Everybody knows that Regency Group's (www.regencygroup.co.in) project has all these things by-default! Let us go and have a look at your flat!" I said.
"But the sample flat is not yet ready!," Sunil said.
"Let us go, Sunil! Hurry up!! It looks like that it will be ready in no time!," i said. Sunil got up. But stopped at the entrance lobby!
"Don't stop! Don't waste time in talking about the air-conditioned entrance lobby - with marble or some natural stone flooring - and 2 lifts! Everybody knows that Regency Group's project has all these things by-default!," forcing him to climb the staircase, I said.
"Sunil, let us go inside the flat. I can see that the floor lobby is quite spacious. Let us enter the flat before they fit designer entrance door with a laminated finish. I hope they haven't yet put 32"x32" flooring in the entire flat. I want to see all the walls of your flat before they are gypsum-finished - before you apply the plastic paint - before you put 'designer cornices all over!," i said.
"Sunil, who is the architect of this project? Don't open your mouth. Just nod your head to say 'yes' or 'no'. OK?," stepping in the flat, I said.
"Architect Girish Bramhe? Telesis Architects & Designers Pvt. Ltd. Pune?" I asked.
Sunil nodded affirmative.
"Great! I had no doubt since i stepped in! Who else can design such an elegant contemporary building? You know? Your Regency Meadows buildings in Dhanori were sensuously flabby like Nitu Singh - Ranbir Kapur's mom. But, these 4 in Baner have zero figure like Karina!," standing at the entrance of the kitchen, i said.
"Oh! No house wife is going to hate this Karina! What is the size of this kitchen? 11 feet by 9 feet? Very spacious! And comes with these 2 parallel kitchen platforms?," i asked.
"11 feet 3 inches by 8 feet 9 inches! Yes! 2!!," Sunil said.
"Thanks for opening your mouth!," i said.
"What do we have in this dry balcony? One more stainless steel sink!," I said.
I was amused to see the 2nd sink.
"Sunil, Are there any more amusing things in your flat?," i asked.
"What? Yes?! Great! Show and tell, please! How can i understand if you don't talk about it? Can you see? Your sample flat will take 2 more weeks to complete. Till then you have to speak and explain," I requested him. But Sunil was not ready to talk. He grabbed my hand. Took me to the point. And made me guess!
"1) 4 track sliding door for the terrace? With a tinted glass!"
"2) Railing? Railing for the full size glass window!! How can i guess this? Never seen anywhere! For the safety of the kids! Yes! Yes!! Very kind of you, thanks!"
"3) Loft! with the provision for inventor!!"
"4) This counter in the passage is for ironing. I know. You always provide it"
"5) Solar hot water? Where? In the common bath and kitchen!"
"6) Geysers? In all attached toilets! Good!!"
"7) Glass partitions in the attached toilets? OK"
"8) What's this? Basin with counter? Fine. But not something great"
"9) What's this? A bench for bath in the glass partition! This is great!!"
"10) Split AC? In the Bedroom? You will provide split AC in all bedrooms? Sure? Speak! Say "Yes" or i will be in trouble. And many more!? Good. This is too much!! What is the all inclusive property price of this 3 BHK Flat?" I begged him to talk. But, first he showed me 8 fingers. And then 1.
"81 Rupees?" I said.

What? ! Are the current rates on Baner road 6000+

ReplyDelete1) Isn't this right next to Concord Proxima, where the residents are pitched in a losing battle to get a Otta Market next to them ? (The address of this property or the exact location map is not available on their site or your blog, your Google Maps pointer is off by at least 200 feet). I am assuming this is either Survey no 84 or 85.
2) The satellite image shows several encroachments along the access from main Baner Road. Does the builder OWN all the road from Baner Road or is that road access at someone else's mercy/shared with someone else ?
Observations:
1) Builder web site has no mention of the project.
2) Rate, IMHO, is grossly blown up. But that's my opinion. I am just another guy with 8 properties in Baner, what do I know ?
3) Specifications, going by your description, are excellent.
4) I don't understand why the builder waited for so long to launch these (after having almost completed them ? Very puzzling.
5) Distance from Orchid School is at least 400 meters.
6) Floor plan is nice. I like the fact that the dining area can really be used for dining as opposed to other Pune flats where the passage to the BR is labelled the Dining Area.
7) All 3 BHKs, 3 terraces per flat etc. are very nice touches.
8) All in all, a good consideration for long term living if you have kids going to Orchid School. This part of Baner is also going to develop faster than the Pancard Club road area, IMO.
9) Would have been a good idea to provide sales person's cellphone on your blog.

ReplyDelete1) Yes. It's right next to Concord Proxima. The painted building -behind the tree building in the above photograph is Concord Proxima.
2) Though, i always try to be prefect. There is a difference of a few feet on my Google map. You can always offer to collaborate to make it perfect.
3) You are right. The survey number of Regency Cosmos is 83 (Part) and 84 (Part), Baner Mahalunge Road, Pune 411 045.
4) In the photograph you can see the compound walls on the both sides of the entrance road to Regency Cosmos. These walls start from the main gate on Baner Road to the actual site. At the actual site, near the first building, you can see the construction of the 'entrance gate of Regency Cosmos'. If you visit the site of Regency Cosmos you can see that the gates for the adjoining plots who share this walled approach road from Baner road to their individual plots. Means, though this is a common approach road from Baner Road to the individual plots - the builder of Regency Cosmos has spend a lot to construct the road and compound walls.

6) Regency Cosmos is not yet "officially" launched, so the there is no information on their website http://www.regencygroup.co.in/index.htm
7) You are right. You own only 8 properties in Baner. You haven't done enough to help the builders to increasing the property prices and make it un-affordable for the actual genuine homeowner.
- How is this? I was kidding.
Considering the changes in the preferences, I think, you should consider to renew your investments and start considering the age of your investments too!
8) It means that you are wondering why the builder didn't give you an opportunity to offer interest free funds for the construction by accepting booking at the launch of the project. Yes, you really missed an opportunity to create a 'liability' and to call it as your "investment"!
9) Regency Group always opens booking when the project is nearly 70% constructed.

- Completely agree with you about the Pancard Club.
- Not sure about The Orchid School. I think children "travel" as much as their parents or may be more than parents! Because more than a distance - choice and getting admission is more important for the school. Am i right?
