In 2015 - Where to book a flat in Pune real estate market?

After the Burst of Pune Real Estate Bubble in 2014:


M/s. Benchmark Town Planning LLP, “Sirocco Grande” S. No. 11, Hissa No. 6/1, 6/2,7, Tathawade Road, Village Punavale, Tal. Mulshi, Dist. Pune - State Level Expert Appraisal Committee (SEAC) has recommended Government of Maharashtra to take action for violation of Environment (Protection) Act, 1986

At the end of 2014, Pune real estate market has crashed.
But, life goes on.
A home is a home.
A basic need.
In 2015, we will keep on buying a home.

Certainly, we will avoid the illegal unauthorized projects & their builders
who have committed the crime of violation of environmental clearance.

Before considering any project / builder
- Yes, we will refer the list prepared by Vijay Kumbhar.

From the burst of Pune real estate bubble
- we have learned an important lesson.

Violation of Environmental Clearance was not only the crime against nature.
It was a crime against Pune property buyers.
These builders have committed a crime against Pune property buyers.

Violation of Environmental Clearance was not only breaking
- Environment Protection Act of 1986.
It was breaking trust of Pune property buyers.
These builders have cheated Pune property buyers.
These builders have swindled Pune property buyers' hard earned money.

While booking a flat in 2015, yes, we will shortlist the projects based on
- property prices, location, amenities & specifications.

But, in 2015, our decision to book a flat will be based on
- infrastructure in the project.

Yes! Infrastructure in the project!!

Because, now, we know what Environmental Clearance is all about!

Environmental Clearance is all about developing good long lasting infrastructure in the housing project. A small township on more than 3 acre plot of land.

Obtaining environmental clearance means convincing technical committee of experts that you are planning to develop good long lasting infrastructure.

If the committee of experts is convinced that a builder's plan to develop good long lasting infrastructure is technically sound - the builder gets environmental clearance to go ahead and develop the project.

The local sanctioning authority - Pune Municipal Corporation (PMC), Pimpri Chinchwad Municipal Corporation (PCMC) , Town Planning Authority - sanctions the plans of the entire project only after the builder obtains environmental clearance.

 Only when the builder gets the environmental clearance & PMC, PCMC & Town Planning sanctions floor plans of the entire project - housing finance companies & banks give final approval for the project and agree to give a home loan to the property buyers.

But this is not all!

Environmental clearance is just an approval to the proposal to develop good long lasting infrastructure.

The builder gets final certificate only after the implementation of the proposal.
When the development is complete,
the committee visits the project and inspects the infrastructure.
If it finds that the builder has developed as he has planned & they have approved
- they give the final environmental clearance certificate to the project.

Only after obtaining final environmental clearance certificate - PMC, PCMC & Town Planning - authorities give completion & occupancy certificate to the project.

Now, you can take possession & occupy your flat!

Now, you are sure that your flat is safe to live.

Your life in this home will be comfortable.

Right materials are used to construct your flat.

Your flat has good light & ventilation.

Your flat will consume minimum electricity.

You will use less air conditioners and save money.

Use of solar energy - renewable energy - for heating water & lights in staircases & common areas in the project - will reduce your dependency on power supply - reduce your maintenance charges.

Your wet garbage will make your life beautiful. It will be processed in the project and reused in your gardens.

 You will give away only dry garbage to the municipal authority and contribute in making Pune healthy & safe city.

Sewage treatment plant in your project will help to reduce the burden on municipal infrastructure. You will not take a part in polluting the rivers and groundwater table. Which will ultimately assure health of you & your children.

Rainwater harvesting will add to groundwater table in your project. Result is - trees, flowers & birds in your project will make your life green, colorful & romantic.

Water recycling plant in your project will assure that your toilets have water all the time. Your plants will always be green. Your cars, roads & common areas will be washed every day.

You are sure that there is enough space to park cars of all flat owners. Without compromising garden space for parking. Internal roads in you project have right width & turning radius. Cars are not parked on these road.

You will not worry about safety of your family, your precious belongings & you property - because there is enough space for a fire engine to move on the internal roads and around the buildings.

This infrastructure in your project - you are sure - will work today and will keep on working for years to come. This will assure that you will live a comfortable life.

You will save on property tax.

Your property will appreciate well and it will add to your worth.

Because, all this infrastructure is planned scientifically & systematically.

Technical experts have approved this infrastructure.

It means that - specification & amenities are like - beautiful face & charming personality.
Environmental clearance assures that - your project has a healthy & fit body.

