Soon, no property tax for defense personnel

Pune is set to strengthen its tag of a haven for defense personnel with the Pimpri-Chinchwad Municipal Corporation (PCMC) and the Pune Municipal Corporation (PMC) making progress in a move to exempt them from property tax.

The PCMC general body passed a resolution in this regard on December 23 and in September, the Pune Municipal Corporation (PMC) had passed such a resolution that is waiting for the final nod.

2010 - Pune Real Estate Market Trends - "2 & 3 BHK Flats in 20 to 40 Lakhs" segment to dominate the scene

"A house for everyone in New Year!"


Congrats, Dileep Athavale (TNN), my friend, for writing a great head line! "A house for everyone in New Year "!!

Technically, a sub-headline, in today's Times of India, talks about recycled "studies" conducted by Jones Lang Le Salle Meghraj (JLLM), Cushman & Wakefield (C&W) and adds "insights" of Mr. Satish Magar, president of the Confederation of Real Estate Developers’Associations of India (Credai), Pune, and Business Intelligence Unit of Gera Developments Pvt. Ltd.

Moral of the story is " 5 Home Truths". If you read these "Home Truths", you will call them "Wish-list of Pune Real Estate Developers!" Have a look:

1) Age demographics indicate strong, sustained demand for homes

2) Demand fuelled by low cost of home finance

3) Not a significant dent in the disposable incomes

4) Confidence levels rising in tune with rise in mood globally

5) Price levels stable and likely to be so for some time to come

What say you?

We all know that these studies and survey reports are supposed to draw expected conclusions. Isn't it? So, for you and me, what you say and Google search is more important.

For example, in this month, Decemebr 2009, you were searching Google and calling me mostly to discuss about booking a flat in Megapolis Smart Homes or Celestial City Ravet. From today, i am sure, one more project will be added to the list. Pharande Spaces' Woodsville at Pradhikaran in PCMC.

Considering the volume of these projects, i believe, these projects will not only dominate Pune real estate market but dictate price reduction too! Property rate and budgets in these projects will force other projects to recalculate and reconsider their offers.

These projects, Megapolis Smart Homes, Celestial City Ravet and Woodsville at Pradhikaran in PCMC, have proved that Rs. 2,400 per sq.ft. could be an acceptable property rate and budget of 2 BHK and 3 BHK Flats should be in the range of Rs. 20 to 40 lakhs. Thus, these projects define "affordable housing for the salaried middle class in Pune real estate market".

Considering the expected rise in interest rates of home loans, ever increasing cost of food and living, announced rise in the stamp duty and registration charges, in 2010, the acceptable property rates and affordable budgets of these projects may become unaffordable for many. So, in 2010, you will need a lot more confidence to create a liability!

In short, after 2 years of recession, in the uncertain economy of 2010, builders in Pune have to realign themselves with the property buyers and tailor their offers in the budget range of 2009, 2 BHK & 3 BHK Flats in 20 - 40 lakhs!

State Revenue minister Narayan Rane's son visits under construction mall opposite Deccan bus stop


Nilesh Rane's visit confirmed speculations that the Ranes were behind the construction of the shopping mall that has come up on the erstwhile Deccan theater and on MP Suresh Kalmadi's restaurant Coffee House.

When mediapersons asked him about the mall, he said that the construction is nearly complete and it would open in a month's time.

The mall includes a two-screen theater.

Beach for Pune at Khadakwasla


The Pune Municipal Corporation (PMC) has begun work on creating a Puneri chowpatty along the Khadakwasla reservoir on Pune-Sinhagad Road.

The civic body's garden department chief Bhanudas Mane said that the PMC had planned to develop a 750-metre artificial beach complete with coconut trees along the dam's backwaters in two phases.

According to Mane, a four-foot retaining wall would be constructed along the backwaters and a twenty-foot high wall would be constructed along the Pune-Sinhagad Road. "The 30-ft distance between the two walls would comprise the beach," Mane said.

From January 2010, you may have to pay more stamp duty and registration charges

Property buyers in Pune and Pimpri-Chinchwad, as well as in Pune district, Happy New Year!

A proposal to hike the government ready reckoner rates (RRR) by 10-15% for the year 2010 was tabled at the annual meeting called by Pune district collector Chandrakant Dalvi to review the rates.

