Homeowners to Own & Professionals to Manage

"Special Township is not a private kingdom of a builder. Special Township means the decentralization of urban infrastructure. Government of Maharashtra itself has given permission to a private builder to develop this infrastructure for the growing urban middle class population. Besides developing - managing this infrastructure is the responsibility of a private developer. As a developer of Nanded City Pune, my job is to mange this infrastructure more efficiently and more democratically". Mr. Satish Magar said.

After the recent 97th amendment to the Constitution of India, formation of a Co-operative Society has become a fundamental right of any Indian citizen. It means that no builder can refuse or avoid to form a co-operative housing society.

As it is, generally, good builders in Pune form a co-operative housing society, do the conveyance and get out of that project. Are the developers of special townships - Nanded City Pune, Blue Ridge, Life Republic - going to do the same? I was curious to know.

As usual, the flat agreements of these special townships have given all decision making powers - about formation of co-operative society and conveyance of ownership rights - to the developers. Now, nearly after a year, though the developers of Nanded City Pune & Blue Ridge Hinjewadi have given possession of a few thousand / hundred flats, they haven't taken a decision or any action. So, there is a confusion. Are these unit holders - 'property owners' or tenants of builder?

Besides the status of a unit holder - I was also curious about the future of these townships. So, I requested Mr. Satish Magar to share his plans about management of Nanded City Pune (www.nandedcitypune.com).

Infrastructure Management:


First, Mr. Satish Magar told me the difference between a general housing project and the special township -

When a housing project is in a municipal corporation limit, infrastructure services are owned and supplied by the local government - PMC / PCMC. So, the responsibility of a co-operative society of a housing project in municipal limits is limited - the houses, buildings, open spaces & their plot of land.

Whereas, a special township is not a housing project. A special township is an infrastructure project. The ownership & responsibility is not only limited to houses. You also own infrastructural services. You own water, power, safety - security, fire fighting, drainage - waste management systems and other essential & basic civic services like medical, education, shopping.

"So, as a developer of Nanded City Pune, my job is to see that this infrastructure is managed more efficiently and more democratically," said Mr. Satish Magar.

Infrastructure Management System:


We all know Mr. Satish Magar for 'Farmers Direct Investment - FDI'. A revolutionary concept developed by Mr. Satish Magar. Because of Mr. Satish Magar, instead of selling their land to the builders, the farmers themselves became developers & builders and Magarpatta City was born. Which became a pattern of urban development - on which Government of Maharashtra formulated 'Special Township Act'. Now, Mr. Satish Magar was telling me his ideas about the management of his special township Nanded City Pune.

"To manage infrastructure spread over 700 acre - you need a system. Proven infrastructure management system. Which I am developing and fine-tuning for the last 10 years at Magarpatta City. The same infrastructure management system will manage Nanded City Pune," pointing at his laptop Mr. Satish Magar said.

Some 2,000 people work in different divisions which look after property management, safety - security, water, power, waste management services of Magarpatta City. In 'real time' the status of these services are available to Mr. Satish Magar.

At a frequent intervals," Mr. Satish Magar said, "the meetings are held - basically to reevaluate policies, otherwise, the system runs on it's own! This infrastructure management system is my creation & asset - which will be implemented at Nanded City Pune"

Nanded City Pune will have proven infrastructure management system - plus lot more systems will be automated. For example, paid water and power meters will help Nanded City Pune to mange water & power supply more efficiently. The management will have actual data of consumption and requirement of water & power.

"To manage these infrastructure services - you need professionals. Which we are training in house - at Magarpatta. Who will manage the infrastructure of Nanded City Pune," Mr. Satish Magar said.

Infrastructure Management Company:


"Professional management performs well in the corporate culture. So, I am going to form a company to look after the management of infrastructure of Nanded City Pune!," said Mr. Satish Magar.

"Company Raj!," words came out my mouth.

"Yes! To manage infrastructure of this size - you need impersonal - professional corporate management. Which will assure that the township will run well for the next 100 years. Even if Satish Magar is not there. My job is to establish an efficient management system which will offer good quality of life not only to the present residents but also to their next generations," said Mr. Satish Magar.

"Management is fine - but what about the ownership of township? This is not an animal farm!," I said.

