Visit to Dajikaka Gadgil Developers' Anant Srishti Kanhe, on the eve of launch!

On the 1st of April 2011, I visited Dajikaka Gadgil Developers' Aanat Srishti at Kanhe (www.dgdl.in). The 35 acre gated community of 150 N. A. Bungalow Plots (Rs. 25 to 30 Lakhs approx), 74 Row Houses (Rs. 50 Lakhs approx) and 600 units of 1 BHK (Rs. 13 Lakhs approx), 2 BHK (Rs. 19 Lakhs approx) & 2.5 BHK (Rs. 21.5 Lakhs approx) Flats.
Dajikaka Gadgil Developers' Anant Srishti is located at a walking distance from Kanhe Railway station, on Pune Lonavala Local Train Track. So, I took the 3 pm Lonavala Local at Shivaji Nagar Railway Station. I was visiting Dajikaka Gadgil Developers' Anant Srishti at Kanhe because i wanted to write a blog before booking opens on 2nd of April 2011 and property buyers start visiting the site.
I immediately started walking from Kanhe Railway Station. On the way, I didn't stop for more than 3 minutes to admire the lovely pigeons for sale. Spoke only for 5 minutes with Jagdish Khadtare of Prithvi Multicon Pvt. Ltd. about the launch of SaiDham Bungalow Plots Scheme at Takwe Village, just 4 klms from Dajikaka Gadgil Developers' Anant Srishti, on the way to SR Group's Ozone Park Weekend Bungalow Plots at Dahuli (www.ozonepark.in).
I crossed Supreme Industries Ltd. Just looked at MUSCO (Mahindra Ugine Steel Company Ltd.) on the right and went to Dajikaka Gadgil Developers' Anant Shrishti on the left. I admired the decoration of pandal for a few minutes and inquired about my friend, Pravin Patil, Project Manager, Dajikaka Gadgil Developers. "He must be at the site. Call on his mobile," the supervisor said. "Good! Why call? Let's take this opportunity & have a good look at the 35 acre site of Dajikaka Gadgil Developers' Anant Srishti!," i said to myself and came out of the pandal.
When i was admiring the plot, i saw a small crowd in the section of Dajikaka Gadgil Developers' Anant Srishti - where 600 flats are planned. Curious to know who they were - i started walking in that direction. Hoping - these people wouldn't be the smart property buyers looking for a better choice and deal. Cribbing - on the eve of launch, only Ravi Karandeekar, the pioneer Pune real estate blogger, should be allowed to visit the site and not the property buyers. Worrying - Is Anant Srishti going the Anant-Shilp Bavdhan way? Sold out before the official launch!
I didn't like what i saw. Mr. Sangram Deshmukh, one of the partners, and Pravin Patil, my friend and project manager, were surrounded by middle aged people. In no time, i got that these are the property buyers who are here to finalize their flats. Very gracefully, i accepted my defeat and joined the crowed of smart home buyers.
Though, there was nothing at the site but a plot of land with a compound wall, the finalization of flat was quite an easy job. Because Mr. Sangram, who had planned the project, was there to explain and visitors didn't have much to ask. But finalizing the flat number was not an easy job. Mr. Sangram's assistant was constantly calling the sales office of Dajikaka Gadgil Developers, on Ghole Road in Pune, to check the availability!
In a few minutes, we started walking back to the pandal. I greeted Mr. Sangram and said, "I hope you will have some flats to offer when bookings will open tomorrow morning!"
"I hope so! Because, we have opened only 2 buildings - H & I. Only 112 flats out of 600 and around 70 plots and 35 row house - in the 1st phase," Mr. Sangram said and added that, "All credit goes to Dajikaka! For us, delivering quality and satisfying the buyers is a job. A challenge. Huge responsibility!"
A visiting property buyer couple joined us and started telling us why it was important for them to book a 2 BHK today.
"Do you mean to say that you were not at all considering to book a 2 BHK Flat till you saw Anant Srishti's Ad in today's Sakal?," i asked the husband.
"Of course, we were planning to book. In fact, i had told my son - 'you marry the girl of your choice but buy a home of my choice!' He has done his job & finalized the girl. But, i couldn't find the right home for him - till today!," the husband said.
"My son used to tease me for taking impossible challenge of finding a home in his budget. - 'Papaji, you got to win a lottery to buy a home for me in Pune' - he used to say. When i told him about Anant Srishti in the morning, he said - 'Don't tell me that you really won the lottery!' I told him that you only need a season ticket of Pune Lonaval Local Train to buy a home in Anant Srishti!" the husband said and added that he had to go to Kanhe Railway Station for the 1820 Lonavala Pune Local Train to Chinchwad!