"The proposal will be discussed with the state town planning department before finalizing and executing the new rate structure from January 2010," Dalvi told TOI after the meeting.

Dalvi said the RRR in municipal council areas will be hiked by 5-12% while in rural areas it will be about 5%.

"However, in some of the rural areas that are witnessing a large number of constructions, the hike can go up to 15%," he said.

Phursungi-Urali villagers to again block dumping of garbage

No Dumping from December 25:

The villagers of Phursungi-Urali are on the warpath again. For the third time this year, they have decided to stop municipal corporation vehicles from disposing of the city’s garbage in the open dumping site in their villages.

“We have written to the authorities concerned about our decision to bar dumping from December 25,” said Ranjit Raskar, member of the Phursungi gram panchayat.

The continued shoddy management of garbage by the Pune Municipal Corporation (PMC) and the seepage of toxic waste at the dumping site are the main reasons for the agitation.

Wonder Futura, Kothrud - Work will be over soon, builder assures flat-owners

January 14:

Residents of Wonder Futura, located along the Pune-Bangalore highway in Kothrud have expressed their concern that the pending work promised by the builder will not be completed on time.

The flat owners have alleged that builders Satish Mittal and Manoj Agarwal of Bharati Developers delayed the possession for about two and half years. Following agitations by residents in October, they promised to complete all work and hand over the possession by January 14.

Registration office to digitise its archives

The state department of registration and stamps has undertaken the task of computerising its archives, which will enable officials to get information of any property at the click of a mouse.
The state registrar office has documents prepared from 1885 onwards, which need to be referred to from time to time. "These documents would be digitised and made available to the staff. High-end computers and servers will take only a few seconds to find the current location of any document that would be required for official purpose," an official said.

The National Informatics Centre (NIC) has been asked to develop a software.

Land allotted for Mhada-City at Khorwadi, Daund

The state government has allotted 100 acres of land at Khorwadi in Daund to the Maharashtra Housing and Area Development Authority (MHADA) for developing Mhadacity', a housing scheme for the socially weak, and the low and medium income group.

As Daund and Pune are linked with a railway line, the housing project would benefit several people, said Mhada chairman Ankush Kadade. District guardian minister Ajit Pawar was instrumental in sanctioning the land for the project, he added.

The land was formally taken into possession by Mhada's chief executive officer Nanasaheb Bothe on December 9.

Kakde said that instead of going in for a traditional housing scheme, the land will be used to build a modern city.

A letter allotting the land to Mhada was issued by Pune district collector Chandrakant Dalvi on December 9. The letter stated that the land falls in the agricultural zone. However, the zone can be changed into residential as per section 20 of the Maharashtra Regional Town Planning Act 1966, after getting permission from the government.

As per the 2008 ready reckoner rate the cost of the land is Rs 50 lakh but it was handed over to the government at a nominal rate of Re 1 per sq.m. as a special cause for the housing scheme.

The conditions include that, Mhada has to use the land only for housing scheme, and has to get a no objection' certificate from Khorwadi grampanchayat.

All's not well between PCMC, CME

All is not well between the defence authorities and the Pimpri-Chinchwad Municipal Corporation (PCMC) regarding the transfer of defense land for various civic projects
. This became evident last Wednesday when the College of Military Engineering (CME) blocked vehicular traffic on one stretch of service road of the Pune-Mumbai highway in Phugewadi by dumping construction material on the road on Wednesday night.

The PCMC has recently completed the road-widening work of the 11-km stretch from Nigdi to Phugewadi. The road stretch has eight lanes and is 61 metre wide. For widening another one km road stretch from Phugewadi to Dapodi, where the PCMC limits end, the municipal corporation has sought land from the CME.

15 villages - including Yeolewdi, Ambegaon khurd, Mangnewadi, Holkarwadi, Avtade, Handewadi - demand water from Pune Municipal Corporation

"Our Resources Depleting Due To Urbanization"

If the civic body’s present water problems were not enough, around 15 villages, situated at the periphery, are demanding drinking water supply from the Pune Municipal Corporation (PMC).

At present, these villages fulfill their requirement for water through local sources. However, they say their water resources are depleting and so they have approached the PMC.

