Going GaGa Over Green City, Handewadi Road, Hadapsar, Pune

When will Green City, Handewadi Raod Hadapsar, open new buildings for booking?


What would be the property rate for 1 BHK, 1.5 BHK & 2 BHK Flats in the new buildings?

When will booking of 3 BHK Bungalows open?

Now, for more than a week, home owners and real estate investors in Pune real estate market who want to book a 1 BHK / 1.5 BHK / 2 BHK Flat or a 3 BHK Bungalow in Green City, Handewadi Road Hadapsar, (www.greencitypune.com) are asking these questions to Ms. Smita Belose, Sales Manger, and her team members. Some, who are not ready to accept the answer "Very soon!", were insisting to take their cheques and give them the flats when Arihant Venkateshwara Housing opens the bookings!



For Smita and her team, "huge response" to their project was not an unexpected phenomenon. Because, before the launch of the project, when the site office and sample flat was getting ready, walk in customers, property buyers who were visiting Handewadi Road in Hadapsar, had started going GaGa over Green City.

Looking at the response, Smita and her team started taking bookings and on the eve of launch, all flats in the 3 buildings of Green City were completely booked!

On the day of launch - Sunday, 21st March 2010 - Green City opened first 50 flats at a special launch rate which were booked in a few hours and by the evening almost all flats in all 3 buildings were booked and for more than a week property buyers were asking for new buildings!

After a long time, i believe, any residential real estate project in Pune Municipal Corporation got such a huge response!

In fact, after a long time, i am sure, a 16 acre township of 1 BHK / 1.5 BHK / 2 BHK more than 1,000 flats in the budget range of 15 to 22 lakhs in 17 high rise towers of 12 floors and 50 - 3BHK Bungalows, offering all amenities like swimming pool, club house, tennis court and many more with necessary shopping was launched in Pune Municipal Corporation!

Yes! In Pune Municipal Corporation!! Not in a village like Fursungi, Manjri, Undri, Pisoli, Narhe - Ambegaon, Sus, Marunje - Hinjewadi, Chakan, Lohegaon or Wagholi but on Handewadi Road in Hadapsar in Pune Municipal Corporation!

Thrown out of Pune:


Particularly, at such a point of time, when to own a 2 BHK home in Pune Municipal Corporation, you need minimum budget of Rs. 30 lakhs! Means, to get a maximum home loan to invest in a 2 BHK Flat, your monthly income should be more than 40,000 rupees per month! Otherwise, your family has no place in Pune Municipal Corporation.

You are thrown out in a village, which lives at the mercy of Pune Municipal Corporation! A middle class home buyer can't afford to live in a Tata or Bata Home at Undri, drinking mineral water for the rest of his life, or don't have an ambition to give up a job in Hinjewadi and become a Sarpanch of Sus Village!

Arihant Venkateshwara Housing was launching Green City, just after Finance Minister converted Indian Citizens into "Consumers" and India into "Market" - for foreign direct investors - in his 2010 -11 Union Budget.

In new Indian Financial Caste System, if you are earning around 1.6 lakhs per annum, you are born to serve Upper (Financial) Castes.

If you are earning between 1.6 to 5 lakhs per annum - you are free to live as per your choice and income - hand to mouth, salary slip to salary slip, or throw yourself deep into credit card debt - but you have no option, - but to keep on consuming - tooth paste, buy electronics, own and drive a vehicle to consume petrol and, whatever - but keep on consuming - to increase the GDP! However, don't dream of owning a home or investing in a real estate. No.

To make sure that only - Upper (Financial) Caste - those who earn more than 5 lakhs per annum, - have an option to own a property, - to fulfill the Finance Minister's dream, builders in Pune, started increasing property rates! - So that, minimum budget for a 2 BHK Flat, in a couple months down the line, should go beyond the reach of a person who earns less than 60,000 rupees per month. Amen!

At this point of time, Good Lord!, in Pimpri Chinchwad Municipal Corporation at Wakad "Shonest Tower" and at Handewadi Road Hadapsar in Pune Municipal Corporation "Green City" were last opportunities for the middle class families to live in the city of their dream.

Rahul Park Warje News - Available! A few ready possession 3 BHK Flats for Rs. 59 lakhs

The other day, after visiting Oval Nest, i stopped at Rahul Park, Warje, to chat with Sunil Marathe (91 99218 26807). Obviously, i wanted to update myself about the availability and property price at Rahul Park.

Like all 'on site real estate salesmen' in Pune, Sunil wanted me to tell him news and gossip about Pune real estate market. Particularly, on that day, about Oval Nest Warje (www.srkdevelopers.in), which had opened bookings of their 2nd phase at the property rate of Rs.3,750 per sq.ft.

