Tell me how to make my blog more useful, please!

- According to Google Analytics:

Ravi Karandeekar, your blog is not 'user-friendly', some of you complained. 'Location' is the most important criteria for the home buyers. So, list-out the blogs as per the location. Most of you told me.

However, I don't believe that 'location' is the right parameter to search a home, anymore. At least - for the first time home buyer in Pune real estate market. Still, for you - I made a list of blogs on the basis of location. Look at it as a first step towards making it easy for you to read what you wish.

So, as per the conventional wisdom, popularized & promoted by the builders, now, Ravi Karandeekar's Pune Real Estate Market News Blog has become 'user-friendly'. Now, in the side column, you can find the location based list of my blogs.

Because of the limited number of pages available to me, I had to combine nearby locations in one list. For example, I had to create one list for all blogs on Amanora Park Town, Blue Ridge, Life Republic, Nanded City Pune & Lavasa and name it as 5 Townships. Whereas, I would have liked to prepare an individual page for each township.

So, to find the blogs at your preferred location, please, take the trouble to visit the listed - nearby & popular - location in the side column. Means, to read the blogs on Rahatani, Pimple Gurav & Pimple Nilakh, please, click Wakad & Pimple Saudagar and visit the page.

Some of you suggested that i make a list based on the Type of the Property and Property Prices. I have already made a list of blogs on Bungalows & Row Houses. In the next few days, I will prepare a list based on the property prices.

Ravi Karandeekar's Most Popular Pune Real Estate Market News Blogs in January 2012

We are not birds. We are not butterflies. We are just human beings....

We don't have wings. We can't fly. We can only walk. We have invented and learned to drive vehicles. So, we need a road. A proper road to home.

It's not easy to construct a road. First we have to plan. Then acquire some one's private property. Sometimes, which is his bread and butter. Need lot of money. Which no government has. If we manage to do all, the construction of a road takes lot of time.

Only for this reason, I prefer Integrated Townships like Life Republic and Nanded City Pune. And projects like Megapolis & The Crown Greens - in the residential zone of Rajiv Gandhi Infotech Park, Hinjewadi Phase 2 & 3.

I feel sorry for those guys who believing in 'D P Road', pay unreasonably high property price to book a flat. By their actions these guys slow down the implementation of a development plan and become social criminals. Not only that! These guys become the enemy of their own self. They endanger their own life. God bless them all.

Thanks for visiting my Ravi Karandeekar's Pune Real Estate Market News Blog! When i saw the number of page views "1,19,218", i felt very proud of myself for providing so much useful information in this month.

Excited i went to my neighbor, told about the highest number of page views in December 2011 and told her to clap for me.

"Sure! I am happy for you!! Highest number of page views proves that you were right about Life Republic and UrbanGram Kirkatwadi!! People were interested in reading about these two projects!," my neighbor said.

"Do you mean to say that - all credit goes to these projects?," trying to hide my anger i asked.

"No! Not at all!! Record number of page views prove that you were right!!! You were not writing so much about Life Republic and UrbanGram Kirkatwadi because Kolte-Patil & Vastushodh offered you a flat for free. But, these were good projects! Ravi, congratulations...you have found the secret of increasing the readership of your blog.....keep on writing about good projects. Who knows? Someday, you will be able to take me out on a date!," my neighbor said.

"Wrong! Why are you always wrong? It's not about Life Republic & UrbanGram Kirkatwadi! It's about 'affordable property prices' and 'home ownership'. Look at all these people, they are telling you - don't harass Ravi Karandeekar for not taking you out. Appreciate what he does at home!," closing the door, i said.

"Why are you closing the door? What is on your mind?," my neighbor asked me.

"Why integrated townships like Nanded City Pune and Life Republic - developed on cheap agricultural land purchased in bulk - are costlier than UrbanGram? ," i said.

"Why?," my neighbor asked.

"Let us find out...for a builder - developing an integrated township is like a marriage; whereas, "UrbanGram" is an affair - what is less expensive - marriage or an affair?," i asked.

"Certainly, marriage! That's why i keep on demanding..," my neighbor said.

Am I doing something wrong?:

When i saw 1,09,124 page views in this month, November 2011, I asked myself, "Am i doing something wrong? Why such a huge increase in the page views in this month?"