Junk food tastes good. But mostly it is not healthy.
To live a long & healthy life your body needs a balance diet.
And housing project needs an environmental clearance.

Only professional builders who have a team of consultants can plan a good long lasting infrastructure & implement it in the project and obtain the environmental clearance.

'Tapori Builders' can't plan it and are not capable of develop it.
Obviously, these 'Tapori Builders' will avoid environmental clearance.

These 'Tapori Builders', at the corner, will only sell junk food.
If you go to them - you will ruin yourself.

So, in 2015, you will avoid these 'Tapori Builders'.
You will only consider the professional builders.
Who have obtained the environmental clearance.
Who have the capacity to get the final certification.

But who are these builders?
Which are these projects?

I knew one builder. I knew Jitu Sir - Mr. Jitendra Pethkar of Pethkar Projects.
After talking to him, I am convinced that
in 2015, you can book a flat in Jitu Sir's project - Siyona at Punawale.

If you want to develop a township of more than 20 thousand sq. mt. - you have to get an environmental clearance.
After developing 8 acre township Samrajya at Kothrud, I wanted to develop 9 acre township - Siyona at Punawale.
So, I knew that before starting the work - I have to get an environmental clearance. There is no option. No alternative. No choice.
So, after purchasing the land, I waited for 2 years.
I got 4 Star Green Building Rating from GRIHA.
I presented my project to two committees.
And, I got environmental clearance.
Was the wait worth?
Yes.
Today, I know that I can construct & complete the entire project without any interruption.
Those who booked in Siyona at Punawale also know that it will be developed as planned, they will get possession as promised and the project will sustain well.

In short, the burst of bubble has brought out good in Pune real estate market.
"Doodh ka Doodh, Paani ka Paani"
Who are professional builders and who are 'Tapori Builders'.

Now, Pune builders can't cheat flat buyers by giving less carpet area

Legal Metrology Organisation - Government of Maharashtra -
to Stop Pune Builders Cheating on Carpet Area:


Sakal Vastu 002 (22-8-2014)
Builder can not sell property on square foot basis. It is illegal. Property can be sold only on square metre basis.

Henceforth government of Maharashtra has made it compulsory for builders to obtain
a certificate from legal metrology department regarding measurements of flats.

Without this certificate sale deed will not be registered.

This has been done taking into consideration complaints of buyers that
some builders provide lesser space than promised in the sale agreement. -

Is it safe to book a flat in Pune real estate market?

No. It is not safe to book a flat in Pune.

Pune real estate market has crashed.

Pune real estate bubble has burst.

Property buyers & real estate investors have realized that -
1) The builders in Pune are not trustworthy.
2) The quality of properties in Pune is poor.
3) The current property prices are fake - not genuine.
4) The properties in Pune have no potential to appreciate.

Thanks to the residents of Vista Luxuria Manjri & RTI Activist Vijay Kumbhar for bringing to light the true status of Pune real estate market.

More than 150 projects in Pune real estate market have no Environmental Clearance. It means that these are illegal unauthorized housing projects.

Like the flat buyers in Pristine City Bakori - BA Vermont at Wagholi - thousands of Pune property buyers who have booked flats in these projects - which have no environmental clearance - do not know whether they will get their flats or not. These property buyers feel that their builders have cheated them.

 Like the residents of Parmar Indus Associates' Vista Luxuria at Manjri - those homebuyers who have got possession & are occupying their flats in the projects which have not received Environmental Clearance - are worried about evacuation & demolition of their illegal unauthorised properties.

In this situation - when majority of builders are systematically - cheating - looting - deceiving - property buyers in Pune - how can I tell you to take a risk of booking a flat in any project in Pune?

This is my standard answer when someone calls me on 919860044110 and asks - "Ravi Karandeekar, is it safe to book a flat in Pune?"

More than 150 illegal unauthorized housing projects in Pune:


Yes! Now a days, people ask me - Is it safe to book a flat in Pune?

Because, now everybody knows that - not only the fly by night operators in the fringe villages of Pune - like the builder of Sphurti Aangan at Narhe Ambegaon - are constructing illegal unauthorised construction - but the members of CREDAI Pune Metro (www.credaipune.org) & Marathi Bandhkam Vyavsayik Association - MBVA - (www.mbva.in) are also constructing illegal unauthorised constructions.

Thanks to all those builders in Pune - who have committed a crime of violation of environmental clearance - property buyers' sentiments about investing in Pune have shattered. They no more feel that Pune is a safe place to invest. They don't trust Pune builders anymore.

