Vanshaj Kiona, at Balewadi Pune - first impressions

Oh! Great!!
1) Developed neighborhood,
2) Possession in March 2011,
3) Good schools nearby.,
All this at the property rate of Rs. 3,275 per sq.ft., (+ Floor rise of Rs.25 from 4TH floor,)!

The launch ad says that "loving and caring parents" would love a 2 BHK / 3 BHK Flat in Vanshaj Kiona at Balewadi because there many good schools in Baner - Balewadi. Yes, true, Bharati Vidyapeeth English Medium School is just opposite and Paranjape Schemes'Blue Ridge Public School and Mercedes-Benz International School in Hinjewadi Phase 1 and Vidya Valley School in Sus are also at a convenient distance from Vanshaj Kiona.

Nearby schools is an advantage of the location. All projects in the neighborhood of Vanshaj Kiona at Balewadi (www.ranegrouppune.com) offer this. Plus, one more advantage. Home in an, almost, urbanized neighborhood!

Developed neighborhood of Vanshaj Kiona:

After visiting the "other side of Baner" - Rohan Leher and Green Zone - when i visited Vanshaj Kiona, at Balewadi, it, really, looked 'developed'! Even more developed than the popular location on Baner Road - Pancard Club. When, unconsciously, i compared it with Wakad - Dange Chowk - Thergaon road, i found Vanshaj Kiona's neighborhood "sophisticated!"

Don't take me literally! I am only talking about the wide tar road. Vanshaj Kiona is on the road which starts at Balewadi Phata - Signet Corner at Baner road junction, and connects to Mumbai Pune Expressway at Balewadi Stadium.

Vanshaj Kiona's Possession - March 2011!:

Pune builders open the bookings, we know, before they start the construction. Recently, many newly launched projects commit possession of your flat within 30-36 months.

So, when i saw Vanshaj Kiona's first building, basement parking, clubhouse almost ready, RCC and brickwork almost done, i was impressed. RCC work of the second building, which has 3 BHK Flats, is on.

Booking a 2 BHK / 3 BHK Flat at this stage of construction and getting a possession around March 2011, i am sure, would be more safe for the loving and caring parents than booking before the construction starts. Am i right?

Should i tell Ms. Rane to increase the property rates of Vanshaj Kiona?

When i realized these great features of Vanshaj Kiona at Balewadi, i was very much tempted to go in, meet Ms. Rane and tell her, "Madam, you should charge more! Considering the current - ongoing property prices in Pune real estate market...my favorite Mont Vert has launched Belrose at Pashan Baner Link Road...on the same day...at Rs.3,666 per sq.ft. for a saleable area......Ms. Rane, you should charge at least Rs.......per sq.ft.!," What say you?
