Anshul + Karan + Rutuja released these launch ads of Eva - "A residential paradise blessed with extra wind and extra light" - located - no! strategically located - at Bavdhan - Mumbai - Bangalore Bypass, opposite "iSpace". And you know what? Property buyers who wanted to "enhance their lifestyle" - actually - visited the site of Eva - on the banks of River RamNadi, close to Mumbai Pune Expressway, in Bavdhan Budruk Gram Panchayat, Pune 411 021. Yes! I saw quite a few property buyers at the site of Eva on Sunday afternoon. You know? Driving down to Eva is not easy. "iSpace" - land mark mentioned in the ad - is not well known. I was impressed!

To hide RamNadi -plot of Eva was covered with the cloth curtains. Good idea! Better than blind folding every visiting property buyer to Eva! When i asked about invitation to "Plant a tree", salesman at Eva told me that on Saturday, some property buyers planted trees. It means that, on this earth there are some people who care for light, wind and plants but hate the water. I found it amusing!

A day before the launch, the salesman of Eva on the banks of River RamNadi at Bavdhan Budruk Gram Panchayat, Pune 411 021 called me to invite. I asked him about the property rates of Eva.
"It's Rs. 3,300 per sq.ft. Right?," I said.
"Property rate would be a surprise!," the salesman said.
"You mean, it would be less than Rs. 3300. Right?," I said.
"Now, the property rates in Bavdhan have gone up! Above Rs.4000!! But, you can get an exclusive surprise launch offer rate if you book a flat on this Saturday - Sunday," the salesman said.
"Above 4000! Are you trying to tempt or threaten me?," i said.
"I am telling facts and offering you special surprise launch offer property rate at Eva," the salesman said.

When i reached the residential paradise on the banks of River RamNadi - Eva under the bridge on Mumbai Pune Expressway at Bavdhan Budruk Gram Panchayat, Pune 411 021 - my first question was,"What's the property rate?"
"Property rate is only Rs. 3700 per sq.ft. But if you book today - you can save Rs. 100 per sq.ft.! As an exclusive launch offer for you the property rate is only Rs.3600 per sq.ft.!!," the salesman said.
"But, my wife is out of town. I can take a decision only after she comes back tomorrow!," young man sitting next to me said.
"No problem! You can give me tomorrow's cheque!," the salesman said.
"But i haven't come with the cheque book!," the young man was almost in tears.
"Where do you stay? Can you give me your cheque by the evening?," the salesman said.
"How can i give a cheque without my wife's signature? It's joint account!," the young man said.
"You finalize the flat and then let me see what can i do for you," the kind salesman said and started explaining - value for money - lifestyle apartments in Eva.

Eva on the banks of River Ramnadi in Bavdhan Budruk Gram Panchyat has 4 buildings - A, B, C & D - of Parking + 10 floors - on a 3 acre plot. If possible, couple of more floors may be added to these buildings.

Besides open and double level parking there is a club house, lawn and children's play area in the open space. Eva doesn't have a swimming pool. It shows that some people have Potamophobia - fear of Rivers or running water, as well as Aqua-phobia - fear of water!

The salesman said that at the launch only A Building is open for booking. In A Building on each floor there are 6 flats. 2 of each type - 2 BHK, 2.5 BHK & 3 BHK.

As per the new development rule, A Building has 2 staircases and 2 lifts. The width of the connecting passage is 7 feet 4 inch wide. I liked this part of Eva - staircase + lift + connecting passage - than the plan of any type of a flat.

2 BHK and 2.5 BHK Flats are in pairs. Pair of a 2 BHK Flat is joined only in Living and Kitchen cum Dining area. Bedrooms of this pair of 2 BHK Flats are not joined. Whereas the pair of 2.5 BHK Flats are joined and share common wall. A 3 BHK Flat is single and is open from all sides.

Because of this openness in the planning, Eva on the banks of River RamNadi in Bavdhan Budruk Gram Panchyat claims that these flats are "refreshing" and will have "extra light" and "extra wind". I find it difficult to believe because as per my knowledge Sun rises in the East and sets in the West. All flats in the A Building - except 2 BHK Flat No. 6 and 2.5 BHK Flat No. 2 - have no window or terrace on the East side - these flats have dead walls. And, as far as i know, Sun rays don't go through the walls. Same about the West side - except 2 BHK Flat No 5 & 2.5 BHK Flat No. 3 - all other flats have no Windows or terrace on the West.

Breez in Pune mainly comes from the South West. And Bavdhan Budruk is in the valley, not on the hilltop. So, as it is Bavdhan Budruk has less wind than Chandani Chowk. Eva is very close to Mumbai Pune Bangalore Expressway. Which has heavy traffic through out the day and night. So, if you keep the door of the terrace or a window open, i fear, along with the breeze - sound of the speeding cars and heavy trucks and polluted air may come in your home. Yes, and if you don't clean the River RamNadi, mosquitoes too!

I hope that, i should prove wrong and those who buy the flats in Eva under Mumabi Bangalore Expressway bridge on the River RamNadi, at Bavdhan Budruk Gram panchayat, should enjoy good health. Because, after paying the property price for a flat in Eva - out of Wealth and Health, for sure, only "Health" would be left with them!

A set of rooms and toilets can't become a home. Because, i believe that a home - a flat should have a specific shape. Because, generally all things and animals, i know, have a certain shape. My dog, my cat, my car, my table, my laptop, my pen has a certain shape. So, i expect that my flat also should have a certain shape. Generally, i have seen that flats are in a rectangle shape and a bungalow is in a square shape. But here, at Eva, on the banks of River RamNadi in Bavdhan Budruk Gram panchayat, Pune 411 021 - "It's Different!" So, those of you who enjoy "Different" "Unusual" "Odd" may like this plan of a flat in Eva and would be happy to buy it. Have a look:

  3. Actually not! There is a "flood line" and then "green zone" on the both sides of the river basin where construction is not allowed. But....

  5. Government don't bother about the rivers on which it can't build the dam and store water. Because it is the best way to keep control on the citizens. RamNadi is tributary of Mula. On which government has a control. So, now it's citizens duty to wake up and take care of RamNadi. If you don't - then we all know how the residents suffer!

    Good post, about a year ago I was looking at this area for investment purpose only.
    I was quoted 3600/ sq ft of property at Mula river, this was a stand alone building no amenities as such available except for may be a garden etc.
    The property was o.k but very close to Ram nadi I remember my cousin mention about mosquitoes and over flowing issue in monsoon.

    Like you I too wish that property buyers take a rational decision considering all the odds.
