At the NDA Gate:
I was hurt when Sachin Kulkarni, M.D. of Vastushodh Projects Pvt. Ltd., and my dear friend, refused to show me the plot of his upcoming project "2 BHK Flat for 20 Lakhs" all inclusive, near Warje, Pune.Karve Road in Karve Nagar:
He told me that he has finalized the plot, working on the plans and told me to join Vastushodh's Google Group on which he is going to announce more details, soon.
As a builder, that's fine, i thought. But as a friend, i believe, i deserve to know first!
Plus, as a pioneer and professional Pune Real Estate Blogger, Ravi Karandeekar must know about this real estate investment opportunity in Pune.
Sachin Kulkarni, you want to keep the site secret - don't want to share it with your friend. OK. But, it doesn't mean that - i can't find out the plot you have finalized for a "2 BHK Flat for 20 Lakhs" project. Sachin, you have given me enough leads. Particularly, "using my PMPML monthly pass" to visit your site located near Warje, was quite revealing!
Everyday, at the Corporation Bus Stop, when i have to wait for minimum 15 to 20 minutes for my Kothrud Depot Bus, i see that at least 5 buses go on Warje Malwadi, Uttam Nagar and Kondhwa Gate route.
Sachin, because of your days of coming to Pune from Daund by train, for a college and for a job, i know well, you insist on a location which has a good and inexpensive public transport facilities.
That's why you chose Yavat - soon to become Goregaon and Boriwali of Pune - for your 1st Anandagram, 10 acre Township of a 2 BHK Flat for 7.6 lakhs & a 1 BHK for 5.5. And for your "2 BHK Flat for 20 Lakhs" project, on this Warje route, i can guess, you are banking on PMPML Bus Service.
Means, if i have to find out the site of a "2 BHK Flat for 20 Lakhs" project, i have to start from the last stop on Warje route - from Kondhwa Gate - means NDA Gate. Simple common sense!

So, on this weekend, i got down at the NDA Gate, on my finding Vastushodh's 2 BHK Flat for 20 Lakhs Project Site mission.First thing, i told myself was to avoid looking at the imposing buildings of NDA, because i am here to know about a fight for a "home" and not for a home-land.
Second thing was, to avoid looking at the romantic couples riding motorcycles to Sinhagad Fort and Khadakwasla Dam, because i am here to find out the location where these young couples are going to live happily for ever.
Third was, i am not going to criticize the on going real estate projects by the local builders in this fringe village - Kondhawe Dhawade, Pune 411 023, because "Vastushodh's 2 BHK Flat for 20 Lakhs", is a "sophisticated - well planned - quality - housing solution" to a 2 BHK Flat costing above Rs. 45 lakhs, a few minutes away from here, in Warje, Karve Nagar and Kothrud. Not a "poor and cheap" option offered by a local builder.
Fourth was, i am searching "a scarce commodity" - a plot of a land for a residential township of more than a 200 flats - when Pune and adjoining areas are already facing land scarcity, which is restricting development of the real estate market.
So, i have to remember that the plot of Vastushodh's project may not be the "ideal" or the best. For example, it will not be on the main Warje - Khadakwasla Road - which, down the line, would become as good as Kothrud - Warje section of it and a lot better than today's Sinhagad Road.
"Vastushodh's 2 BHK Flat for 20 lakhs" project's plot must be a few hundred meters inside. It may be in some lane. Approach road may not be good. Or the plot may not have an approach road at all! Like, many projects in Wakad, Balewadi, Baner and Pashan Baner link road.
Fifth was, Sachin Kulkarni has purchased (or formed a joint venture or signed a development agreement, i don't know what) recently! He hasn't purchased this plot of land long time ago, at a cheaper rate.
Considering today's land prices in this area, above 900 rupees for a non-agricultural plot on the main road and 700 to 800 per sq.ft. for a inside agricultural land and Vastushodh's offer of a "2 BHK Flat for 20 Lakhs", there must be "something odd" about this plot. Not a legal complication, for sure. But, 'something odd' is quite possible. Like Horizons - located in the unknown part of Wakad, slum near Capital Tower Wakad, sewage treatment plant near Aloma County Aundh, present "narrow entrance lane" of Paranjape Schemes' Blue Ridge Hinjewadi or like Rohan Leher - when it was launched, it was nothing but "an odd shape plot in the wilderness"!