By trying to sell the flats in the projects - which have no environmental clearance - means no permission to construct - these builders are proving that breaking the Environment Protection Act 1986 was not an accident. It was the criminal conspiracy of builders, bureaucrats, and politicians. Says Mr. Vijay Kumbhar, RTI Activist.

To find out what Pune builders say about mass violation of environmental clearance, I talked to a few builders - including Mr. Sudhir Darode, Director - Darode Jog Properties (www.darodejog.com) & President, Marathi Bandhkam Vyavsayik Association Pune. Have a look at what they said - .

1) Criminal conspiracy of builders, bureaucrats & politicians?


No!

The rampant corruption  has made politicians & bureaucrats financially more powerful than all these builders in Pune - who have capacity to build 3 - 15 acre small townships - and have violated environmental clearance.

Why would these politicians & bureaucrats  risk their lucrative posts and join us?

They are the 'friends' of big builders who develop 100 plus acre townships.

Our failure to solve the issue of environmental clearance itself proves that politicians & bureaucrats are not with us. Said one builder in Pune.

2) Is Pune real estate a criminal enterprise?


No.

We are not criminals. We are stupid.

We didn't understand the difference between 'Office Memo' & 'Law'.

We were misguided. We misinterpreted. We misunderstood. We were misled.

You know why?

Because, there was no clarity.

The environmental committee - authority - kept on changing their policies as per their whims & fancies.

Once we were told that - we can start construction without obtaining environmental clearance - then suddenly - the committee said no - we can't.

They fooled us.

Because of 'them' we look stupid
- stupid builders who do not know when to start construction.

Said one builder in Pune.

3) Are Pune builders swindlers, scamsters & cheaters?


No.

We, the builders in Pune, are mostly 'father & son' outfits.

We run real estate business like  Amrut Tulya - a tea shop.

Buy milk, tea & sugar in the morning. Serve hot tea throughout the day. In the evening - clean the shop - collect the cash and go home. No stock. No inventory. Financial year - accounting year - starts every morning and ends every evening. One day company.

How can we buy land - or go for a development agreement with a land lord - and wait for 2 years to get an environmental clearance?

How can we afford not to start construction for 2 years?
We will die under the burden of interest!

You know what?
We can't even afford to wait till the plans are sanctioned.
As soon as we get land - we open pre-launch offer & start collecting interest free funds from the home buyers.

We run our business on property buyers money.

How can we survive for a year or two without getting interest free booking amount from the buyers?

Impossible.

We have to maintain our standard of living. Buy expensive cars, Go on foreign tours. Donate & sponsor to remain in the lime light. Invest in brand building.

We can't afford to waste time - 1 - 2 years - for obtaining environmental clearance. Time is money.

We can earn profit only if we work efficiently.

Efficient working means spending less time in planning the project

Spending less time in getting sanctions & approvals.

To get the things done in less time - we are happy to give under the table.

But under the table was not the standard business practice with the technical assessment committee for the environmental clearance.

Besides that the committee was wasting our time in discussing the detail planning of the infrastructural services in our project.

Stupid fellows!

Property buyers don't bother about renewable energy & carbon footprint.
What they all look for is the long list of specifications & amenities mentioned in the brochure.

In short, we realized that obtaining environmental clearance was not our cup of tea.

So, we all didn't wait for the environmental clearance. We all went ahead and launched the projects. Collected booking amount and started construction.

Result is property buyers forgot the sad days of world financial crisis and Pune real estate slowdown of 2007 - 2008 - 2009.

With every new launch we went on increasing the property rates. This price rise & new project launches created positive sentiments and  motivated the buyers to book a home and fulfil their life dream.

Every young first time home buyer was in the seventh heaven. It created bigger real estate boom than the IT boom of 2003 - 2007. Obviously, second home buyers, NRIs & investors started investing in Pune real estate market.

Looking at the rising prices - poor fellows started believing that Pune real estate market is very strong -  has great potential - and they can reap huge appreciation.

But the fact of the matter was - because of the greedy landowners -  we, Pune builders, were forced to hike the property price of every new project.  Because of the double digit inflation - we, Pune builders, were forced to hike the property price of every new project.

Dumb fellows - investors & home buyers - took it wrongly. Rising property prices - was not an appreciation of property. Rising property prices was the total effect of rising raw material prices - input costs - land, steel, cement, power, labour charges and all. Rising property prices were the total effect of land owners' greed & inflation.

