My intention was to know - how just in a year -
after taking possession of their group housing project
- they managed to get the conveyance done and
become the true owners of the buildings & the plot on which these buildings were constructed.

"You people are great! You did group booking and got into less debt. Now, you have thrown out the builder and have become true owners of your flats. You have achieved what everyone wishes to achieve in this life!," I said when I visited Davabindu at Sus.

"This is not all! This is just the beginning. What we want to achieve is Moksha. Liberation. We did group booking because we wanted to live life as our religion has told us to live. That's why we built Digambar Jain Mandir and a water well in Davabindu," said the resident.

"Sorry. I am Pune real estate blogger. I know that many big builders in Pune are Jain. For example - Lalit Kumar Jain. But I don't know anything about Jain religion. In fact, I am wondering - instead of following in the footsteps of these Jain Builders - why are you interested in living life as per Jain religion? Don't you want to become rich & successful?," I asked.

"Yes! You really don't know anything about Jain religion. 1. Who told you that our religion is against wealth & success? 2. Religion is a way of life. A path to Moksha. Liberating your soul from the cycle of birth & death. God means a liberated soul. Jain religion says that anyone can become God. Can liberate his soul and attain the state of infinite bliss, infinite knowledge and infinite perception!," the resident said.

I remained silent for a long time. I realized that I had never thought about my soul. It never came to my mind - Whether I should liberate my soul from the cycle of life & death?

In fact, since I am very wealthy, I know for sure that I am never going to die. With the help of artificial intelligence, I will remain alive for ever. Of course, a few parts of my body may not be the "original" - mostly I will have a 3 D printed heart - and some portion of my brain would be actually a machine - so what? I have always been an outstanding person. Isn't it? Being an amalgamation of man & machine is better than being dead. Right? I went on talking to myself.

"Ravi Karandeekar, look at these guys. Have you seen such happy flat buyers in your life?" - I asked myself.

"No! I always come across angry, disappointed, frustrated flat buyers who complain about maintenance charges, drinking water, electricity supply, etc. - never about liberating soul from the cycle of life & death! If you don't believe me ask Google - Google knows more about me than I," I confessed to myself.

"Okay. I got it. I will come back tomorrow morning & video shoot your interview about your.........lifestyle....path to liberation...of your soul.... Moksha is more important than conveyance....is it okay?," I asked.

IWS Hinjewadi IT Engineers can learn a lot from this girl

A 26-year-old mechanical engineer shares her experience of buying a 2 BHK Flat in Sanjeevani Group's Devraai 2 at Kiwale, near Mukai Chowk at Ravet, Pimpri Chinchwad Municipal Corporation:

For a while, I am writing about negative experiences of the flat buyers who have become victims of tapori scoundrel builders in Pune. Their experiences tell you what not to do while booking a flat.

Then I started interviewing the wise flat buyers who have taken right decisions. Their positive experiences tell you what to do while booking a flat. Chaitrali's interview is one of them. I interviewed her at the flat possession ceremony of Devraai 2 at Kiwale.

In her Marathi interview, Chaitrali has shared a few important tips about searching & booking a flat in Pune real estate market.

Intellectually Weaker Section (IWS) of Hinjewadi IT Engineers who are considering the projects in Hinjewadi Phase 2 means in Maan Gram Panchayat & Baner Annex means in Sus Gram Panchayat can learn a lot from Chaitrali.

Of course, I don't see any point in considering the guys who are booking in Pirangut, Bavdhan Budruk & Bhugaon. Because those guys are not only born stupids but they are also working hard to remain stupid.

After chatting with Chaitrali, I also realized that the girls & their parents who are looking for a Hinjewadi IT Engineer groom must stop considering whether the boy has booked or owns a flat. Because, mostly, the dude would have a flat where your daughter will not be able live a comfortable life.

So, better look for a boy who has a job in Hinjewadi but has no flat. So that, after the marriage, your daughter can make the decision of owning a home. Every father must give this mantra to his daughter - "Don't let your husband play any role in buying a flat - just make him work his ass off to pay home loan EMI!"



Let us have a look at how, at the age of 26, Chaitrali booked her first 2 BHK Flat in Sanjeevani Developers' Devraai 2 at Kiwale - 56 flats in a single standalone 7 story green building with a Solar Power Generator near BRT Terminal - Mukai Chowk at Ravet in PCMC.