Sachin must be aware about this "something odd" thing, which he is trying to correct or cover up, before announcing the location. Otherwise, what would be the reason for not declaring the location of "Vastushodh's 2 BHK Flat for 20 Lakhs Project"? Completion of a legal formality is really the only reason for not announcing?
Sixth was, "Ravi Karandeekar, keep walking till you find the plot of Vastushodh's 2 BHK Flat for 20 Lakhs Project!"
Big Disappointment!
Control! Control!! I told myself and looked at the Sinhgad Fort only to take 1 photograph.
Not a big deal! All governments prefer to spend money to protect the land under their control than for providing housing for the people who live on their lands, looking at NDA, i told myself. Stopped talking and started walking towards Kondhawe Dhawade, Pune 411 023. On my mission to find "Vastushodh's 2 BHK Flat for 20 Lakhs Project's site".
I took a first lane on the right and went up to the end. Here, i found Manoja Residency, 1 BHK & 2 BHK Flats' scheme by Yash Properties, quite attractive. I went in. Found out a site supervisor. Asked him to show the flats, if available.
"Availability depends upon your terms of payments! Are you paying in cash or going for a home loan?," he asked.
"Cash! In Rupees. Better in dollars - if you accept!," i said. Thanks to Google Ads on my blog! I never miss a chance to talk about paying in US Dollars!!
"Good!," he said and without demanding "show me the money" took me on the 4th floor. Looking at a flat, i said "Good! How much?"
He said, "That also depends upon payment!"
"True! In this world everything depends upon payment!!," i said.
"Talk to the builder," he said and put me on the phone.
"Meet me in the evening. We are launching a new project at Rs. 2,100 per sq.ft.," the builder said, when i told him that i liked the flat but didn't understand the payment terms and the property price.
One property buyer who was performing "pooja" of his flat next day, joined us. I asked him, "Please, tell me why you decided to buy here?"
"Where else can I go? I am stying in Karve Nangar - Kothrud where property rate is 4200 and at Parth (Parth Enclave) 2 BHK Flat costs more than 45 lakhs (actually 50 lakhs!)," he said.
"How is here?," i asked him.
"Pollution free and green!," he said.
"You must have read lot of real estate ads! What are you doing? Preparing for an interview? Politically right answer. You are selected!," i said.
Ignoring me, the property buyer asked the supervisor about the cable connection. "Don't worry! Builder's friend owns the cable network!!," said the supervisor and looking at me asked, "Yes, it's very green here. Would you like to see?"
Before, i could say, "Actually, that was my intention behind visiting your project," he started climbing the stairs of the top terrace. My guess was, from the top terrace i could see the plot of "Vastushodh's 2 BHK Flat for 20 Lakhs Project", if it is near by
- or at least have a look at the real estate development in Kondhawe Dhawade,
- or get an idea about where exactly this Kondhawe Dhawade is - in reference to existing known Pune.
From the top terrace every thing was looking fine but disappointing!
Govind, the supervisor stays in Wadgaon Dhayari on Sinhgad Road. He told me about Nanded City Pune, which is in the east - just across the river, and how it is going to influence the development and property rates of this side of the river - Kondhawe Dhawade!
"Really?," i said, zoomed in the camera and took a photographs of DSK Vishwa. Govind went on identifying NDA in the west, Sinhagad in the south and lot of other buildings and landmarks in all directions, when, actually, i was searching for the plot of "2 BHK Flat for 20 Lakhs"!
It's difficult to spot the plot form the hight, i realized, i have to walk and search. Because, most of the land was under farming or was covered by all those trees. "Damn these trees!," I was as angry as MSEB's wood cutter who ruthlessly cut the Gulmohor tree in my garden, recently. Tall trees was a big disappointment!
Walk on Water:
I came out on the main road. Had a look at 'Anjani Lawns,' the wedding hall. Took a photo of the car used for the procession. Entered Wanjale Patil Heritage's booking office. Rambhau, the peon, took me to the 2nd floor flat in the B Wing of this 4 stories and 7 wing project of ready possession 1 BHK & 2 BHK Flats.
