Chaitanya Platinum, just before Vanshaj Kiona at Balewadi - Available! Few 2 BHK & 3 BHK Flats!!

Neighbor of Vanshaj Kiona, Balewadi Pune:

I have seen Chaitanya Platinum (www.chaitanyadevelopers.com) when i visited Vanshaj Kiona (www.ranegrouppune.com), opposite Bharati Vidyapeeth School at Balewadi. I have even taken a photograph of their newly painted, almost ready for possession, 'A Building'. But, i didn't visit Chaitanya Platinum. Because, i wanted to be at Vanshaj Kiona, which opened the bookings on that day.

So, this weekend, when i visited Magicbricks.Com's Pune Western Suburb Property Show, i realized that not visiting Chaitanya Platinum was a big mistake! According to Magicbricks.Com, Chaitanya Developers, builder of Chaitanya Platinum at Balewadi, is one of the "renowned and trustworthy builders in Pune!"

About the Builder:

I tried to find out more information about the builder but i couldn't find anything more than the name of the builder, Mr. Vijay Mundada. However, since 'A Building' of Chaitanya Platinum at Balewadi is almost booked and very few flats are available in the 'B Building', i am sure, some of you may know more about the builder and the project. Right? So, please, share your views about Chaitanya Platinum at Balewadi in the comments and tell me why Magicbricks.Com considers Chitanya Developers as a "renowned and trustworthy builder in Pune"?

About Chaitanya Platinum, Balewadi:

As per the property price and the unreadable brochure - i collected in the Magicbrick.Com exhibition - the 'B Building' of Chaitanya Platinum has 2 BHK & 3 BHK Flats and the property rate, for the saleable area, is Rs. 3,400 per sq.ft.

2 BHK Flat in Chaitanya Platinum at Balewadi - 1,162 / 1,165 sq.ft. saleable area (Carpet area is hidden!) - including parking + MSEB + Club House charges goes for Rs. 42,30,800 / 42,41,000.

Whereas, 3 BHK Flat in Caitanya Platinum at Balewadi - 1,475 / 1,478 sq.ft. saleable area (Carpet is not disclosed!) - including parking + MSEB + Club House charges goes for Rs. 53,25,200 / 53,15,000.

Stamp duty, Registration charges, legal charges (Rs. 15,000!), Service Tax, Vat are extra. At the time of possession, you have to pay Rs. 60,000 to Chaitanya Developers as a maintenance charges for 3 years. (I don't know why 3 years!)

Pune Property Buyers' Choice:

In short, i am sure, for an adventurous property buyer in Pune real estate market, booking a 2 BHK / 3 BHK Flat in Chaitanya Platinum would be more "exciting" than in Vanshaj Kiona, which only offers value for your money. Right?

At the same time, from the response to the newly launched Reflections at Dange Chowk at Wakad i have learned that, an intelligent and practical property buyer from Hinjewadi would "prefer" Chaitanya Platinum, which is on the main Balewadi road, over Vanshaj Kiona, which is inside and comfortably away from the busy main road. Because, at Chaitanya Platinum, an intelligent property buyer will argue, it would be quite easy to buy (or if you feel like, even start a business of selling) "Best Mava Gola, Juice and Sharbat!" Good schools near Vanshaj Kiona:

The launch ad says that "loving and caring parents" would love a 2 BHK / 3 BHK Flat in Vanshaj Kiona at Balewadi because there many good schools in Baner - Balewadi. Yes, true, Bharati Vidyapeeth English Medium School is just opposite and Paranjape Schemes'Blue Ridge Public School and Mercedes-Benz International School in Hinjewadi Phase 1 and Vidya Valley School in Sus are also at a convenient distance from Vanshaj Kiona.

Nearby schools is an advantage of the location. All projects in the neighborhood of Vanshaj Kiona at Balewadi (www.ranegrouppune.com) offer this. Plus, one more advantage. Home in an, almost, urbanized neighborhood!

Developed neighborhood of Vanshaj Kiona:

After visiting the "other side of Baner" - Rohan Leher and Green Zone - when i visited Vanshaj Kiona, at Balewadi, it, really, looked 'developed'! Even more developed than the popular location on Baner Road - Pancard Club. When, unconsciously, i compared it with Wakad - Dange Chowk - Thergaon road, i found Vanshaj Kiona's neighborhood "sophisticated!"



Don't take me literally! I am only talking about the wide tar road. Vanshaj Kiona is on the road which starts at Balewadi Phata - Signet Corner at Baner road junction, and connects to Mumbai Pune Expressway at Balewadi Stadium.

Recently developed projects near Vanshaj Kiona, Kunal Group's Regulus, The Pearl, Elite Commercial Complex, and few more if we go towards Baner road.

Vanshaj Kiona's Possession - March 2011!:

Pune builders open the bookings, we know, before they start the construction. Recently, many newly launched projects commit possession of your flat within 30-36 months.

So, when i saw Vanshaj Kiona's first building, basement parking, clubhouse almost ready, RCC and brickwork almost done, i was impressed. RCC work of the second building, which has 3 BHK Flats, is on.

Booking a 2 BHK / 3 BHK Flat at this stage of construction and getting a possession around March 2011, i am sure, would be more safe for the loving and caring parents than booking before the construction starts. Am i right?

Should i tell Ms. Rane to increase the property rates of Vanshaj Kiona?

When i realized these great features of Vanshaj Kiona at Balewadi, i was very much tempted to go in, meet Ms. Rane and tell her, "Madam, you should charge more! Considering the current - ongoing property prices in Pune real estate market...my favorite Mont Vert has launched Belrose at Pashan Baner Link Road...on the same day...at Rs.3,666 per sq.ft. for a saleable area......Ms. Rane, you should charge at least Rs.......per sq.ft.!," What say you? I am curious to visit Vanshaj Kiona, Near Bharati Vidyapeeth School, Balewadi, which is opening bookings today, 6TH March 2010. Yesterday, one of my friends became very emotional when he visited Vanshaj Rane Group's project. Ms. Ashwini, wife of Late Nikhil Rane, builder of InSignia Pune Hinjewadi IT Professionals Housing Group, has done a good job, he said.

When i asked him, "Are they ready possession 2 BHK & 3 BHK Flats?" "Possession is around March 2011. RCC, Brickwork of 1 tower is complete & work on the 2nd is in full swing," my friend said.

This stage of construction and the property rate (Rs. 3,275 per sq.ft. up to 3rd floor and a floor rise of Rs. 25 from the 4th floor) made me more curious about Vanshaj Kiona. If you see the floor plans of spacious 2 BHK & 3 BHK Flats at Vanshaj Kiona and if you have heard about the quality of construction Vanshaj Rane Group offers, i am sure, you too would like to visit today. Have a look!

Spacious 3 BHK Flat at Vanshaj Kiona, Balewadi, Pune:

Vanshaj Kiona Balewadi has 72 flats in 2 buildings. 3 BHK Flats are in B building and 2 BHK in A. Both buildings have 9 floors.

In B building there are four 3 BHK Flats on each floor. Saleable areas of 3 BHK Flats are:
On odd floors:
1499 sq.ft. - flat number 2 & 3,
1538 sq.ft. - flat number 1 & 4.
On even floors:
1500 sq.ft. - flat number 1& 4
1585 sq.ft. - flat number 2 & 3.

Yes, you are right, difference is basically because of the terraces. On any floor the flats with bigger saleable area means all 3 bedrooms have terraces and small saleable area means only 2 terraces - living / dinning and a master bedroom.