1) Chaitrali came to Pune to become a mechanical engineer. While she was in college, Chaitrali set a goal of owning a home in Pune. In a campus interview she got a job in a leading engineering company on old Mumbai Pune Highway. To fulfil her goal of owning a home Chaitrali started saving money. Eventually, her company sent her abroad. Which helped her to save enough money for the down payment.

Saving enough for the down payment is Chaitrali's big achievement. If Intellectually Weaker Section of Hinjewadi IT engineers had guts to do so the rascal builders in Pune & foreign owned housing finance companies would not have launched 10 - 80 - 10 / 5 - 75 - 5 - 5 payment plans. No builder would have invited you to rob a bank. No builder would have announced Aadhi Ghar Paise Nantar. No Intellectually Weaker Section of Hinjewadi IT engineer would have booked a flat in Sus & Pirangut and would not have become a slave of the bank for life.

2) While saving for the down payment, like the sissyboys in Hinjewadi, Chaitrali was not at all afraid of property price rise! When she was sure that she had enough money to book a flat, she started searching for a flat on her own.

Yes, on her own! Mostly alone. Sometimes with a friend. Every weekend, from morning to evening, on her two wheeler, Chaitrali visited projects from Katraj to Kiwale - Dhanori to Dhayari.

Chaitrali didn't pay any attention to gimmicky offers like no EMI till possession. The dogs of the builders, the so called channel partners of the builders, could not catch her and send her to slaughterhouses in Sus Gram Panchayat & Hinjewadi Phase 2 - Maan Gram Panchayat.

Remember the sad story of a son who booked a flat in Sus? It tells you that when you are not financially ready to own a home - you take a wrong decision and book a flat in a project which is not suitable to live.

3) Recently a father called me from Lucknow to seek my advice about a project. "My son told me to talk to you" - the father said. When I asked him - "Where is your son?" - the father said that the son is in Pune. I told the father that I will talk only to his son.

"But my son does not know anything about buying property!" - the father said.

"Who told you that you know anything about buying property in Pune? In fact, I am sure, your son knows more than you. Out of respect your son is letting you get involved in this decision - don't insult him by saying that he is unable to decide. Keep the phone down & tell your son to talk to me" - I told the father.

This is a common problem with the boys from the good homes. Their parents treat them like babies. Against that - look at the girls from the good homes - these young girls become strong women and their parents respect them.

Chaitrali has relatives all over Pune Municipal Corporation limits. Her college was on Satara Road. She is staying on Nagar Road. Her office is on Old Mumbai Pune Highway. Though these areas were familiar to her, she booked a flat in an unfamiliar area - at Kiwale! Why?

Because while searching for a flat - Chaitrali realized that the infrastructural services - like water supply, roads, public transport, power etc - were better in Pimpri Chinchwad Municipal Corporation than Pune Municipal Corporation. So, she had made up her mind to own a home in PCMC.

Kiwale & Ravet were convenient locations from her office at Dapodi on Old Mumbai Pune Highway. The close proximity of Ravet & Kiwale to Mumbai Pune Expressway was convenient for her parents who stay at Alibaug.

This shows that Chaitrali was not obsessed by any particular location and she didn't put her life in danger to live at least near to her obsession - like the IWS Hinjewadi IT Engineers who are obsessed with Baner & Wakad put their life in danger by booking a flat at Sus Gram Panchayat or at Tathawade - Wagholi in PCMC - near Bhumkar Chowk.

Chaitrali's decision to own her dream home in PCMC also shows how rational she is. She insisted that her dream home should have a solid foundation of basic urban infrastructural services. She was not at all foolishly romantic like IWS of Hinjewadi IT engineers who fantasise that if you kiss a frog it turns into a prince - who book a flat in a fringe village assuming that someday it will be merged in PMC & PCMC.

Though she is a girl, Chaitrali had the guts to accept that in a city like Pune a distance of some 10 - 15 km from the office is considered close. When your budget is limited you have to travel little more. And for a few more minutes of travelling time you can not compromise on the quality of life a home offers. If IWS of Hinjewadi IT engineers who are living in Marunji would not be in a soup today if they were as wise as Chaitrali.