The demand was put forward at a meeting conducted at the Zilla Parishad (ZP) on Friday. Various issues pertaining to water supply and laying of new pipelines at the villages located in the fringe areas of the PMC were discussed.

An official from the ZP’s water supply department said, “More than 15 villages have demanded water. The village representatives said that their existing water resources are proving insufficient. They say that proximity to PMC limits has resulted in increase in migration and construction activities which has eventually increased pressure on their water resources.”

The chairman of the public works department of ZP, Sambhaji Holkar said, “Many villages are facing trouble in getting drinking water while the water sources at the villages are contaminated.

The problems need to be addressed before the summer begins. We will hold a joint meeting of ZP and PMC officials to resolve the issue. An extensive plan will be chalked out to upgrade water supply at these villages.”

Holkar suggested that these villages can get water from a canal that carries water from the Khadakwasla dam to Pune city. At present, the PMC is supplying water to 20 frings villages. The PMC has cut the water supply at some villages.

Now, a library for researchers from Pimpri-Chinchwad

The Pimpri-Chinchwad Municipal Corporation (PCMC) is setting up a reference library at Kasarwadi called the Pimpri-Chinchwad Research Institute (PCRI) which will be an invaluable help to researchers in archaeology and Indology.
P R Ahirrao, who will act as honorary secretary of the library, himself is a researcher who has written books on archaeology and Indology. Speaking to TOI, Ahirrao said, "I have a personal collection of 15,000 books at my home. I have been following the subject of getting space from the PCMC for a reference library for the past 10 years. Now, the administration has allotted 4,000 sq.ft space in the building housing the property tax department."

"I had to go to the Bhandarkar Oriental Research Institute (BORI), the Bharat Itihas Sanshodhak Mandal, the Deccan College and the Gokhale Institute of Politics and Economics in Pune to conduct research. I wanted to have a reference facility to researchers from Pimpri-Chinchwad in the township itself," said Ahirrao, explaining the reason for setting up the library.

"The facility has a seating capacity of 10 at a time for referring to old books. There will be an auditorium with a capacity to seat 100 people where lectures and presentations on archaeology and Indology will be held. Private organisations or people can also organise lectures and presentations here," said Ahirrao

PCNTDA, PCMC to conduct anti-encroachment drive

The Pimpri Chinchwad New Township Development Authority (PCNTDA) and the Pimpri-Chinchwad Municipal Corporation (PCMC) will conduct a joint anti-encroachment drive to remove encroachments in the twin-township.
Vast tracts of land in Kalewadi, Thergaon, Chinchwad, Wakad and other villages were acquired by the PCNTDA. As the PCNTDA did not develop all the land immediately, a few farmers sold parts of these lands to migrants who constructed houses on the land.

Meanwhile, a meeting of the PCNTDA was held recently when approval was granted for submitting tax return and revenue documents of 2008-09 to the state government. Approval was granted to the work of widening the road to 23 metre in Sector 30, 32A and 33, installing streetlights along the Spine road, electrification works in various sectors of the PCNTDA and mechanised cleaning of toilets and premises of the PCNTDA office.

Paranjape Schemes' Blue Ridge Public School, Hinjewadi, to open doors for admission on 19 December '09

Blue Ridge Public School to have an exceptionally high teacher-pupil ratio, to ensure pedagogic excellence as well as all round development of students at par with global standards

The unique feature of the Blue Ridge Public School’s curriculum is to focus on the social context which has been kept inseparably linked with the academic aspect.

Also, teaching is designed to address the differing needs of children with varying styles, speeds and potentials of learning, so that they emerge well-equipped to face the challenges of life.

Admissions will initially be only for the pre-primary and primary sections. The pre-primary section will have two divisions each to begin with and four divisions each eventually. The six sections of at the pre-primary level will have six activity rooms, apart from the spacious classrooms.

“The ICSE curriculum at our Blue Ridge School is specially designed to cater to a child’s overall development in respect of academics, culture, language and social dynamics,” said the PSCL Managing Director, Mr. Shashank Paranjape, who is also the Chairman Blue Ridge Education Institute.

