Property rates at Neo City Wagholi - On Saturday Evening, 22nd January 2011:
Garden Facing Flat Rs. 2,500 per sq.ft. & Non Garden Facing Flat Rs. 2,400!
What would be the property rate on Sunday Evening?
Property Rate for 1st 50 Flats in Neocity Wagholi Pune Nanagr Road - Rs. 2,151 per sq.ft. for the saleable area |
On Saturday evening, when i was in Neo City(www.neocity.info) - on Nagar Road, behind Jain College, next to Lexicon International School at Wagholi, Pune 411 027 - all 1 BHK Flats in the first phase were booked. Only a few 2 BHK Flats were available. But a huge number of property buyers at the site were interested in the 2 BHK Flats. So, 'by the public demand' the builders of Neo City Wagholi - Pristine Properties + Jalan Group + Maple Group - opened booking of "F Building" of 2 BHK Flats - in the second phase. Of course, at the higher property rate. At Rs. 2500 for the garden facing flats and Rs. 2400 for the Non-garden facing flats.
At these rates, on Saturday evening, the property price of a 2 BHK Flat in the F Building - 590 sq.ft. Carpet Area + Terrace - was approximately Rs. 22.20 lakhs for Non-Garden Facing and Rs. 23 Lakhs, approximately, for the Garden Facing Flats.
Looking at the response to Neo City Wagholi, i guess, today evening, on Sunday, 23rd January 2011, the property rates would rise to Rs. 2600 - 2700 per sq.ft. However, even at those rates the property price of a 2 BHK Flat in Neo City Wagholi would be approximately Rs. 25 Lakhs. Which is quite an attractive property price! Isn't it?
Launch Offer for the first 50 flats in Neo City Wagholi:
1 BHK Flat for Rs. 12.91 lakhs & 2 BHK Flats for Rs. 17.40 lakhs Onwards - ONLY for the first 50 Flats in Neo City Wagholi Pune |
The "Launch Offer" - 1 BHK Flat for Rs. 12.91 Lakhs (+ Service Tax + VAT) and a 2 BHK Flat for Rs. 17.40 Lakhs (+ Service Tax + VAT) - was only for the first 50 flats in Neo City Wagholi. However, the first 50 flats were booked in a few minutes. So, the builders of Neo City offered additional 50 flats at the launch property price. In no time, these flats were also booked. So, by noon the booking rate at Neo City Wagholi was Rs. 2350 and 2450 per sq.ft. Around tea time, that property rate was increased to Rs. 2400 & 2500!
Of course, the flats which were opened for booking - at the higher property rate - had a bigger carpet area than the flats in the launch offer. So, obviously, the all inclusive property price of a 1 BHK & a 2 BHK Flat increased substantially.
"Other Facilities" and "Maintenance":

Besides the current price of approx Rs. 22.20 lakhs (Non-Garden Facing) or Rs. 23 Lakhs (Garden Facing) Flat, you have to pay Rs. 1,50,000 or Rs. 1,00,000 - if you want certain optional "facilities"! Looking at the cars and motorcycles parked at the site office of Neo City Wagholi, for sure, every one must have opted for this "other facility! It means "today's" all inclusive property price of a 2 BHK Flat - of 590 sq.ft. carpet area + terrace - in Neo City Wagholi is in the range of Rs. 23 - 24.5 lakhs!
Of course, in any ways, this is only "todays" property price of a 2 BHK Flat - 590 carpet + terrace - in the F Building at Neo City Wagholi. At the time of possession, for your 2 BHK Flat, you have to pay "maintenance charges" too. At the rate of Rs. 2 per sq.ft. per month, you have to pay maintenance charges for the first 12 months. Which means that you have to pay approximately Rs. 20,000 more!

