For a while, i am recommending iParamar Group's River Residency at Chikhali (www.riverresidency.com) to those who want to invest Rs. 15 to 25 lakhs in a 1 BHK or a 2 BHK Flat in Pune real estate market.

Investor may be from Mumbai or Pune, but, generally, his first reaction is, "What? Chikhali! I was thinking about Kharadi - Wagholi - Talegaon - Chakan. Haven't heard about this location!"

If the investor is from some IT company in Pune, we discuss PRA Realty's exclusive offer, on his company's intranet, about their upcoming project in Wagholi. Or, about an investment offer by a "reputed builder" in Hinjewadi.

For the obvious reasons, i can't write what i say about these offers. But, i can tell you what i ask and suggest to these investors - "You can invest in Talegaon or Zumri Taliya. But, don't you think that you can get better returns and appreciation, if you invest in an area where people prefer to rent or buy your flat?"

After asking this question, i request them to visit iParmar Group's 34 acre residential cum commercial township, River Residency at Chikhali in PCMC, on any Thursday or Sunday to understand what i mean and then decide!

After a visit to iParmar Group's River Residency, I have seen, shrewd investors go for it. Same kind of response i saw to iParmar Group's River Residency's stall at CREDAI PCMC Property Showcase 2010. Because, i haven't seen anybody who's dream is to live in Wagholi or Chakan. Most of us want to live in PMC - PCMC.

Thank god! There are a few property buyers available in Pune real estate market who have programmed emotional intelligence to pay Rs. 50 lakhs for 826 sq.ft. carpet area if the property is in Baner - even if it is on the other side of Pune Mumbai Expressway.

If they had been rational thinkers, like most of the IT Professionals working in Rajiv Gandhi Infotech Park in Hinjewadi, they would have booked a 2.5 BHK Flat of 964 sq.ft. carpet area for Rs. 39 to 42 lakhs in Sunway - Megapolis Smart Homes 2 and would have saved Rs. 8 - 10 lakhs for the interior!

Thank god! There are a few property buyers available in Pune real estate market who are still obsessed with an idea of living in Baner. Baner, one of the 23 merged villages in Pune Municipal Corporation,the development plan of which is hacked by every Chief Minister of Maharashtra and hasn't been implemented in the last 20 years and may not be in the next 20.

These obsessed with Baner, property buyers don't mind paying Rs. 37 - 39 lakhs and live in a small 2 BHK Flat of 635 - 659 sq.ft. carpet area when they know that the rational price of this property is not more than Rs. 25 lakhs. Vastushodh Projects's UrbanGram has proved this!

How would be My 2 BHK Flat for 20 Lakhs?

"How would be my future and love life?"

He may get a job in Convergys! Will he get a 2 BHK Flat for 20 Lakhs in Pune?

This weekend, when i visited the sample flat of Vastushodh's 2 BHK Flat for Rs. 20 Lakhs, all inclusive, at Kondhawe Dhawade Pune 411 023, i understood why my dear friend, Sachin Kulkarni, M D of Vastushodh Projects Pvt Ltd, is spending so much on it. Here is the summery of our conversation and some photographs i shot at the site:

"Sachin, you don't have to impress your property buyers with a fancy sample flat - overloaded with "furniture" - costing more than the cost of a flat! Your offer - 2 BHK for 20 - is very powerful!," I said.

"Looking at the response on Vastushodh's 2 BHK for 20 Lakh Google Group, actually there is no need to make a sample flat. Or even to launch the project!," Sachin said.

"I agree with you - a website and brochure would have been enough! Of course, you must invite all for the "Naming Ceremony of Vastushodh's 2 BHK Flat for 20 Lakhs Project" and entertain us well!," i said.

"But...I am making a sample flat, spending on furnishing it and giving full page launch ad! You know why?," Sachin said.

"Most of the real estate advertising is only to boost the ego of the builder! Or to re-cycle - old - sanctioned plans - with only 1 staircase - as the 'best floor floor plan in Pune'," i said.

"I am spending - on the sample flat and on the launch - to boost the ego of those who have already booked! My young, first-time-home-buyers should feel proud about their decision!!," Sachin said.

"Yes, otherwise booking a flat costing less than 20 lakhs, developed by the builder who is known for building a township - for those who earn around 10,000 per month, in an unknown area like Kondhawe Dhawade - would be considered as - nothing but a poor compromise!," i said.

"Really? Being rational is not an in-thing?," Sachin said.

"No. Not in Pune real estate market! Well-known big builders in Pune believe that young first time home buyers are - trendy! In their budget of 25 - 27 lakhs they - young property buyers - want Slim Fit 1 BHK Home in high-rise glass towers, - without kitchen & children's bedroom - because, - anyways - getting married is going to become impossible!," i said.

"You mean to say that my sample flat will not only make my property buyers feel proud about their decision - but my sample flat will tell them about their future and love life?," Sachin said.

Before, i could open my mouth, i heard a "call for prayers" from a nearby mosque, so i said, "Sachin, look! God says "Yes! This sample flat will tell the property buyers about their future and love life too!,"

Completely convinced that the Kingdom of God has Come to Earth, i left iParmar Group's office in Parmar Trade Center to visit Runwal Seagull (www.runwalseagull.com), on Handewadi Road, at Hadapsar, Pune 411 028.