“A part of this endeavour is the high teacher-pupil ratio at the School, which is unprecedented in India. It is 1:12 for the pre-primary and 1:15 for the primary section against the national average of 1:42. As very few schools in India can boast of such a high ratio, the Blue Ridge School will set up a benchmark in this respect for other schools to emulate.” He adds.

Pul-proof nonsense!

Nobody can beat the Pune Municipal Corporation (PMC) when it comes to being shameless.


The civic body, which is one of India’s most important administrative systems, turned down a request for information that should have been in the public domain, with a shabby excuse: they don’t have any records.

A Right to Information (RTI) plea for this information was made by the president of the Janhit Foundation, Rajesh Shende.

This is the third such instance when the PMC cited lack of records as the reason for not giving information about the city’s infrastructure, which is built using the tax-payers’ money.

In this case, Shende wanted to know about the bridges in the city and their status.

Congress, NCP differ on garbage disposal issues

The first signs of discord between the ruling NCP-Congress combine in the Pune Municipal Corporation (PMC) was witnessed during the standing committee meeting on Tuesday, when members of the two parties differed on several issues concerning the garbage depot at Urali.

The discord, admitted by members of both the parties, started over a proposal to appoint 61 people as conservancy workers on contract basis. All the 61 people are residents of Urali village where the PMC had acquired six hectares for garbage disposal way back in 1961. The 61 people, belonging to families whose land has been acquired, are being considered as "project-affected people.

Visit to Ravet to buy a plot of land

Can you guess the current land prices in Ravet?



Visiting Ravet to buy a plot of land is going to become one of the memorable experiences, in this life.

I was visiting Ravet for the second time. With the same builder, i remember, i had visited Ravet 4 years ago. My builder friend remembered the exact day, date and time of our last visit, which i didn't. "I have seen the new Ravet bridge only from the window of a airplane," the builder said. So, we decided to go by Aundh - Dange Chowk - Ravet road and return by Expressway.

At Ravet gaon, builder's reliable agent was waiting for us. The agent insisted that first we should drive up to the Expressway to see the ongoing infrastructure work and familiarize ourselves with the development plan of Ravet. Indeed, this was a unique experience. "We are in PCMC!," our agent said proudly.

Mr. Agent was talking like a real estate salesman! Remember?, When you visit a site office, first we tell you about the layout plan of the township! Just like that! However, like a real estate salesman at a site office, he didn't have to ask us, "What is your requirement? 2 BHK or a 3 BHK Flat?". Because, the builder had already told him that minimum plot size should be 5 acres.



Driving up and down, we came back to Ravet village where we had met for the first time. Of course, Mr. Agent took us to Celestial City. Told us about the "exact" number of bookings. How Rama Group and Pharande Spaces, builders of Celestial City, have increased the property rates by 100 rupees, from the launch property price of Rs. 2,400 to the current Rs. 2,500 per sq.ft. And predicted that, in no time, the property rates in Ravet would rise to the level of Wakad and Balewadi!

"This is not done! Property rates in Ravet shouldn't go up!!," the builder said.

For a moment, i didn't believe what i was hearing. A builder was not happy about the rising property prices!

"Launching property rate Rs.2,400 per sq.ft. in Ravet, is nothing but killing the competition. Now, by increasing the property prices they are eliminating the competitor!!," the builder said. "How can a small builder like me survive in this market?," he asked the agent.

"It always happens like this. Isn't it? Big builders take a risk, launch a project in the new area, establish the property rate, and small builders profit from it!," the agent said.

"Those days are over! We have burned ourselves enough," the builder said. "Show me your plots and talk about the rates," he ordered the nervous agent.

The agent showed us one plot on the main road and took us towards the railway line. He was trying to point out the water, power, drainage lines which were already at place but the builder cut him short and told him to show the boundaries of the plot.

"What's that on the other side of the railway line?," i asked the agent.

"It's Defense land. Depot. No development. Going to remain green like this!," he said.

Looking around, i realized that last time we had been exactly at this point and seen the same plot!

"How much?," the builder asked.

"Oh Sh...! We didn't visit the site of the upcoming MCA Pune International Cricket Centre !! Our Mahalunge Stadium going to be better than their Melbourne Stadium!!!," the agent said.