In short, Pune builders didn't plan the rip off.
We just initiated the first move.

Everybody in his own capacity added the fuel.

Pune real estate market became very hot.
Property prices became irrational - exorbitant.

Rising property prices terrified the property buyers.

They became desperate to own a home.
At any price.
Without bothering the worth of property.
Without bothering about water supply, approach road, drainage system, power supply.

The property buyers themselves - ripped themselves off.
They swindled themselves.

Pune builders didn't run this scam.
If we were swindling - we would have the control.
We would not have allowed the property prices to go through the roof.
We would not have become a pimp of housing finance company and
accepted the 10 - 80 - 10 payment scheme.
You know? For a builder this offer is as good as becoming a slave of the bank!

Moral of the story is - Pune builders are not scamsters, swindlers & cheaters.
We are just small, dynamic, efficient, customer friendly builders.
What happened was just a normal business cycle of boom & bust.

4) Are Pune builders capable of developing sustainable townships?


Yes! Pune builders are capable. But the Maharashtra government is not.

In fact, for a long time, there was no governance in Maharashtra. No development in and around Pune.

In this situation, environment committee was  a farce.  Environmental clearance was a big joke. And poor Pune builders were told to take it seriously.

This technical assessment committee asked for the source of supply of drinking water.

Supply of drinking water for a 10 acre township in Wagholi?  Are you joking?

They compelled me to lie - Water supply from Gram Panchayat!

The stupid fellows liked the answer & asked me to submit a letter from the gram panchayat.

I called the Sarpanch. Told him to give me a letter. He said you write whatever you want - I will put my stamp on it.

Useless fellows in the committee didn't stop there. They visited the village and questioned the sarpanch about the water supply. The sarpanch said - What water? Which letter?

The committee refused to give environmental clearance to my project!

If water supply was the condition then - why did the town planning give the N A Order and sanction the plans?

If the flat buyers are ready to use, drink & pay for the tanker water - why should environmental committee have any objection?

Constructing dam is not my responsibility. Like a big shot politician, I don't have the capacity to fill that dam on my own.

The committee should have told the Government to construct the dam and supply the water to the people.

But - it told me not to construct the township!
This is unfair.
This committee is making people homeless.

If Wagholi is not suitable to develop housing - where should those property buyers go - who work in EON IT Park - and can't afford to own a home in Kharadi?

Question is not - about the capacity of Pune builders. Question is about the capacity of the committee. In housing industry - the committee doesn't know that - aspirations of the home buyers are more important than perfections in project planning. Said one builder.

Talking to all these builders was the most painful & disgusting experience in my blogging career.

Now,  talking to builders who have started the construction only after obtaining the environmental clearance was the only remedy to feel better.

Pune real estate market has crashed - true or false?

All is well in Pune real estate market.

Pune real estate market is not crashed.

Pune real estate is not a criminal enterprise.

Violation of Environmental Clearance is not a serious crime.

There is no risk in booking a flat in a project which has violated environmental clearance.

Selling flats in a project which can not be constructed - is not a crime.

Booking flats in projects which are not suitable to live is acceptable.

Don't bother about the financial loss of a few thousand property buyers in Pune who have booked their flats in more than 150 housing projects which have violated environmental clearance.

Don't show any sympathy to those thousands of Pune property buyers who don't know whether they will ever get their flats.

Ignore the fact that the current property prices in Pune is the result of more than 150 illegal projects launched with the intention of swindling home buyers of their hard earned money.

Creating threat of property price rise & spreading fear of not being able to own a home - is a normal business strategy to motivate a home buyer. It's not at all a misuse of collective dominant position of unionised builders in Pune.

Property price rise in the last 4 years is not the criminal conspiracy of builders, architects, RCC consultants, environmental consultants, bureaucrats, local sanctioning authorities, banks, & politicians. The mainstream media should also get due credit.

Because, 'No Action' is civic authorities & police officials way of protecting the nexus of  builders, politicians & bureaucrats who rule Pune city.

In fact,  the politicians, civic authorities, police officials & bureaucrats are partners & investors in housing projects in Pune.

How can you expect them - the politicians, civic authorities, police officials & bureaucrats - to take any action against their own business?

How can you expect them  - the politicians, civic authorities, police officials & bureaucrats -  to take any action against their partners - the builders?

Says Mr. Vijay Kumbhar, RTI Activist, who has recently exposed the criminal conspiracy of this nexus of politicians, civic authorities, police officials & bureaucrats in Pune.

