Brahmin?," I asked.

"No. I am a good human being," the caller said.

"That's the problem! What do you do when a rickshawala demands a few rupees more than the meter?," I asked.

"I tell him - go to hell," the caller said.

"Your builder is not doing anything different! Why are you hesitating to tell him to go to hell? ," I asked.

"That's what I am wondering! May be - because of my wife - I am hesitating. She liked that flat - very much," the caller said.

"Is she working?," I asked.

"Yes. At Hinjewadi," the caller said.

"Good. Then ask her - what would she do - if her boss says -  If you want promotion, you have to spend a night with me - only one night!," I said.

"My wife says - look at it as a tip - the builder is a waiter - 2 lakhs is a tip," the caller said.

"Means - for her paying 2 lakhs is not a big issue," I said.

"Yes. she is from Delhi. At Delhi, the cash component is very high," the caller said.

"Means for her - paying 2 lakh cash - is as good as - pinching a butt - fondling breasts. Right?," I asked.

"My wife says - this is insignificant - not a serious offence - Itna to chalta hai," the caller said.

"It means that if the builder fondles her - she won't mind - but you will. Right?," I asked.

"No. Both of us would mind," the caller said.

"Same about 2 lakhs in cash for parking," I said.

"Yes," said the caller.

Curious to know - why did the caller find it difficult to say "No" - I visited the project & shot a few photos. Have look.

Trade your child for a 2 BHK Flat with a car park!

Gokhale Constructions opens bookings of 2 BHK Flats in Waves at Wakad!:

At the entrance of Waves at Wakad, one of my readers told me that the launch property rates are too high. Higher than the current market rates in Wakad.

"Why high? Is it more luxurious?," I asked.

"Don't know! No branded specification. No show flat. Not many amenities. Nothing to justify the price of 5,500 - 5,700!," said my reader.

"Except one thing - location," said my reader's wife.

"Really? I didn't know that Kala Khadak is a premium location! For me this is a down market neighbourhood in Wakad. Convenient - yes. Premium - certainly, not," I said.

"I was talking about the same - convenience. Near Dange Chowk. Near Hinjewadi," my reader said and started his bike.

A Bearer Cheque Without Signature:


Curious to see the property price list, I started walking towards the pandal. But Mr. Vishal Gokhale, Chairman & Managing Director, Gokhale Constructions (www.gokhaleconstructions.com) saw me and invited me to have a look at the amenities. The landscaping, synthetic lawn, stage, waterbody, children's play equipments and all were very well done.

"This is safe for the children," pointing at the mat laid in the children's play area, Mr. Vishal said.

"Yes. I like your style. Amenities are always ready at the launch," I said.

"You know? All this was done in only 20 days," Mr. Gokhale said.

"But no sample flat! Why?," I asked.

"No space. Construction will start immediately. Possession is in 2 years," Mr. Gokhale said.

"Are the plans sanctioned?," I asked.

"Almost. Except the signature. Agreements may start by Diwali," Mr. Vishal said.

"Good for all!," I said.

Real Estate Brand & Bakra:


I went inside the pandal only for the property price list. Otherwise, I was done with Waves at Wakad.

"Majority want to know only prices," while giving away the price list,  a sales executive said.

"Because, majority knows that Gokhale Constructions is a good builder!," I said.

"You know? Most of them think that we are that old - Gokhale builder - from Chinchwad!," he said.

"What a silly mistake! You are so famous on Facebook!," I said.

"True! Is Facebook blocked in most of the IT Companies in Hinjewadi?," he asked.

"So what? You put so many hoardings. Release full page ads & news stories in Sakal. You launch 9 projects in every Navratri Festival. You are a big brand in Kothrud," I said.

"Yes! We are. At Pirangut & Donje too. You know what? A few minutes ago, a child recognized our Chairman & M D and took his signature!," he said.

"WoW! IT Guys from Hinjewadi can learn a lot from that child," I said.

"Yes!," he said.

Puzzle of Parking:


"WoW! A 2 BHK Flat from Rs. 58.25 to 71.70 Lakhs!!," looking at the property price list, I said.

"Land price....land price keeps on changing according to location. The quality & cost of construction remains same. At Wakad...you know....land price is exorbitant," said someone and introduced himself as construction incharge.

"Yes! Nearly, 50 per cent out of these 5,500 will go for land. Right? I always wonder how can you manage to construct the project & earn profit in the remaining 2,250!," I said.

"Yes! That's the challenge!! You know our construction cost is above 2,000!," the construction incharge said.

"OMG! You mean to say that real estate is a good investment but an unprofitable business?," I said.

"Yes! If you don't manage it well. Time - construction time - plays important role in earning or eroding profit. So, efficient execution - is very important. And for efficient execution - you need funds - funds come when you have good number of bookings," the construction incharge said.

"But bookings depend upon property price. Right? Aren't these prices on the higher side? Unaffordable for majority," I said.

"If you consider our cost of construction - you will understand that these prices are not high! For example, we may have puzzle parking system. Which is more expensive than normal mechanised parking. We have to spend a lot to design column & beam less RCC structure for the puzzle parking system. It will substantially add to the construction cost of the project. And we have no choice about it. PCMC development rules about parking, side margin & strata of the land dictate this type of a parking. In two phases, we will have approximately 175 flats. So, 175 carparks is a must," the construction incharge said.

"But, besides unproportionately large terraces -  you are charging 5 lakh for infrastructure - separately!," I said.

"That's what I told you! Isn't it?," the construction incharge said.