"I construct flats for IT people. They need big LCD TV. Not a stadium. Talk about the land price," the builder said.

"We are in PCNTDA. Here TDR and premiums are not expensive like PMC. So, for the plot on the main road rate is Rs.1,100 sq.ft. and for this plot of 5 acres by the railway line, the farmer is asking Rs.750 per sq.ft. But, in the meeting he will come down," the agent said.

"He must. Payment terms?," the builder asked.

"Usual. Down payment!," the agent said.

"Is this usual? Are you dealing with me for the first time?," the builder got upset.

"Let us sit and talk. Tell me when can i arrange the meeting?," the agent said in a calm voice. The builder told the agent to call him next day to fix an appointment and took his leave.

Till we reached the Expressway, we didn't talk much. Parking the car on the service road, the builder said, "Let us go up on the flyover and have a look at the Expressway and the feeder road to Ravet." I liked the idea. I had never stopped at this point.




"Isn't Ravet better location than Wakad or Baner for Mumbaikars?" the builder asked me.

"Yes, Ravet, next real estate investment destination in Pune!," i said as if i was reading a slogan. "But no use! You knew it long time ago. Didn't we see the same plot, last time? 4 years ago?," i asked the builder.

"Yes! Do you remember how much he was asking at that point of time?," the builder asked me.

"Yes, very well. Rs. 100 per sq.ft. Payment in installments," i said.

"Right. But you have to add interest to it!," the builder said.

"Should i?," i asked him.

"Yes, of course!," builder said with a smile.

MCCIA invites suggestions about railway service

The Mahratta Chamber of Commerce, Industries and Agriculture (MCCIA) has urged all Pune citizens to submit their suggestions for improving services of the Indian Railway.

The suggestions have to reach the MCCIA by December 24.

A statement issued by the MCCIA here on Saturday said that as was the usual practice, the Railway, Road Traffic Management Committee of MCCIA will be submitting a pre-budget memorandum to the railway minister for Railway Budget 2010-11 which will be presented in Parliament in February 2010.

MCCIA has appealed to citizens and all concerned to send their suggestions and expectations from the Indian Railways with respect to starting new trains, change in timings of the existing trains, Pune station and Shivajinagar station premises, connectivity issues, safety, security, cleanliness, catering services and any other issue that may bring about improvement in the services.

Citizens can send their input, in writing, addressed to MCCIA or mail it to Parag Kulkarni at paragk@mcciapune.com or Chandrashekhar Pathak at shekharp@mcciapune.com on or before December 24.

Urali and Phursungi villagers set May '10 deadline for ending garbage dumping

Strongly opposing the Pune Municipal Corporation's plan to continue dumping of garbage at the Urali garbage depot, members of the Phursungi gram panchayat set May 2010 as the deadline for completely stopping garbage dumping there.

The demands of the residents in Urali and Phursungi have come at a time when the PMC's earlier deadline to complete various development works at the villages comes to an end on December 14.
Making their stand clear on a request made by the district collectorate to allow the PMC to dump garbage till May next year, the village panchayat charged that the PMC had flouted all norms regarding waste disposal in the last nine years and carelessly dumped garbage despite severe opposition from the residents of Urali and Phursungi. The panchayat said that it has no right to take a decision on extending the time limit for the PMC to allow dumping of garbage.

In a resolution, the panchayat said that the PMC should take permission from the concerned authorities as per the solid waste management rules 2000 and submit copies of the permission to the panchayat. Large-scale dumping of garbage has already affected the environment, the panchayat added. The PMC' s attempt to start a vermi-composting plant at the site last month had caused confusion among the residents, it added.

The panchayat, in one of its important demands, has asked for complete details with maps of the scientific capping work of garbage is being done at the garbage depot. The Maharashtra Pollution Control Board, in May this year, had directed the PMC to complete the scientific capping work by May 2010.
In May this year, the residents of the villages had launched an agitation wherein all garbage dumpers were prevented from going to the depot. The agitation continued for 12 days which resulted in accumulation of garbage all over the city.