I met Mr. Vijay Jalan, of Jalan Group, one of the partners in Neo City Wagholi and thanked him for launching a 2 BHK Flat in the price range of Rs. 25 Lakhs.
"No need to thank! I haven't forgotten my roots! These are my people. I always build for them," Mr. Jalan said - the same thing he had said at the launch of Aura County at Ubale Nagar, near Kharadi Jakat Naka on Nagar Road.
"OK! In that case, i am sure, i can congratulate you for offering the property at the rate of Rs. 2500 per sq.ft.!," I said.
"Yes! You must congratulate me for the property rate! It's challenge! You know the land rate in Wagholi is 800 rupees and the construction cost is around Rs. 1500 per sq.ft. Even if you consider my average selling price - you will agree that my profit margin is very less than any builder in Pune. Still, i am offering the best possible amenities in Neo City Wagholi - like a mini golf course! Why? Because, I haven't forgotten my roots!," Mr. Vijay Jalan said.
When i was waiting for the bus at Bakuri Phata on Nagar Road, i received a call asking my opinion about investing in Neo City Wagholi. As usual, i asked, "Have you booked or are you planning to?"
"I have already booked!," the caller said.
"Good! Congratulations! Why are you asking?," I said.
"Means - my decision is right. But, my wife is not so sure," the caller said.
"Why? What's her point?," i asked.
"She says - booking is easy - but living there would be difficult!," the caller said.
"She is right! As it is - living is not easy!! I am afraid she must have calculated monthly expenses and EMI. Did she added the 'tanker money' too?," i asked.
"What is 'tanker money'?," the caller asked.
"The money to buy a water tanker!," i said. The caller wanted to talk more but i lost the coverage. Otherwise, i would have called Mr. Vijay Jalan and told him that buying and living is more challenging than building and selling Neo City Wagholi!

Even though water tankers are still required even schemes of your beloved builders like Paranjape(Crystal Garden, Camellia, Magnolia, Blue RIdge), Aditya (COmfort Zone), Naiknavare, ABIL (Megapolis), Kumar (BanerPashan LR), I found it strange that thought of water tanker never came to your mind while writing articles (ads) for those builders...
Any specific reason why those builders were spared?
It's not about the builders. It's about the buyers. Those who buy and live in the project pay for the water tanker. Right?

Because, you want to share useful information. Like you have already done your comment by talking about water tanker issue in these projects.
Now, question is what is the difference between these two issues - one in PMC & the other in Wagholi Gram Panchayat and can we find a solution?

ReplyDeleteSimple solution I can think of is: residents should unite to form a sizable vote bank and give 'bamboo' to local corporator.
Threaten him that if the issue is not resolved, we will not vote for him in upcoming elections.
We are already trying this in our neighborhood.
Other one is to go to media, e.g. your blogs.

Hello Mistral! What was the "real question"? I didn't feel that the real question was about the water issue! I thought the issue was "me"! He was talking about my favorite and not so favorite builders. He was only interested in criticizing me.

See, i am real estate salesman. Not a social activist. There are many journalist who write about these issues. DNA has published the series of articles on civic issues in Pune.
Considering my experience and expertise, i believe that i should focus on buying, selling and development of Pune real estate.
Sorry, to disappoint you. I am very focused.
At the same time, remember that i am born and brought up in Pune. In school, i have studied civic science and in college politics. Last many years, I am living in Kothrud. So, my ideas about PMC, civic infrastructure and role of a corporator and citizen are different than yours.

Whereas, i respect the intelligence of Pune property buyers and feel sad when someone don't acknowledge it.
I went to see "Aura County /Signature" next to Kharadi ,exactly as Jagatnaka
ReplyDeleteas it`s called ,price & location seems attractive Rs 3430 for 2BHK, and they
call it a new launch ,where as the same price was advertised in the month
of September 2011.
Its good for the investors who invested early last year @ Rs 2200 -2300 /sq feet. Not sure how much could be the appreciation in next couple of years
if I not going to live there. This comes under Graham Panchayat not the any
PMC yet.
More over the other project called as "Neo City" in deep whagholi is still fighting for the NA status ,not sure if the "Aura City" is NA or not.
But no doubt this is a good investment for those who will be staying outthere
,could not be a short term plan.
Not sure about the claim that over 90 flats were sold in the very first day:)
.If so are the buyers not even thinking of the basic sanity before investing.

I request you to kindly suggest me good projects from reliable builders in Pune preferably near to Lohegaon, Wagholi, Kharadi, Dhanori or any other areas near to these locations.

The builder has failed its customers. They have failed to give possessions and in some cases to even register flats. Frauds! Shame..!