Sometime in March 2010, Runwal Housing (www.runwalhousing.com) has opened booking of the 3rd phase of Runwal Seagull. Considering that Mr. Sanjay Runwal, M D of Runwal Housing has helped me so much in my professional and personal life, i thought i should visit his project and write a blog about the 3rd phase of Runwal Seagull to reinstall the belief that the kingdom of God is amongst us, me - and you!

"Only 2 ready possession flats are available!," Krishna gave me the good news, as i entered the site office. "In the third phase?" i asked. When he told me that there is less choice in the 3rd phase - but more in the 4th phase - possession in September & December 2011 - in B2 & B3 Buildings, i said let us go and visit 2.5 BHK Flat no 1206 in A2 Building. 9 is my lucky number!!

On the way, Krishna showed me well maintained party lawns and under construction Club House and Swimming Pool. While in the lift, he said that each building has 2 "Gear-less Green Lifts" - a service and a passenger lift from Johnson. "What is 'Green Lift'?," I was tempted to ask but didn't. He showed me the garbage shoot in the staircase and the solar panels on the top terrace of the building.

As we entered the flat, Krishna opened the water taps and told me about 24 hours water supply. Krishna wanted me to have a look at the views from the 2 terraces - but i told him that i want to inspect the ceiling and walls of each room! I was happy to see that there were no signs of water seepage on this flat on the 12th floor - top floor of the building!

Of course, i shot a few photographs from the terraces before we came back to the office. At the site office of Runwal Seagull, Krishna told me to wait for a moment and went to xerox the floor plan of a flat we had visited - Flat no. 1206 in A 2 Building. When he came back with the xerox, Krishna said,"Sir told me about you. You are Ravi Karandeekar. You are not a flat buyer. Are you?"

"You are Krishna. You are not a real estate salesman. Are you?," i asked him. He nodded his smiling face.

"But, some day, soon, for sure, you will be! And you will start talking about 'carbon credits' in Runwal Seagull!," i said. Because, i knew that Mr. Sanjay Runwal believes that the kingdom of God is amongst his staff.

Information of the project is not yet on the website of Saarrthi Group, but i got the brochure. Sales executive explained Architect Vishwas Kulkarni's planning of Saarrathi Sinclair Homes. You can see that Sinclair Homes at Warje has 4 parallel buildings - A, B, C & D - and each building has 3 wings - A1, A2, A3. But, you know? Each wing has different number of floors! For example, B1 has 4 floors. B2 - 5 floors. B3 - 6 floors!

Since, i can't show you the floor plans, there is no point in talking much about the planning. But, i can't stop myself from talking about the living and bedroom sizes. You know? Living and Bedroom are of the same size! Kitchen in 1.5 BHK & 2 BHK Flat has a dry balcony! Though, the kitchen in 1 BHK Flat doesn't have a dry balcony, it's size is good - 11'6"x8'! At Sinclair Homes, at this point of time, B & C buildings are open for booking. Have look at the price list and for booking contact:

Today, Darode Jog Properties (www.darodejog.com), my favorite builder and ex-client, has released a full page ad announcing the launch of Westside County at Pimple Gurav, in Marathi Newspaper Sakal.

However, for the last one week, pre-launch booking, at the pre-launch property rates, is going on at the site. It means, if you visit Westside County Pimple Gurav today, you will find the difference in the property prices mentioned in my last blog and the prices quoted today!

For me, it means that, you find it difficult to accept the fact that approximate budget for a quality property, on a good plot of land, in the developed, but not so prime or popular area, in Pune real estate market is something like -
1.5 BHK of 700 saleable for (approx) Rs. 35 Lakhs,
2 BHK Flat of 900 saleable for 40 Lakhs,
2.5 BHK Flat of 1200 saleable for (approx) Rs. 50 Lakhs,
3 BHK Flat of 1300 saleable for (approx) Rs. 60 Lakhs!

Looking at the bookings happened in the last week, observing the visiting property buyers and talking with Mr. Parag Borawake, Marketing Manager and Mr. Kiran Deshmukh, Technical Director, of Darode Jog Properties, i have realized that quite a large number of people have accepted the property price structure and a few other "beliefs" about buying a property. For example, a carpet area of a flat - my budget is 35 lakhs and the carpet area of my 2 BHK Flat should be so many sq.ft. and my bedroom should be 11'x14'. Preferred location - Pimple Gurav? To flatter my ex-clients, i said,"Mr. Darode, nobody can deliver quality like you! I wonder why don't you focus only on high end high - high price properties,....in which profitability is better! What is there in 1.5 BHK Flats?" Looking around, i added, "It shows that, now, you have become an expert in "marketing" too! So, you can get good "booking" at any rate, at any location!"

In his calm and quiet tone, Mr. Darode said,"First, profile of the property buyer of 1.5 BHK & 3 BHK Flat in Westside County is nearly the same. Middle class well to do families. Which will create a good community life here. And about the price, can you tell me the current price of a Masala Dosa in Roopali?"