As we entered, Rambhau opened the water tab in the kitchen sink. "Water!," he said.
"Surprising!," i said and, don't know why, hold my hand under the running tab.
"Look here...water!," now, Rambhau wanted to show me the water in the common toilet.
He pressed the tab in the WC and said, "Water..in this too!"
"This is wonderful! How come all these tabs have water at the one and the same time? Are these tabs connected to Khadakwasla Dam?," i asked.
"Not Khadakwasla water. There is a lot of water in Kondhawe Dhawade land. This is from our own bore-well!," said Rambhau.
"No. Water pipe line?," i asked.
"We could have had. Here anybody can take a water connection directly from the main pipe line. 24 hours!," he said.
"No timing? "On & Off"? Always on?," i asked.
"Always on! But this is not a filtered water. Now, new filtration plant is under construction. We will take a pipeline of filtered water!," he said.
"Where is the water filtration plant coming?," i asked.
"At the corner. Next to Grampanchyat office of Kondhawe Dhawade!," Rambhau said.
"Thanks for the information, Rambhau! Can we go on the top terrace of this building?," i asked.
"Yes!," he said and took me upstairs. Again, on this side - river side - of the road, i couldn't find a clue to the site of "2 BHK Flat for 20 Lakhs Project". Big disappointment!
However, i was happy. Happy to know that there is ample water in the land of Kondhawe Dhawade. When i was walking towards Grampanchayat's office to see the water filtration plant, i was feeling as if, i was walking on the water! Sweet sensation!!
I did it! I found the site of Vastushodh's 2 BHK Flat for 20 Lakhs Project!!
After taking a photograph of Grampanchayat Office of Kondhawe Dhawade,
- i was about to visit the site of a water filtration plant on the right side of the office
- but the road roller in the left lane of the office attracted me.
"Looks like a construction of the approach road!," i said to myself and started walking in that direction.
"Is this "the site"?," i was thinking. There was a school was on the right. A few houses on the left. When i saw the supervisor standing under the shade, i asked him, "What's up? Only this road?"
"A project is coming inside," he said.
"Whose?," i asked.
"Don't know. We are working on the road," he said.
"But the road looks OK to me! What's the length of this road?," i asked.
"150 - 170 meters. OK for us. Not OK for construction trucks. Big project. Heavy trucks. Rains coming. Tarring it now, will widen it next year," he said.
"Thanks! Let me go and find out about flats," i said and started walking.
When i was walking, i thought that this may be the "Bhairavnath Nagar" - Govind had pointed out from the top terrace of Manoja Residency. I noticed that, in this Bhairavnath Nagar, there are some Muslim families too. Before, i could react on this point, i reached where some workers were sitting in the group.
It was a site of a residential housing project, for sure! I asked, "Who is the builder?"
"Ask our contractor," the worker said and pointed inside the rectangular plot with a compound wall.
I saw a crowd of people, a crane and a JCB gathered around a tree in the center of the plot. While walking to that point, i saw many pits dug in the ground and realized that up-rooting and re-plantation of the trees was going on!
Immediately, i rushed to the good points and started taking the photographs of shifting of the trees.
It was a wonderful sight. But the boys gathered at the site were not happy about the shifting. "They dug the pits exactly on our cricket pitch," someone complained.
"Who did this?," i asked.
"The builder!," one boy said.
"What's the name of the builder?," i asked.
"Ask the watchman," he said and pointed at the cabin by the compound wall.
But instead of asking the watchman, i called Sachin Kulkarni. "I did it! Mr. Sachin Kulkarni, M.D. of Vastushodh Projects, i found out your site of "2 BHK Flat for 20 Lakhs!," i said.
"How is re-plantation going? Is the road ready?," Sachin asked.
"If you want know this, please, read Ravi Karandeekar's Pune Real Estate Market News Blog!" i said and disconnected the phone.

ReplyDeleteI bought a house a Wanjale Patil Heritage, rather 2 adjacent 1BHK flats and acombined them to sort of a 3.5BHK. This costed me roughly 24 Lakhs. Do you think it was a good deal?