Reviewing Oval Nest in brief, i started the conversation and felt like asking him to take "Oval Nest Challenge". But i controlled myself. We real estate salespersons, you wont believe - but it is a fact, give more importance to the "type of a customer" than the specification, amenities and property price of the project we sell.

In marketing terminology it is called "psychographic profile of a buyer". A real estate salesmen knows that a certain "type of a property buyer" would only buy his property. That's why, every real estate salesman develops a sense of guessing, in a few minutes, whether you are his "type of a customer" or not - would buy his flat or not!

Between us - Sunil and i, we immediately agreed that, the property buyers of Rahul Park and Oval Nest, are not of the same type! They may have the same budget, may prefer the same location - Warje, but are entirely of different types.

Certainly, it was my responsibility to define the type of buyer of Oval Nest. Thanks to my Canon Power Shot A480! I showed Sunil the photograph, (given below), i had shot a few minutes earlier at Oval Nest.

Oval Nest Challenge

When i visited Oval Nest, behind Aditya Garden City at Warje, the salesman in a white shirt requested me to visit the old sample flat.

"I have seen that sample flat when you launched the first phase of Oval Nest, and many times after that! Now, i want to see the actual flats in the first phase which are ready for possession." I told the salesman in the white shirt.

"Why do you want to see the actual flat?," asked the salesman.



"Why means? I am Ravi Karandeekar, and you know, i write Ravi Karandeekar's Pune Real Estate Market News Blog. I want to see whether you have actually given everything you had promised at the launch of Oval Nest!," I said.

(Thanks to you all, now, i have started taking every opportunity to promote by blog when i meet anybody associated with Pune real estate. I start with a human virtue of sharing information with other human beings and end with answering the question, "Ravi, how much do you charge for speaking for more than 3 minutes?")

"Exactly for the same reason - to check whether we have fulfilled our promises or not - i am requesting you to visit the original sample flat and then visit any flat, out of 129 ready for possession flats in the first phase!," said the salesman in the white shirt and gave me a list of specifications and amenities of Oval Nest Warje.

Feeling somewhat shy, to cover myself, looking at the long list, i asked him, "Don't you provide any pen or pencil for tick marking this long list?" But, before i could complete my question, the salesman of Oval Nest Warje, gave me a pen.

After visiting the old sample flat, i visited one ready for possession flat in the first phase, then the sample flat of the 2nd phase and went to the pavilion over the club house. Salesman of Oval Nest Warje, gave me a brochure and a property price list of the 2nd phase. Obviously, i kept aside the brochure and started reading the property price list.

"I am sure, now, you accept that we have fulfilled all our promises, right?," the salesman asked me.



"Come on, i was sure about it all the time! I know Mr. S. R. Kulkarni. I just wanted to confirm, because you know, i write Ravi Karan...," thanks to the salesman of Oval Nest for completing my sentence.

"Now, let us talk about Oval Nest Challenge!," he said and added, "Ravi, you are quite well qualified to take this challenge. In fact, i am sure, there is nobody as qualified as you to take Oval Nest Challenge! Because, nobody knows Pune real estate as much as Ravi Karandeekar who writes a blog Ravi ..." Now, it was my turn to complete the sentence but i told him to come to the point and tell me about Oval Nest Challenge!



"Go through this Property Survey Chart," said the salesman of Oval Nest Warje. He opened the second page of property price list which has a list of 37 points. He requested me to name a project in Warje, Bavdhan, Kothrud and on Prabhat Road which offers all 37 points Oval Nest offers.

"Sure, i will take Oval Nest Challenge. Even if you didn't tell me anything about the prize!," i said and started reading the Property Survey Chart. After going through it once, i called my friend Rugwed of Setu Advertising and requested him to send the chart.

"I would like to blog it, Rugwed! I am sure, my readers will find your Property Survey Chart very useful. They can check how much value they get for the property price they pay!" Thank god, Rugwed immediately said yes and i could take the incoming call.

"Ravi, is it worth paying Rs.3,750 per sq.ft. in Warje?," the caller asked.



"Yes and No! NO - if you are not getting value for the property rate you pay! YES - if you are getting value for your money!," i said and we talked about the property rates at Aditya Garden City, Rahul Park and Oval Nest and, of course, i told him to take Oval Nest Challenge. Hopping for the compliments, i looked at the salesman of Oval Nest.

"3 minutes free consultation on phone! He finished in less than 3 minutes.. I was timing!" he said.
