    i booked a flat last month at tata inora, does it mean that all the flats booked before jul would be exempt from service tax...???

  2. Better be prepared to pay the service tax. It is "expected" - only a wish. Convenient wish. If it happens good, not better - at least this wish will help to push sale in these months.

  3. In my openion, IT peoples are incresing the prices of property in pune. They should stop buying property in such high rates that to in outscirts of city. BlueRidge/Megapolis being so far from city are charging very high. Who will pay 3200-3500 psf in this undeveloped and bare area.

    We can get more good house in Baner/Aundh itself in this rate, which is well connected.
    3 BHK in BlueRidge is costing arond 67Lakhs while i'm getting Rowhouse in 75Lakhs at Baner.
    You yourself think which is the better option:)

    Currently Hinjewadi is not at all suitable for living with family since nothing is reachable. For every small need you need to drive to Baner/Wakad/Aundh.
    It will take at lease 7-8 years more to develop this place and these big society will also take the same time to develop fully.

    As long as it is not fully developing you won't get any amenities for which they are taking money from you right now.

    I have seen Magarpatta city. After launch it took around 7 years to develop.

    Another big problem in staying very big society is the Water problem. When a large number of people staying in same area, water problem start occuring mostly at summer. Society need to buy water from tanker.
    Same issue is faced by my friend at Magarpatta city.

    Let BlueRidge/Megapolis quote prices whatever they want to quote, i don't think people's are so fool to book there at such high rates.

    Anyway BlueRidge/Megapolis prices will be coming down soon as other builders started some good project in Hinjewadi with much less rate, like Air Castel.

    Also since land is not an issue at Hinjewadi, since it is expanding,it is better to go bit inside of Hinjewadi and check projects/builders who are giving in competitive rates.

    As per common people prespective rates in BlueRidge/Megapolis should not go beyond 2400psf.

    Also you might be knowing that Megapolis's builder Avinash Bhosele was arrested by airport agencies for not paying duty. So you can imagine how these builder's are sucking our hard earned money.
    I request all sensible people and investors that please don't invest your money in these bullshit projects in such high rates.Let them review and decrease their property rate to 2400psf.

    Pune property rates are coming to saturation since other than IT people don't get such high pay packages.
    In IT also most of the people get pay pkg between 3 to 6 lakhs. So there are very few people left who can invest.
    So as long as property price won't come to some reasonable range It people also won't be able to buy it.

    Now it is better to stay in rented house instead of purchasing.

  4. Comparing 'Air castle' with 'Blue ridge' is like comparing orange with a Watermelon. The only reason behind this comparison is that they are both are selling on the same cart (Hinjewadi), by the same vendor (Builder).

    As I see, Air castle @2500 is no different from the Blue ridge @3500. Some one may feel that Br is costly at this rate. And some may feel Air castle is no deal @2500. It is two different products at two different prices. I will not say as which one is a better option. that is an individual choice.

    But I am not saying that BR@3500 is a good option. This is a market driven price. Last month BR did grp booking @2900. Other day it can come down or go up.. but still I will not compare BR with air castle. Please check the location, check the plan, amenities, builder, size. Can you help me in counting few things that are making them comparable. apart from same area name i.e. Hinjewadi

  5. It is really rediculus that BlueRidge builder is asking such high rates for his so called name/fame.

    Currently hinjewadi is not at all suitable for living with family. Who will give such high rate of 3500psf in this bare land, while you are getting good projects in Baner @3200psf.

    Hinjewadi will take atlest 6-7 years to develop(that too we don't know), while Baner is already developed considerably.

    If you wish to invest in Hinjewadi then be careful to invest in such high rates, since i can guarantee, there would be no appreciation of your money and property rate will be same even after years.

    In my openion in BlueRidge/Megapolis prices should not be more than 1800-2000psf that too since they are providing amenities and it is a big township.
    Also keep in mind that there are lot of chances of failure of big townships projects, if property is not booked because of high rates.

    Prices at Hinjewadi is never going to rise much since expansion is hapenning and more good and developing area's are already present.

    Like Aundh is saturated and there is no scope of expansion. But if you see area like Wakad, Baner, Balewadi, Pimple Saudagar, Kalewadi, these are now growing since they are adjacent to Aundh.
    But Hinjewadi is currently out of this race, as long as above said areas not developed/saturated, no one is going to come to Hinjewadi to live because a family man can not see only office, he need to see his wife's office, good school, good college, good shops and malls and many more things.

    Those who already booked at high rates are already in the grip of builder and you are gone, just see when this project will complete and how much property appreciation you get :)

    But who still did not booked just think and decide. Fearlessly talk to builder for your price, if they don't agree just walk out and look for some good projects in Wakad/ Baner/ Balewadi/ Pimple Saudagar etc.

    Please write more information about small to medium builders who sell 2 BHK flats cost around 22 to 25 lakh.. Most of the bigger builders give large gallery which is a waste of living space and charge a lot for the garden and the club house which one rarely uses or does not use at all.This type of information will help people who want to buy a budget flat..

    The big builders and schemes are only good for people who have 2 -3 sources of income and do not have any dependents.. The foolish IT public can happily buy houses in wakad and baner what about common people and people with less incomes. At current costs it seems like people with less income will have to shift to janta vasahat or zopadpatti area. as even renting a home is getting out of question.

    If you blog about the right builders who sell at right cost ( not inflated ) it will do yeoman service. When you write about the large builders we somethimes feel that they are paying you for advertising their scheme and you are their sales agent..

    Please help common people and genuine buyers in pune.