Sajag Nagrik Manch opposes proposed amendment of MSEDCL rules

Sajag Nagrik Manch has strongly opposed the proposed amendment in rules by the Maharashtra State Electricity Distribution Company Limited (MSEDCL) in which the company has sought to appoint retired senior officials of the MSEDCL for the post of chairperson of the Consumers Grievances Redressal Forum (CGRF)
Sajag Nagrik Manch, in a letter sent to the Maharashtra Electricity Regulatory Commission (MERC), has said that the current composition of the CGRF is balanced as one member represents consumers, the second represents MSEDCL, while the chairperson is neutral.

The manch said because of the proposed amendment, if two persons from MSEDCL background are allowed on CGRF, it may drift the equilibrium and will deprive consumers of the principles of natural justice. The only body which exists for consumers for fast redressal of complaints may thus loose its effectivity, the manch said.

PCMC gets go-ahead for intelligent traffic management system

The Pimpri Chinchwad Municipal Corporation (PCMC) has received permission from the World Bank to use part of its Rs 210-crore loan to set up an intelligent traffic management system (ITMS).
The ITMS will help people find the latest location of any Pune Mahanagar Parivahan Mahamandal Ltd (PMPML) bus on a particular route. "A Global Positioning System (GPS) will be installed in all the new buses which will enable us to monitor the movement of buses," Ashish Sharma, municipal commissioner said.

"The passenger information system will include putting up electronic display boards at bus stops so that people know the exact location of the bus, the routes taken and the time at which the bus will reach the destination," said Sharma

Bus Rapid Transit System (BRTS) on 18 more routes in Pune

After taking more than 3 years for the completion of the 14-km pilot Bus Rapid Transit System (BRTS), the Pune Municipal Corporation (PMC) is planning to introduce the same on 18 other routes of the city for an estimated cost of Rs 100 crore.
The work on 11 main roads and even other roads would be undertaken in February and completed in a year.

Few routes where the BRTS will be introduced include Mumbai-Pune Highway road, Karve road, Ganeshkhind oad and Sinhagad Road.

BRTS is funded under Jawaharlal Nehru National Urban Renewal Mission (JNNURM).

"The experience that we gained from the development work during the pilot project from Katraj to Hadapsar via Swargate will help in the speedier implementation of BRTS on the new routes," said Vinay Deshpande, PMC Officer on Special Duty (JNNURM).

The PMC will be covering 101 km road for making provision for BRTS implementation. There will be 750 new bus stops and 154 locations to cross the roads.

The new bus stops will be on the lines of that in Delhi, he said adding there will be electronic display boards to inform the arrival and departure of the buses at the bus stops.

All the work is being carried out in consultation with the Pune Mahanagar Parivahan Mahamandal Ltd (PMPML) and according to the report of consultant company Infrastructure Leasing and Financial Service Ltd.

The pilot BRTS that was launched in December 2006 had initially faced opposition due to several reasons including accidents.

Pune development plan to go digital in six months

6 months from now, the Development Plan (DP) of Pune is all set to go digital.

Even as the government is yet to clear the DP, the existing DP and the draft DP will nevertheless be digitized.

Following the move, investors will be able to find out online if the land they are investing in is legitimate or has been reserved.
The Urban Development Department (UDD) has taken up the initiative with the help of Nagpur-based Maharashtra Remote Sensing Applications Centre (MRSAC). The deadline for digitisation of all the maps is June 2010. The UDD plans to digitise the maps and put it on the world wide web. They also want to keep it open for amendments or adaptations as well ensure print outs through a plotter machine.

These maps will clearly give the idea of different zones, reservation and amenities in the public domain. "It was not available earlier for the public. To get a copy of the map, several trips had to be made to the civic body. This will ensure that anybody can get their city's DP at a click of the mouse," said principal secretary UDD T C Benjamin.

"This will ensure standardization of maps and specific colors will given to various reserved zones," he said. Yellow will represent residential zone, green is for green zone and light red will denote public/ semi-public zones.

There will be several other such color codes that would be uniformly followed for all the maps in the state. This move would make it easier for citizens to know about plots open for development and those earmarked for construction, he said.

Vijay Kumbhar, an RTI activist, said if the government is able to clear the proposal it would definitely ensure transparency.

Should I or shouldn't I recommend Megapolis Smart Homes?