To confirm, i had a look at the page views in the last three months. In October 2011, there were only 92,501 page views. In September 2011 - 95,275 and in August 2011 - 98,881!

Only in the month of July 2011 there were more than 1 lakh page views. And i was not expecting to cross that mark in the next 36 months. Certainly, in the 'slow down' who would like to read about Pune real estate market!

However, when i saw the list of the most popular blogs, i realized that not the projects but the property buyers' sentiments were responsible for the huge increase in the page views this month. Anger about unfair property price increase (Nanded City Pune and Megapolis Hinjewadi), hope for a reasonable offer (List of recently launched projects), curiosity about a mall on Sinhgad Road (Abhiruchi Mall and Multiplex), fear and risk of booking a flat in an under construction project (Florencia Wakad), disillusionment among NRIs about the future (Profit Booking)!

Certainly, slow down is the right time to go for high value properties like bungalows and row houses. Builders are ready to negotiate, so, obviously, those who pay salary are looking for 'good deals'.

Good! Out of 10 blogs, at least 2 blogs - Kalpataru Serenity and A 2 BHK Flat for Rs. 25 Lakhs on Sinhgad Road - provided useful information for the home buyers who earn salary. Which is my aim!

Since, most of the real estate investment decisions are "emotional", even when you are not buying, reading a blog which touches your heart - or visiting Pune property exhibition - can be good entertainment! What say you? Am i doing good?

Thanks a lot guys! 92,501 page views in October, for sure, are too less for the month of festive season of Diwali.

But too much for me! Because, you know, in this month, i could post only 6 blogs.

In this month, when more than a dozen projects were launched, i could write only about 3. Aura City Shikrapur, Liviano Kharadi, and Kalpataru Serenity Manjari.

Everyday of the month, i was feeling sorry for not updating about each and every newly launched project in Pune real estate market. Certainly, I was worried about less page views and visits. What's this - 'Diwali or Diwala?' - i have asked myself many times!

Though, we all know that, most of the projects launched in this Diwali season were not worth "investing", for sure, you would have enjoyed reading about them. I am very sorry for not entertaining you in this festive season.

After all, for most of us, Pune real estate is more of an entertainment than an investment!

Right time to reconsider the way we buy property:

I haven't written much in August.
Whatever i have written was somewhat different than just providing information about ongoing or upcoming residential projects in Pune real estate market.
Result is less page views. Only 98,881 in August. Against 1,04,614 in June and 1,05,675 in July.
The less number of page views, also means that less ad revenue from Google Adwords, my major source of income.
However, I don't mind.
Because, at this point of time, raising a question about the way we buy property is more important than my earnings and page views.
Is "Booking a Flat" - in a pre-launch, launch or under construction project - beneficial for a home buyer?

No. Please, don't laugh at me.
I know what you are going to say -
"Why would builders, local newspapers, property exhibition organizers, and housing finance companies spend Crores of Rupees to convince you to book a flat if it is not profitable for the property buyer?" Right?

A paradigm is our perception of reality, our view of the world.

At the site of "Anandgram Talegaon Dhamdhere - Nagar Road - Pune" - A township of 1 Room Kitchen, 1 BHK, 2 BHK Flats in the property price range of Rs. 3.5 to 9.5 Lakhs!

Visiting Sakal Pune Property MahaYatra in Kolhapur & Aurangabad, in the month of March, convinced me that i should stop blogging and go back to real estate advertising and marketing. At the site of upcoming Anandgram Talegaon Dhamdhere on Nagar Road, I was almost going to finalize my decision when the nomad shepherd gave me this pose with his mobile.

At that point, I realized and accepted that it's not only the young home buyers in Pune but may be the entire population has been completely converted into consumers. Ready to be exploited by the manufactures. Manufacturers of the skin creams, soft drinks, footwear, junk food, cars and 'dream homes'.

Using advertising and media, these consumers are brain washed to ignore their basic needs and pay exorbitant price for the products which fulfill the so called aspirations - wants. Time is right! I must go back to real estate advertising and marketing and help the builders to squeeze the property buyers dry!!

I would have announced my decision, if the builder with me hadn't asked, "Ravi, how is this location for Anandgram? In the industrial belt on Nagar Road, research tells me that, there is an acute need of homes - in the price range of 4 to 10 lakhs.."

"What? You want to fulfill the housing need!," i asked Sachin Kulkarni, the builder with me.
