Goodness gracious me!
Oh! What a weekend!! Unlike the recent launches on Akshaya Tritiya, this weekend, i was not the only visitor at the site. At the "unfamiliar" and "out of the way" - Om Developers' Tropica, blessed township at Ravet PCMC, off Mumbai Bangalore Bypass, i had company! Company of young home buyers who were looking for affordable luxurious homes in the Municipal Corporation limits. A 3 BHK Flat for Rs. 45 Lakhs or a 2 BHK Flat in 35!
Like others, for the first time, i was visiting the 2 BHK Sample Flat - with all actual specifications and without any furniture and the 3 BHK "Furnished Show Flat" in Om Developers' Tropica.
The space in the 2 BHK Sample Flat of Om Developers' Tropica looked 'enough' and 'comfortable' for me.
Juliet balcony - standing balcony - was adding space, light and romance to the master bedroom. And niche for wardrobe and a loft above it was providing storage without occupying room space in 11x11 bedroom. Glass panel and wash basin counter in the attached toilet of the master bedroom, essentials luxuries, were provided by default.
Without considering the property price - all inclusive 35 lakhs for a 2 BHK - common space - 10x14 living + 8x14 Kitchen cum Dining - was looking "Too Good" with or without entrance lobby. With the sitting, bird bath and a plant of "Chafa" - size of the attached terrace - 9x9 or 10x9 - looked ideal.
After the visit, "Value for money", i remember well, was my overall impression about the 2 BHK Sample Flat. Then, certainly, i had a look at the "Furnished 3 BHK Show Flat" at Om Developers' Tropica. Which convinced me that you can do a lot in a 3 BHK Flat which has a carpet area of 928 sq.ft. and costs only 45 lakhs!
Obviously, i asked Satish, who showed me the flat, about the reactions of the visitors to the sample flats of Om Developers' Tropica.
"Everybody likes the sample flat very much and says "खूपच छान!"," Satish said. Looking at the expressions on his face, i said,"Goodness gracious me...this is a blessed place!"

By that logic (train station), one can justify buying at this rate in Kamshet too!
ReplyDeleteDear Mistral, After posting this comment, for sure, you must be feeling good! But you are more than correct. Remember Dajikaka Gadgil Developers' Anant Srishti at Kanhe? 164 flats booked in 3 days! Of course, price range was 14 lakh for 1 bhk to 22 lakhs for 2.5 bhk.

ReplyDeleteI was wondering, if you can post on your blog some info/facts about "resale" flats/houses in Pune. I know its difficult to have a unified view on "resale/used" flats, since they might be quiet scattered. Nevertheless, it would be interesting to know also about resale flats:
1) Do the prices are same as the new ones, when compared to the area in which you are buying
2) Does the registration/tax etc costs ?reduce/increase for a resale flat?
3) Advantages/disadvanatages of buying into one?
Any thoughts.

ReplyDeleteYou are right, Rahul. I will start writing about resale market. Initially, i will start interviewing the brokers in the particular area and the properties they are offering.

ReplyDeleteAs a potential buyer, here are my thoughts, on why I am looking for a used/resale flat:
1) I know that the building is ready :), I just have to move in the next day
2) The neeighborhood is already developed, so you already know what it is like to live there, instead of thinking on potential development
3) If the building is relatively new, say year 2000<, by spending 2 to 3 lakhs on renovation (I guess), it will be as good as new

P.S: I am an NRI (live very close to Brussels), with a decent salary, and strugling to find a decent appartment in Pune. The prices in Brussels suburb are same as in Pune..ata bola..
I completely agree with you, Rahul! I would like to add one more important point - ready - many times 'vibrant' - social and cultural infrastructure which enrich your life. (I think, when i write about resale properties, i should write about it too!)