4) For centuries all human beings on planet earth know that builders do not give possession on time. When the possession is delayed every human being finds it difficult to keep on paying rent as well as EMI. Because of the delayed possession you lose huge amounts of money.

But even today intellectually weaker section of information technology engineers in Hinjewadi are booking flats at pre-launch, launch and at under construction stage of the housing project.

But not this cute 26 year old mechanical engineer!

Chaitrali decided to book a ready possession flat or at least almost ready for possession flat.

That's why she chose Devraai 2 at Kiwale.

She liked one more important point about Devraai 2 - it didn't have swimming pool, clubhouse etc.! It means that all what I am paying is for my flat. Not for the amenities. Not for the frills. Only for the cake. Chaitrali knew.

The icing on the cake was less maintenance charges for life! Only girls know that maintaining a flat is more expensive than buying a flat - like remaining married is more difficult than getting married!

5) When you are intellectually weak boy you have no self confidence. When you have less self confidence you trust yourself less. When you trust yourself less you trust others. You consider it is safe to buy a home developed by the builder who is a big brand in Pune real estate market.

How do you decided the builder is a big brand? The builder who advertises more is a big brand. The builder who has multiple on going under construction projects is a big brand.

Dude, this builder is not a big brand. The IWS of Hinjewadi IT engineers don't understand that this builder is in a big trouble!

But a 26 year intelligent girl who has loads of self confidence & trusts herself, books a flat with a relatively unknown and a comparatively small builder Sanjeevani Developers! Why?

For their performance - for the completed and occupied first phase of Devraai at Kiwale.
For the responsive salespersons.
She chooses soundness of the organization over bigness.
She values intellectual contribution of the builder over his clout.
Within a month, after a couple of meetings at the site office and after visiting the head office of Sanjeevani Group - Chaitrali finalized the almost ready for possession 2 BHK Flat - with a terrace on the west side - in Devraai 2 at Kiwale!

On the day of possession ceremony at Devraai 2 at Kiwale,
when Chaitrali's parents performed pooja in her flat, for sure,
they must have thanked god for giving them the gift of a girl!

Devraai 2 at Kiwale has a Solar Power Generator!

Are you installing a solar power generator? 
- most important question you should ask a builder before booking a flat
in Pune real estate market:


Devraai 2 at Kiwale has a Solar Power Generator!

Maintaining a home is more expensive than buying a home. Most of the first time home buyers realize this only after they start living there. But not the flat buyers in Devraai 2 at Kiwale in Pimpri Chinchwad Municipal Corporation (PCMC). Because Sanjeevani Group has installed solar power generator which will reduce the electricity bill of the common area to almost 0 - Zero!

Approximate daily electric requirement of common area of Devraai 2 is around 10 units. Except the 2 rainy months in a year, every day this 3 kVA generator will generate that much units which will be sent to MSEDCL. And at the end of the month, MSEDCL will charge Devraai only for the difference between the power generated & power consumed. Means the electricity bill of the common area meter of Devraai would be almost zero.

In this way, the flat buyers of Devraai can save some 40,000 rupees of common area electricity charges every year of the next 25 years! Obviously, they will not find maintaining a flat in Devraai 2 more expensive than buying!

In fact, buying a ready to move in 2 BHK Flat in Devraai 2 at Kiwale - 56 flats in 7 story single stand alone building near Makai Chowk at Ravet - is not that expensive! Recently, when I attended handing over ceremony of Devraai 2, I interviewed Mr. Ramchandra Pimpalkar of Savemax Solar Systems (P) Ltd. Mr. Pimpalkar claimed that Sanjeevani Group's Devraai 2 is the first residential housing project in Pune real estate market in which the builder has installed a solar power generator! Otherwise, for a while, private bungalows & commercial properties are installing solar power generators to bring down the electricity bill to zero.



Whether Devraai 2 is the first or second is not important. But I know for sure, that most of the builders in Pune are tapori - unprofessional scoundrels. They do not know how to plan & develop infrastructure. Violation of environmental clearance scam in Pune real estate market has proved how incompetent these rascals are.

No power supply for 4 consecutive days to Kolte-Patil Ivy Estate at Wagholi has proved that only a few builders in Pune give importance to customer satisfaction.

