Why I visited Majestic, around 3,000 sq.ft. NA Bungalow Plot
with Sanctioned Plinth and 1 FSI,
for the launch property rate of Rs. 801 per sq.ft.,
located at a walking distance from Kanhe railway station,
off Old Mumbai Pune Highway (NH4), near Vadgoan - Talegaon &
decided to write about this Gated Bungalow Township with a Club House?

1) From the day i posted a blog on the bungalow plots at Jambhulwadi and Mangadewadi near Katraj, people are pestering me to write about bungalow plots projects in Pune real estate market. I got tired of telling - "Don't talk to me. Consult a lawyer. Invest in a plot only if your lawyer approves the project" but all of you didn't stop reading and calling me to discuss about investing in a bungalow plot.

2) Prithvi Multicon Pvt. Ltd. (www.prithvimulticon.com), which is promoting and marketing "Majestic NA Bungalow Plots at Kanhe Phata" has a office in Mathwad Prangan, in Shivtirth Nagar, on Paud Road, in Kothrud Pune 411 038. Means, they are my neighbors. And, you know, i love my all neighbors!

3) Mr. Jagdish Khadtare, Project Manager, 91 95454 50508, jagdish@prithvimulticon.com, took me to the site of Majestic NA Bungalow Plots at Kanhe Phata off Old Mumbai Pune Highway (N H 4) in a car. I liked Jagdish's selling skills and his knowledge. Because of him, I could enjoy playing a role of "potential plot buyer". Which i will never become.

4) I know Kanhe Phata area pretty well. I have been in that area many times because, you know, my friends have developed weekend bungalow plots scheme "Ozone Park (www.ozonepark.in)" on the same road, some 20 kms further.

5) At Majestic NA Bungalow Plots at Kanhe Phata, Jagdish showed the "Sanctioned plan by the Collector's office" without asking. Not only that, he showed the "Bungalow Plinth Sanctioned Plan" too. And said, "It means that you can buy a NA Bungalow plot and start the construction of your bungalow immediately. Majestic NA Plot is "Ready to Eat"!" I like the project when, without asking, the builder shows all sanctions to the property buyers visiting his site.

6) Releasing an ad on the front page of Sakal, Marathi newspaper in Pune, on Saturday, 25th December 2010, Prithvi Multicon opened booking of Majestic NA Bungalow Plots. On Sunday, Jagdish told me that they had sold 5 plots on the first day itself. For me, this was the most truthful answer i have ever received.

7) On the way, at Wakad, we collected 2 more would be plot buyers. Looking at the visitors at the site of Majestic NA Bungalow Plots, who were coming on their own, it looks possible that the launch property rate of Rs. 801 per sq.ft. for the first 25 bookings will soon increase.

8) I liked the location of Majestic NA Bungalow Plots at Kanhe Phata. It's located on the main road. Half a kilometer from Kanhe railway station. Old Mumbai Pune Highway is not more than 1.5 kms away. Near but not in the village. Has a manufacturing unit, close by. Even now, it looks quite possible to build a bungalow and start living in it.

9) Most of the plots are of 2939 sq.ft. in size. Very few are above 3,000 sq.ft. and some are around 5,000 sq.ft.. Layout - open spaces and amenities - is OK. Rajashree Developers (www.rajashreedevelopers.com), developers of Majestic NA Bungalow Plots, are going to provide power and water connection to each bungalow plot which will have a 2 feet high compound wall. High Tension Towers act as an island on the main 12 meter wide road. It is level land. So, in general, it can be a good bungalow society.

10) Property price of a typical 2939 sq.ft. bungalow plot with stamp duty + Registration charges + Rs. 50,000 maintenance for 5 years is approximately Rs. 25 lakhs. For which you can get a loan from any bank. Because of the availability of finance, i thought, many of you would prefer to invest in Majestic NA Bungalow Plot at Kanhe Phata - than investing in a 1 BHK Flat in some fringe village of Pune!

Visited this place on saturdday afternoon and found all the information exactly same as mentioned in the blog.
We could recognize Mr. Jagdish even before meeting him ;-)

Prithvi Multicon is a cheating company , absolutely Fraud company./.Their plots not materialised and return cheques given are regularly bouncing ....Be very careful if you are even thinkinh og investing with this fraud company