You know what? I have come to one conclusion.
Petrol gives you power to dominate the world economy.
Whereas, a car - which runs on it - bankrupts / corrupts it's owner.

At Waves at Wakad you can live without a car.
But, PCMC & the builders won't let you do so.

Infrastructure charges 5 lakhs!
You know?
5 lakhs is the cost of a wedding at Orchid / VITS Hotel at Balewadi.
And an EMI + petrol & maintenance of a car - is equal to the cost of raising a child!

It means that, it's not about a car park.
It's about a bedroom. Your master bedroom.
The PCMC & builder are invading our privacy.
They are taking away our freedom of reproduction,
Our freedom to live a life as we wish.

Now, you will understand the meaning of the visual shown in the ad of Waves at Wakad. A young man is spoon feeding a young lady.

What else can a poor fellow do?
When you submit yourself to a financial pressure put on you by a local government - PCMC - & the builder - you volunteer for compulsory sterilization.
You lose your powers to reproduce.
Become unable to give birth to a child.
To compensate your inability - you start treating each other as a child.
Feed each other with a spoon!

Without any embarrassment - you tell your friends - we have embraced luxury!
We have traded our child for a 2 BHK Flat with a car park in Waves at Wakad.

"No TV in Living Room" Home @ Baner!

Throw Rajdeep Sardesai out of your living room!




Along with Rajdeep, there are a few more whom I want throw out of my living room. Arnab Goswami of Times Now, Kapil Sharma of Comedy Night, ACP Pradyuman of C.I.D., Kokilaben Modi & Gopi of Saath Nibhaana Saathiya, Veena & Pranjal of Jawai Vikat Ghene Aahe.

In fact, I want to kick my TV out of my living room.

I want to stop watching Star Plus, Sony, Zee TV, Star Gold, Sab TV, Star Cricket, Colors, Set Max, Fox Crime, AXN and all.
And, I want to start talking with my family, my neighbors, my relatives & my friends.

I do not want a 'watching room'.
I want a 'living room'.

I want to live a life.
Live with my dear ones.

I want a 'No TV in Living Room' Home.

And, you know?
I found one.
At Baner.
On Baner Pashan Link Road.

This "No TV in Living Room" Home is in a single stand alone 10 story building.

From 3rd to 10th floor - there are 8 flats on each floor. 2 BHK & 3 BHK. 4 units of each type.

You know what?

Both types of flats - 2 BHK & 3 BHK Flats - are "No TV in Living Room" homes!

The layout of the flat is something like this. Every flat has an entrance lobby. The entrance lobby enters into a horizontal shaped living cum dining of 10 feet 6 inches x 16 /17 feet size. Obviously, living is near the entrance.

In this living, I can keep my 3 piece sofa by the 10 feet wall - facing the dining table - near the kitchen. My loveseat will be facing the terrace / window. My Arm Chair facing the entrance.

It means that, in the mornings or evenings, whenever all of us are at home, we all will be in the same room. On the same page. All by ourselves. Looking. Hearing. Talking. Laughing. With ourselves.

17 feet length of the room is big enough to give us our own space and small enough to be together. I can feel free to sit on my sofa - thinking nothing. As well as, can be with all.

When you come, we all can be together. Sharing our views. Opening our hearts. Enriching our lives. All by ourselves. Without any idiot. Without an idiot box.

How interesting! Isn't it?

Back to the layout of a flat.
The kitchen is 8 feet x 8 feet 6 inches and has a 4 feet wide dry balcony.
Wash basin & common toilet is in a passage near the dining.
This passage leads to bedrooms.
Bedrooms come in 2 sizes.
Master Bedrooms with attached toilet are 10 feet x 12 feet or 12 feet 6 inches.
Common Bedroom is 10 feet x 11 feet 6 inches in a 2 BHK Flat and
10 feet x 10 feet 6 inches in a 3 BHK Flat.

"Can you guess what would be the price of  "No TV in Living Room"  2 BHK & 3 BHK Home?
I told you it's at Baner. On Baner Pashan Link Road!," I asked my wife.

"I remember you telling someone - 8,000 plus per sq ft. Am I right?," she said.

"Not here! Much less. Approx Rs. 73 Lakhs for a 2  BHK & 92 for a 3 BHK!" I said and asked - "Should we go for a 2 or 3?"

"Why? Our is good for us!," she said.

"But ours isn't a "No TV in Living Room" home!," I said.

"Yes! You are right," she said.

The next day. I couldn't see TV in our living, so I asked her where is it.

"I have turned our home into "No TV in Living Room" Home! Happy?," she said.

"Thanks! By evening, please, shift it on Baner Pashan Link Road," I told her.

"Why?," she said.

"Baner is Baner," I said.

What say you? Baner is Baner. Right?

In July 2014, I have reviewed "Tiny Homes in UrbanGram Kondhawe Dhawade".
Since then, I am completely convinced that "Tiny Homes" is a practical urban housing solution.
For me, Tiny Homes at Kondhawe Dhawade is an opportunity to live in Pune.
A lot better option than worthless properties in fringe villages.

Obviously, I was curious to know your response to the launch of UrbanGram Kondhawe Dhawade. So, inspite of my busy schedule, somehow, I managed to visit the site. But, at the wrong time. Around 3 pm. When only a couple of visitors were at the venue.

"No issues! I can enjoy the show flats all by myself!," I told myself and enjoyed the beauty of small size of homes. Then I collected the property price list. When I was about to leave. a lady came to me and asked, "Are you Ravi Karandeekar?"

"Yes! I am." I said.