Now, this is my tern to ask a question! When someone asks me to recommend a project for investing in a 1 BHK or a 2 BHK Flat in Pune real estate market, should i recommend him to invest in this upcoming phase of Megapolis, Hinjewadi Phase 3? What will you advice me?
Before you answer, you may ask, "Ravi, why are you asking?" Right? Here are my reasons:

1) An investment opportunity in Pune real estate market:

I find it difficult not to mention Megapolis' upcoming phase of Smart Homes to some "outsider", meaning not working in Hinjewadi IT company, when you all are talking so much about this pre-launch offer.
If i don't mention about this investment opportunity in Pune real estate market now, I wonder, what these people who call me from all over the world, will think of Ravi Karandeekar when Megapolis Smart Homes will be officially launched in the first week of January 2010?

2) Returns on Investment:

Most of these callers are interested in investing in the 2nd property which will give them some rental income.
Considering the amount you invest, all inclusive Rs. 16,87,050 for a garden facing and Rs. 16,56,150 for hill facing 1 BHK Flat and Rs. 25,34,250 for a garden facing and Rs. 24,85,300 for a hill facing 2 BHK Flat, (Click for the budgets of Megapolis Smart Homes) "return on investment" would be better in Megapolis Smart Homes at Hinjewadi than any other properties in Balewadi, Wakad, Pimple Saudagar, Bavdhan and Warje where availability of a 1 BHK Flat is very less and a budget of a 2 BHK flat goes over Rs. 30 lakh!

So, how can i avoid not recommending Megapolis to a salaried Pune real estate investor who wants to create an asset which will give him better returns on investment?

3) Not a socio-economic crime!


Do you think, like me, that it's socio-economic crime to invest for a profit in an affordable 1 BHK or a 2 BHK Flat?
You know, when someone from Mumbai asks me to recommend an affordable property in the price range of 20 - 25 lakhs in Pune real estate market to invest for a profit, i request him not to commit a crime of inflating property rates and making these affordable properties unaffordable for the actual end user, a home buyer who was thrown out of the market when Pune real estate was booming.
In the last 3 - 4 months without any reason, property rates of these affordable flats have increased by 300 to 400 rupees, only because Pune builders realized that these investors don't mind to pay more!

Now, i know, you must be wondering, "Ravi, Isn't it a socio-economic crime to invest for a profit in Megapolis Smart Homes?" My answer is "possibly" not! Because:
1) If you see the real estate pricing policy and a track record, from the day of the launch till today, property rates at Megapoils are stable.
2) If you see the volume, 600 Flats of 1 BHK + 600 Flats of 2 BHK = Total 1200 Flats in this upcoming phase, i think, Kumar Properties and Avinash Bhosale Group will keep the prices of Megapolis Smart Homes stable.
3) Plus, considering the number of bookings, mostly group bookings and corporate tie-ups with IT companies, according to Mr. Hemant Kulkarni, Genaral Manager of Pegasus Properties, promoters of Megapolis, booking would be over in 3 months time.
So, i believe, couple of individual readers of Ravi Karandeekar's Pune Real Estate Market News Blog who will be investing for a profit will not help the builder to hike the property rates of Megapolis Smart Homes and will not be committing a socio-economic crime!

4) Vigorous enthusiasm about life and career - returns!:


I want to infect those IT professionals, who at this point of time, are not working in Hinjewadi! I want to infect them with vigorous enthusiasm about life and career, i have experienced while talking to all of you who are working in Hinjewadi and who called me to discuss their decision to join the group in their company to enjoy the pre-launch offer of Megapolis Smart Homes.
Who knows, at some point of time, they may join an IT company in Hinjewadi! If not, there is no harm in being vigorously enthusiastic about life and career, once again! Right? Just like your previous generation of IT professionals! Who enjoyed the experience of joy of buying a home in Pune real estate market.
Before 2004, it was not exactly easy for them, your previous generation of IT professionals, but not difficult too. "What should i do first? Book a flat or buy a car? Before getting married, 2 -3 years down the line, for sure, i want to have both!" they used to plan and work on it.
Same possibility, same vigorous enthusiasm about life and career, i could hear and see, in you who were discussing about booking a flat in Megapolis Smart Homes! Let me confess, i really enjoyed it after a long spell of desperation and frustration about Pune real estate market in all of you!
