Other day, i was helping Sachin Kulkarni, M. D. of Vastushodh Projects & my dear friend, to write his welcome address to the members of Vastushodh’s Google Group of a 2 BHK Flat for 20 Lakhs, all inclusive property price, near Warje, Pune.
Sachin wrote his welcome address and was going to publish it, but i stopped him.
I told him that by posting this message he is publically committing to develop and deliver a 2 BHK Flat for Rs. 20 Lakhs. At least, to the members of his group.
So, this is his last chance to reconsider or cancel the idea.
“Ravi, what do you mean? What do you really want to say?,” Sachin asked me.
“Want to hear it? Ok!… “A 2 BHK Flat for Rs. 20 Lakhs! Mr.. Sachin Kulkarni, M. D. of Vastushodh and a member of Credai Pune, are you joking?”,” i said.
“No. I am very serious about it. For me it is “professional challenge”,” Sachin said.
“Sachin, now, you are a builder. For a builder in Pune, challenge is to sell his property at a highest possible rate. Not at the lowest property rate! Let me remind you that you have a friend like me, Ravi Karandeekar and an advertising consultant like Rugwed Deshpande of Setu Advertising who are expert in creating a hype! So, choose a right challenge!,” i requested Sachin Kulkarni.
“Ravi, don’t you see a business opportunity in this? Don’t you see the need – first time young home buyers with a limited budget - and no competition in this segment – 2 BHK for Rs. 20 Lakhs – wasn’t it you who wanted a solution for this group?,” Sachin said. He was sounding confident.
“If this is a business opportunity then why no established builder in Pune is exploiting it?,” i asked Sachin.
“Because, by default, builder is more interested in the plot, property and profit than the buyer. Where as i begin with the buyer, find a plot and tailor a product,” Sachin said.
“My dear friend, what about “profit”?,” i asked him.
“Why do you think i became a “builder”? Of course, for a profit. I can earn reasonably good profit if the property buyers realized that i am offering a genuine solution to their problem. 2 bhk for 20! My experience of Anandgram Yavat tells me that young first time home buyers who have a budget of 20 lakhs will make this happen!,” Sachin said very calmly and published his welcome address.
Good! There is nothing like having a successful and prosperous friend who is a builder but not an evil. Isn’t it?
