At the sample flat of Maple Woodz Wagholi (www.maplewoodz.com), a shopkeeper in Narayan Peth suggested to me that i should act smart. Like him. First i should book a flat and then visit the sample flat. Rates are going up. Availability is coming down. All 1 BHK Flats are booked. His was the last one!

But there was a huge crowd in the booking pandal of Maple Woodz. People were in queue to register their names. So many real estate investors were waiting their turn.

Somehow, i managed to grab a chair on one table. The salesman thought that i was the kid of 82 year old investor couple who were finalizing their 2 BHK Flat. To convince the salesman that i was with the couple, i said, "Come on Great Grandpa! Last 17 flats are available at 2550 & 2650!"

Mr. 82 took out the single cheque out of his pocket. I was about to shoot him signing the cheque but someone tapped on my shoulder! Without hesitating, i gave up the idea of shooting the Pune real estate investor and decided to join their darling, Mr. Sachin Agarwal (Goyal), Director, Maple Group.

    yes i m home buyer.I am interested only that property where i can stay atleast for 10 years.By the time this property is ready for possesion, do you think this area will be good to stay? Distance from IT Park etc is secondary to me.(I am not in IT). Some basic amenities, good roads and safety and water are the things on which i m focusing on.

    is there a single maple tree there ?

    all brochure makes impression that that project is situated in Europe or america. when the project overs the reality is not even 30% close to that.

    Yes, your concern is right! Why the property rates in Wagholi are so low?(!) Your wish, for sure, will be fulfilled soon and property rates in Wagholi will rise to Rs. 4,000 per sq.ft.

    you always tries to misguide the buyers (especially NRI's) that the Pune real estate market is buoyant and flats are selling like hot pancakes.
    I do not know what benefit or income he gains in trying to prove that the real estate rates are justifiable under any circumstances. Recently though the guy seems to have realized that he is too much into pleasing the builders and people are loosing the faith in his blogs, so has sometimes tried to blog which could please the potential customers.
    But, to conclude I would never get an opinion or guidance from a person who gives out biased guidance.

  14. People are in a hurry to buy flats. I really get amazed to see the kind of queues in newly launched projects. Wagholi is touted as a developing centre and next kalyani nagar etc.Two or three projects I visited recently did not have proper arrangements for water supply and were assuring me that tanker supply would meet the need and that in 3-5 years Wagholi will become part of PMC and water supply will not be a problem. One very leading builder asks the buyers to pay additional amount for laying a fresh water pipeline from a nearby river. How people can believe this assurances from builders and invest is really beyond me?What type of verification is done of papers and sanctions when hurried payments to book flats is the trend? People should be careful and avoid making commitments without full verification of sanctions,water supply,land disputes on the land.whether theland is mortgaged by the builder for getting working capital and many other legal requirements before investing or they will just be a soiurce of interest free depostis to builders.

  17. Why builder setting rates to high ..and when we go to finalize the flat we need to bargain with them...there is no one builder who set correct property price which is Mon negotiable...that means they are selling same kind of flat with different prices.....