Otherwise, in most of the projects you pay Rs. 5,000 per sq ft but you get value of only Rs. 2,500 per sq ft and zero satisfaction & comfort of living.

To avoid this, before booking a flat, besides the 8 important questions, you have to ask the builder - "Are you installing a solar power generator?"

How Kolte-Patil Ivy Estate Wagholi solved the problem of MSEDCL power supply

Like most of the villages in Maharashtra, frequent power cuts & no electricity supply for a day or two is a regular feature at Wagholi. Obviously, like any villager in Maharashtra, residents of Wagholi village have also learnt to survive without power. Including the residents of Kolte-Patil Developers' Ivy Estate.

But last week, for 4 consecutive days, there was no power supply to Ivy Estate. Which was beyond limit of endurance of the tough survivors of Ivy Estate.

You can live in the dark. You can live without a mobile - microwave - TV - Fan - Air Conditioner. But you can not live without a lift. Certainly not in 11 - 12 story building! You can not live without a water purifier. Certainly not when you get Bhima River water. Right?

But, what can you do about it on weekdays? Nothing! On the weekdays you have to earn wages to pay home loan EMI.

You can take action only on weekends. And the residents of Ivy Estate took action last weekend. They solved the issue of MSEDCL power supply.

Instead of power backup only for the lift & common areas - now - the entire flat will have a generator backup.

There will be a back up generator which will supply power to lift & common areas - when the main generator is resting for a couple of hours.

It means that, now, Ivy Estate residents are ready to face MSEDCL power cuts & power failures in Wagholi!

Ivy Estate Wagholi - Best Township for Raising a Family!:


When someone working in EON IT Park at Kharadi calls me on 91 98600 44110 to seek my advice about buying a flat in Pune, I try my best to convince them not to buy a flat at Wagholi.

"If you can't avoid Wagholi, at least buy a flat in Ivy Estate," I suggest.

"Why Ivy Estate?," someone asks.

"Because, you are like my son. Telling you not to buy a flat at Wagholi - is like telling you not to indulge in sex - which is fruitless - so, at least - play safe - use a condom - got it?," I explain.

"You mean - Ivy Estate is safe - right?," someone asks.

"Yes," I say.

"Why?," someone asks.

"Because of the residents of Ivy Estate! These guys are fearless, united, assertive & proactive. Kolte-Patil Developers is lucky to have them. KPDL has provided services and built the buildings. But these guys are making Ivy Estate a better place to live," I explain.

Providing Housing & Satisfying Flat Buyers:




Last weekend, when the residents met Mr. Parandekar - the project incharge of Ivy Estate - to discuss the issue of MSEDCL power supply - they invited me. It was an unusual meeting. It was not the usual flat buyers v/s builder meeting.

Of course, Kolte-Patil was in the picture. But not as the owner of the project. Now, the residents have become the owners of Ivy Estate!

If Mr. Bhujbal - the MSEDCL man - had joined the meeting, it would have become - Residents of Ivy Estate v/s MSEDCL meeting. But the MSEDCL guy didn't turn up. So, the question - Who is responsible for lack of power supply for the 4 days - MSEDCL or Kolte Patil Developers? - remained unanswered.

So, instead of focusing on the problem - the residents decided to focus on the solution. What is the solution for unreliable MSEDCL electric supply? Answer was power backup for the entire flat! Mr. Parandekar accepted the solution and the meeting was over!!

Of course, if you view the video recording of the meeting, you will realize that this didn't happen so smoothly & swiftly. A lot of important related issues were discussed. Voices were raised. Anger was expressed. Allegations were made. All this was obvious. Residents had suffered a lot. The project incharge was let down by MSEDCL. Everyone was upset.

However, all of them have realized one thing. Only providing is not enough. Satisfaction is important. An exclusive power feeder - some 8 km exclusive electric power supply line from Kesnand to Ivy Estate - is just a provision. The uninterrupted power supply for a flat is the ultimate satisfaction. In this meeting - both of them - project incharge and the residents of Ivy Estate - joined hands to achieve the aim of satisfaction.

Before possession, the residents of Ivy Estate, created awareness among Pune flat buyer about the importance of flat possession with completion & occupancy certificate and free supply of drinking water.