Mr. Vijay Kumbhar has published the list builders who have committed a crime of violation of environmental clearance & have constructed more than 150 illegal housing projects in Pune.

It means that - those who have booked a flat in one those 150 + projects which have violated environmental clearance and residents of Sphurti Aangan at Narhe Ambegaon are in the same boat.  Says Sharad Patil, resident of Sphurti Aangan, in Marathi Video interview.

All of us are victims of the nexus of  builders, politicians, civic authorities, police officials & bureaucrats.

To swindle you out of your hard earned money, after the world financial crisis of 2007 - 2008, ignoring the Environment Protection Act 1986, this nexus went on launching illegal housing projects and kept on hiking the property prices.

To loot you, from 2010 onward, this nexus managed to manipulate the property prices and force you to accept cramped flats at odd locations - like Wagholi - where water, drainage, road and power is not available.

Result is, last couple of years of your life - were the years of disappointment, frustration & desperation. But, if you look at the residents of  Sphurti Aangan, you will realize that - that's how you are going to live the rest of your life. Life of a victim of the nexus of builders, politicians, civic authorities, police officials & bureaucrats.      

Some of you who have taken possession of flats in a project which do not have environmental clearance - like the residents of Vista Luxuria at Manjri - Eiffel City at Chakan - know that they have become victims of this nexus.

Those who are waiting for possession of their flats in a project which does not have environmental clearance - like the residents of Pristine Properties' Pristine City at Bakori -  know that they have become victims of this nexus.

If your builder has stopped the construction - or the progress of the construction is slow - like Vanalika at Pirangut - for not receiving environmental clearance - be sure that you have become a victim of this nexus.

In short, every property buyer who has booked a flat in these 150 + projects which have no environmental clearance is a victim of  the nexus of  builders, politicians, civic authorities, police officials & bureaucrats.

And if you try to raise your voice against your builder
- like the residents of Sphurti Aangan -
you will be beaten to death by the gundas of your builder.
Police will not protect you.
Civic administration will ignore you.
MSEB will force you to live in the dark.
Gram Panchayat will treat you like garbage.
Life of your wife, your husband, your children, your parents will be in danger.
Instead of an asset, your home will become your prison.
You will live the life of a victim.

Same here. I have high regards for Mr. Chaphalkar too. I would like to meet him and apologize. I will see the sanctions & approvals with my own eyes - and will publish new blog on Anandam. I told Manoj.

As planned, I met Mr. - sorry - Er. (Er for Engineer - Like Dr. for Doctor.) R. B. Chaphalkar in his office.  Er. Chaphalkar told me all about legal sanctions & approvals. Showed me the legal file of Anandam. And requested me to correct my blog.

I was impressed with Er. Chaphalkar's sincerity and systematic style of working. He sounded more like a teacher than the builder.

Instead of me writing about Anandam - It would be more effective if Er. R. B. Chaphalkar talks about Anandam. Not only about the legal sanctions & approvals - but about the concept of Anandam -  about the efforts, thought, research and all - the complete story. I said.

I haven't done something unusual. Before accepting bookings - a developer is supposed to get all these sanctions & approvals. I may sound as if I am beating my own drums. Objected Er. Chaphalkar.

Consider it as an education  - you are not bragging - you are educating the second home - vacation home buyers & investors. You are sharing the story of a birth of a 32 acre gated community in Konkan. You are telling the investors  - what to look for - what to ask -  it's not only about Anandam - it's about investor's education. I tried to convince Er. Chaphalkar.

And Er R. B. Chaphalkar agreed. After all, Er. R. B. Chaphalkar is a born teacher.

You know? Er. Chaphalkar has written a book - My Construction Practices - which is available on BookGanga & Amazon.

Er. Chapekar also runs "Ideal Construction Practices Training Center"  where he conducts 1 month course on "Quality Control in Building Construction".

Coming back to legal sanctions & approvals of Anandam at Guhagar -

In this Marathi video interview, Er. Chaphalkar has said that Anandam has residential N. A. Order and the layout is sanctioned by the town planning authority. Not only that every plot has a individual 7/12 - property card. These individual 7/12 will be transferred in the name of  society. The society will become the owner of the entire project - of all these individual plots. You will become a shareholder of that society.  This arrangement is useful for the management & maintenance of the project.

List of Pune Builders Who Have Committed a Crime of Violation of Environmental Clearance Announced

Pune has become a hub of illegal housing schemes:




More than 150 housing projects in Pune real estate market have violated Environmental Clearance.

