It was my first lunch date with Mahesh Saluja, AVP - Sales & Marketing, Kolte-Patil I-Ven Townships (Pune) Pvt. Ltd. For a while, we had been in touch, but hadn't met in person. But, that was fine with me.

I was sure, like all senior managers in Kolte-Patil Developers, Mahesh Saluja must be highly experienced real estate professional. I was also sure that, like all senior managers in Kolte-Patil, Mahesh would be there for the next 10 - 15 years. So, I didn't see any urgency.

Anyways, there was no need and scope for me to write about Kolte-Patil I-Ven Hinjewadi Township. For a while, instead of I sharing some news, you were all providing me, latest information about the pre-launch offer of Kolte-Patil I-Ven Hinjewadi Township!

Considering the response to the pre-launch offer, i had come to conclusion that Kolte-Patil I-Ven Hinjewadi Township has become the first "cool property" in Pune real estate market. The other day, when someone told me that it will be launched in a month's time, i said, i should taste the ice-cream before it melts.

Well Designed Sail Plan:


Mr. Mahesh Saluja welcomed me in the plush marketing office of Kolte-Patil I-Ven Hinjewadi Township. At the end of a guided trip of the entire establishment, we went to the 'viewing gallery' from where we can see the entire 400 + acres.

The view was awesome. The way Mahesh was describing the plan, i could actually see the complete township taking a shape in front of my eyes.

In an instant, i stopped visualizing, took a few steps back and focused my eyes on Mahesh Saluja. What was he up-to? By painting an attractive picture of Kolte-Patil I-Ven Hinjewadi Township, was Mr. Mahesh trying to sweep me off my feet?

No. He wasn't! In fact, Mr. Mahesh was completely, in touch with the reality and constrains in the development of such a huge township. He was not daydreaming. Standing on the bridge of a ship, like an able Officer of the deck (OOD), he was just explaining his "sail plan"!

Looking at him, i felt that it would be quite a safe journey for the home buyers. Certainly, this was coming from my experience of what is happening in other "Townships" in Pune - Amanora - Blue Ridge - Megapolis - Nanded City Pune. Moral of the story was the captain of the ship plays an important role in making the journey safe. Which looked quite possible with Mr. Mahesh Saluja, AVP - Sales & Marketing, Kolte-Patil I-Ven Townships (Pune) Pvt. Ltd. So, i asked him, "Mahesh, can i take one photo of the 'cool guy' in Pune real estate market?"

  3. Anyway, What's the launch the date finally.?

    The Pre-launch offer is going from last 1 Year &
    Intrest Free funds to Kolte Patil I ven as well.

  4. The Builder has Pre-launched it a year back.

    They are taking 20% of the cost from people at the time of booking. (Interest Free funds)

    All the sactions & approval are not in place yet.

    The expected possession is 2.5 Years from the official launch date.(No one knows the launch date yet)

    The Total price (Not per Sq. ft price) is relatively higher.

    The approach road is too narrow as compared with Megapolis, Blueridge.(Although there are claims of new DP road )

    What has made you writting good about Kolte Patil I ven

    A big question in mind of your regular readers..?

    Don't say Reputation of builder, All builder are almost same about delayed possesion with few exceptions.
    & I don't think KP is an exception.

    Don't say Approvals, PNB & now HDFC has approved KUL ecoloch after verfying all sanctions & approvals.

  5. I am also worried about the approach road.. the Marunje road sucks. I am not sure if buyers/investors will dread to take the Marunje road to reach to such a exclusive township planned. Could be good bet if the road expansion(Marunje) and ring road proposal(Chandkhed) takes some shape before one thinks of investing in that area.What do you think Ravi?

    Dear Rohit,

    1) I didn't criticize. Credit goes to the chairman of CREDAI who made us aware about the delay and it's cost to the property buyers.
    I just raised the question - if this is the fact then, Mr. Chairman, why hurry to launch the project?

    2) I would have done the same if Kolte-Patil has launched it in November 2010!

    3) Be prepared to read good about KUL Ecoloch in 2012 or in 2013!

    4) Please, note that, in the last 11 months, i haven't written about the pre-launch offer of Kolte-Patil.

    5) Is this blog about the offer? No. It's about the people and the builder.

    What made you to say the project is realistic? I have seen may blogs in indiaproperty forum about this project and people have booked the flat in december-10.Still there is no official launch date about this project.I have seen your critisism on Blue ridge where you said that people are paying for rent and EMI for 3 years.Then the same thoughts apply to here as well.Why are you speaking in favour of this builder?