This time, they have educated us about - MSEB charges, MSEDCL power supply, maintenance charges of electrical systems.

Those who want to book a flat in Wagholi or in any fringe village of Pune, can learn a lot from their YouTube video. For example, after viewing the video, when you will visit any site, your 2 most important questions would be -
1) Are you providing power backup for the entire flat?

Suresh Kakad, Ravi Karandeekar, Sachin Kamble - Lalit Kumar Jain Files Rs. 2 Hundred Crores Suit Against 6 Flat Buyers of KUL Ecoloch & Ravi Karandeekar

Early morning, Sachin Kamble called.

"Meet me at 1 pm at Hotel VITS," Sachin said.

"I have my lunch at 12 noon. 1 pm is too late," I said.

"Good, eat your lunch and reach at 1 pm. Sharp," Sachin said.

"What's the news? Did Hinjewadi police file chargesheet against Kumar Builders?," I asked.

"No," Sachin said.

"Did Kumar Builders give you possession?," I asked.

"No. Come at 1," said Sachin.

At 1 pm Sachin was not at Hotel VITS. I called him.

"Come at Radha Hotel - exactly opposite...," Sachin said.

"I know where it is," I said and went.

"Lalit Kumar has filed 2 hundred crore suit against us," Sachin said.

Suresh Kakad, one more flat buyer of KUL Ecoloch was with him.

"2 Hundred Crores! Lalit Kumar knows your worth. You don't. If you knew - we would have been sitting in VITS," I said.

"Right! Lalit Kumar is more than a builder - he is a teacher!," said Suresh Kakad in Marathi.

"Teacher! Great!! I love teachers. Tell me more," I said & started video recording.

"See, when I booked a flat - all I wanted was a home for my family. But because of Lalit Kumar I have started learning Law. I visited the court for the first time. To file an FIR - I visited the police chowki for the first time and I read Indian criminal procedure code. Though Lalit Kumar didn't give me my flat - for which I have already paid for - he has given me a lot of education," said Suresh Kakad.

"Free education!," Sachin said.

"You know? I have read all these 300 plus pages case paper! Never before - in my entire 44 years life - I read any novel. Or such a big fat book. But I read these case papers. Yes! I read! Every day 20 minutes reading session in a toilet!! Lalit Kumar has made me a reader. For the rest of my life - 20 minutes - every day - I am going to read. Just imagine - how much I am going to learn. All because of my Guru. Guru Lalit Kumar Jain," Suresh said.

"Yes! I am very much thankful to Lalit Kumar Sir for that! You know? I was afraid of police & court case. But now - I am not!," Suresh said.

"In fact, before booking a flat - everyone must learn Law. Compulsory. It would be better if Pune builders start teaching Law to every flat buyer. They can charge - exorbitant charges - like infrastructure & development charges - start collecting legal education charges from the flat buyers," Sachin said.

"Why not change the education pattern? Start teaching Law in the schools!," said Suresh.

"Mr. Devendra Fadnavis, Chief Minister of Maharashtra - like English - make legal education compulsory from the 1st standard," Sachin said.

"Right! Legal education will make us law abiding - strong - citizens - legally educated citizens can fight with the builders," Suresh said.

"Give us practical education - useful in day to day - life," said Sachin.

"Otherwise, most of the things we learn at school - like History - are are not useful for us in day to day life - what say Sachin?," Suresh said.

"Right! That's why we consider Lalit Kumar Jain our guide - guru - teacher - who is giving us useful education - Thanks, Lalit Kumar Sir! Your personality is inspiring, your speeches are motivating - like PM Narendra Modi - thanks for sharing your "Man ki Baat" - speaking whatever comes to mind - with us in the last 2 - 3 years. I admire your motto "We Build Trust" - because of you - Lalit Kumar Sir - we have learned the true meaning of the word 'Trust' - keep us teaching - keep on supporting us - keep on sharing knowledge with us - you keep on teaching us - we will keep on learning from you - let us keep on fighting with each other - the flat buyers in Pune will learn a lot from us - the builders in Pune will also learn a lot from us - Lalit Kumar Sir, thanks for your huge efforts to educate us all," said Sachin and both of them folded their hands to salute their guru!
