The sample flat and site office will be ready in a couple of days and mostly in January 2011, ARK Prem Constructions, Lasons India Pvt Ltd and Yashomangal Developers, joint venture partners in Alfa Green Fields, will launch the project.

It was a lunch time at Alfa Green Fields, near Tata La Montana, at Wadgaon Maval, on Old Mumbai Pune Highway (NH4). The watchman told me to wait in the temporary office.

"I will call 'sir'," the watchman said.

"Don't bother 'your sir'. Let him have his lunch. You tell me about your project. I am sure, you know as much as 'your sir'!," I said and asked, "Where does this road go?"

The watchman at Alfa Green Fields told me that it was an internal road which goes up to the forest on the hill where it joins Urse - Lonawala road.

"Urse - Lonawala Road? I haven't heard about this road!," i asked.

"It's not there now! It's a proposed road!," the watchman said.

"Are you sure? If you are right - then why didn't Tata La Montana - your neighbor - tell me about it?," I asked him.

"I don't know about Tata. We don't hide anything. We have shown the proposed 40 meter Urse - Lonawala Road in our brochure," giving me the brochure, the watchman of Alfa Green Fields said.

"Oh! It's R. P. Road - Regional Plan Road!!," looking at the brochure of Alfa Green Fields, I said.

"Hello! I am Rajesh! Come on in. I will show you the surveyor's map," introducing himself Rajesh Nawale, Marketing Executive, 91 88888 10904, said.

We went to his office and had a look at the surveyor's certified map. On the surveyor's map the Urse - Lonawala Road starts at the Urse Khind and goes by the tree line which is the border of Alfa Green Fields and Tata Inora Park. Both these projects are approximately of the same size and have a similar layout. Alfa Green Fields is designed by Mr. Vishwas Kulkarni - VK:a architecture, one of the best architects in India.

I was curious to see the floor plans of 3 BHK & 4 BHK Villas at Alfa Green Fields. As per the pre-launch offer, Rajesh told me that the property price of a 3 BHK Villa is (approx) Rs. 52 Lakhs + Service Tax + VAT. A 4 BHK Villa goes for (approx) Rs. 72 Lakhs + S.T + VAT.

Magnus Realty (www.magnusrealtypune.com), one of the leading real estate marketing firm in Pune, is selling Alfa Green Fields. Rajesh Nawale is Magnus's executive in charge of Alfa Green Fields. He was explaining the Plan and convincing me how it would be a good investment. But something else was going on in my mind. I was not paying attention to him. I took out the brochure of Tata La Montana from my bag. Opening the layout plan, i showed it to Rajesh and asked, "Rajesh, can you see something odd in this layout plan?"

"40 meter proposed road is not shown in the layout plan of Tata La Montana," Rajesh said.

"Yes. Anything more?," i asked him.

"I can't see any more odd things - i can only see the similarities between the two projects!," Rajesh said.

"Can you see this huge open space between the two buildings in the second phase of Tata La Montana? Isn't it odd? There isn't so much space left open anywhere in the entire project. Then why so much open space here?," i asked.

"Yes! This is quite odd!," looking at the open space in Tata La Montana, Rajesh said.

"It looks like that they have left this space open for the proposed road!," I said. This was bothering me.

You know? I had come to Alfa Green Fields from Tata La Montana. While i was waiting to see the sales executive, a lady in her fifties who had come to book a 'premium flat' in the second phase of Tata La Montana, asked me, "Which view you would have preferred? Hill view or the view of Talegaon MIDC?"

"Certainly, hill view!," i said.

Now, because of this proposed 40 meter road - i don't think she would be able to keep her windows open and enjoy any view! Taking leave i said, "Rajesh, I hope, this proposed 40 meter regional plan road never happens!"