However, Maharashtra Pollution Control Board has filed criminal cases against a very few.

Says Mr. Vijay Kumbhar.

If Environment Protection Act 1986 is strictly implemented,
the flat purchaser in these schemes may land in great trouble.

One should not forget that Ministry of Environment
had sent a notice of demolition to “Adarsh” for the same reasons.

Warns Mr. Kumbhar.

Beware of Pune Builders' Gang of Liars & Cheats

These Liars & Cheats are Out There to Dupe You
by Selling Illegal - Unauthorized - Construction

- Without Obtaining Environmental Clearance:


As per the Environment Protection Act of 1986, when the housing project is bigger than 20,000 sq.mt. - 2 lakh sq.ft., - the builder must get an environmental clearance.

The builder can start the construction only after he obtains the environmental clearance (www.ec.maharashtra.gov.in).

Violation of Environmental Clearance means starting construction without obtaining environmental clearance.

After digging information about the cases of Violation of Environmental Clearance, Mr. Vijay Kumbhar, has come to conclusion that this is an organized crime. Committed by the builders, architects, structural engineers, banks & government officials. With the intention of earning huge sums of moneys in the shortest period of time. By cheating the home buyers.

In this crime against the property buyers, real estate sales executives play an important role.

In this video interview in Marathi, Mr. Sachin Bhavsar, who was working as a sales manager at Pristine Properties' Pristine City at Bakori, near Wagholi, on Nagar Road (www.pristinepune.com), had shared his first hand experience of how builders use sales executives to cheat the property buyers.

First, the sales executives hide the truth that - the builder can start the construction only after obtaining Environmental Clearance (EC).

Instead of that, the sales executives mislead the property buyers by telling that - the builder can construct up to 2 lakh sq.ft. without obtaining EC.

At present, we have opened booking of the first phase of Pristine City
- which is less than 2 lakh sq.ft.

We will launch the second phase only after obtaining environmental clearance.

Obviously, at that time rates would be high. So, you can book now, in the first phase and save a lot.

The property buyer believes in the sales executive and books a flat.
Bank sanctions and starts disbursing the loan as per the progress of construction.

After a couple of months, the sales executive asks the builder about EC.

The builder hides the truth - technical assessment committee has refused to give him clearance.

"Don't worry - within 2 months we will get the EC." the builder lies to the sales executive.

The sales executives tells the same lie to the flat buyers.

In the next 18 months, nearly all 300 flats in the first phase are booked.

Now, the construction is at an advanced stage.

The builder has collected almost 80 per cent payment.

Suddenly, Sachin Bhavsar's conscience awakens. He  realizes that the builder has used him to deceive the property buyers. He starts feeling guilty. He argues with the builder. Leaves the job.

Today, from a distance, the property buyers can see the nearly complete buildings.

They are dreaming about getting possession of their flats.

But the fact is, in February 2014, the committee has told the government to take action against Pristine City for violation of environmental clearance. For starting construction without obtaining environmental clearance.

The builder, Pristine Properties, knows what it means. The court case. Uncertain and long wait. The imprisonment. The hefty fine. Pulling strings to avoid both. Or at least, imprisonment. Then resubmission of the proposal for environmental clearance. Uncertain future.

But, one thing is certain. An appreciation of land price!

What about the property buyers who have booked the flats?

What about them?

Agar Ghoda Ghaas se Dosti Kare-ga to Khaye-ga Kya?

Sachin Bhavsar does Anna Hajare. Starts Uposhan - hunger strike - in front of the commissioner's office. But no one pays any attention.

Jobless Sachin Bhavsar can't pay car & home EMIs.
May lose both.
 But, Sachin doesn't give up.




Creating awareness among the property buyers is the only way to save them from becoming victims of the builders. Sachin realizes. He suggests -

Do not trust the real estate sales executives. They are nothing but liars & cheats.

Before booking a flat - do your home work. Learn all about sanctions & approvals.

Take a decision of booking a flat only after confirming that the project has received environmental clearance.

What about those who have already booked a flat in some township?

What about those - like the flat owners in Vista Luxuria Manjri - who have already taken possession of their flats?

There are more than 100 projects in Pune which have violated the environmental clearance.

And you know what?

Someone has taken enough precautions to make it difficult to find the names of the projects which have violated the law! Says Mr. Vijay Kumbhar.

Soon, Mr. Kumbhar is publishing a list of all projects which have committed the crime of  Violation of Environmental Clearance.

Who knows? Your project may be in the list.