"Of course, the residents will own this company! The professional management will be answerable to the owners - the residents of Nanded City Pune. It will be governed as per company law. Each unit holder - flat owner - will get one share in this company. This is the best way to manage infrastructure of this size democratically and efficiently," said Mr. Satish Magar.

"You also need funds to manage the infrastructure of this size. What will be source of funds? Only one time maintenance given by the property buyers?," I asked.

"No. One time maintenance is not enough. I call it cross subsidy - besides one time maintenance - the company will get revenue from commercial lease rentals. As I do at Magarpatta," said Mr. Satish Magar.

"You mean to say that like Magarpatta - the company will be the owner of residential as well as commercial part of the township?," I asked.

"You can't divide a special township into two pieces - commercial & residential. It's one - integrated - infrastructure project. So, this company will develop it's own streams of revenue. Developing streams - sources - of revenue is very essential for the survival - sustainability - of the township. Because supplying water, power and other essential services can't be your source of income. If you sell these services at profit - homeowners can't afford to live in your township. So - 'Revenue Generation Engine' is essential to run this train," said Mr. Satish Magar.

"I know a couple of trains - but I don't know anything about their 'revenue generation engine' or about their 'engine driver'! Some times, I fear what will happen if any train is derailed?," I said.

"Don't worry. Every builder who ventures into this kind of development must have some business model which will help the township to sustain and prosper. If any township fails - don't worry - state government will take over the management of this infrastructure - because special township is just 'decentralization' of urban infrastructure - it's not a private kingdom!," said Mr. Satish Magar.

Owner or Tenant?

Are you an "Owner" or the "Kirayedar - भाडेकरू" of Special Township?




"I don't understand why property buyers pay such a huge amount to become a tenant of Blue Ridge, Nanded City Pune, Life Republic, Amanora!," said Mr. Vijay Kumbhar, RTI Activist and an authority on Special Township Act.

"Tenant? No! Mr. Kumbhar, only Amanora gives their flats on 999 years lease. So, those who pay for a flat at Amanora can be called "Lessee" - "Renter" - "Tenant". At Blue Ridge, Nanded City Pune & Life Republic - you own a flat. So you are a "owner". Not a Tenant!," I said.

"Owner of what?," Mr. Kumbhar asked.

"Owner of a flat," I said.

"Owner of a flat - means - exactly what? Owner of the cubic space inside the 4 walls, floor & roof of his flat?," Mr. Kumbhar asked.

"This is a temporary phase, Mr. Kumbhar! No developer has - yet - formed 'Co-Operative Housing Society' and has not - yet - done the conveyance deed in the name of society. So, at present, those who live in these flats - do not own the building and the plot of land on which the building is constructed. But eventually - I hope - the developers of these townships will form the Co-Operative Housing Society and will do the conveyance," I said.

"Why 'Hope'? - Aren't you sure?," Mr. Kumbhar asked.

"No. Not sure. Because, there is no clarity - all depends upon the builder's wish," I said.

"You know what? After the 97th Amendment to The Constitution of India - forming a co-operative society has become a fundamental right of every Indian citizen. And, now, co-operative society has received the status of Panchayat - local self government - Gram Panchayat - Municipal Corporation. So, no builder can stop the property buyers from becoming the owner of entire township!," Mr. Kumbhar said.

"As the builders do in the small projects - form society - do conveyance - and get out of the project?," I asked.

"Yes! The builder has no option but to handover the special township to the co-operative housing society of the property buyers. No builder can go against the constitution of India. Constitution believes that Indian citizens are capable of looking after themselves. Indian citizens didn't want - East India Company - then or don't want - any company - by any other name - now!," Mr. Kumbhar said.

For the updates about stopping Xrbia, at Nere Dattawadi on Hinjewadi Marunji Road, I met Mr. Vijay Kumbhar. The RTI activist who played important role in preventing Eiffel Olympia from destructing Sahyadri.

"It's a time taking process," Mr. Vijay Kumbhar said and asked me about other 'special townships' around Pune.

"All are doing fine! Those who were launched around 4 - 5 years ago - Blue Ridge - Nanded City Pune - Amanora Park Town - have given possessions of a few hundred flats," I said.

"What are the current property rates in these 'special townships'?," Mr. Vijay Kumbhar asked.

"Very reasonable property prices...for example at Blue Ridge Hinjewadi - you can get a 2 BHK Flat for only 79 Lakhs & a 3 BHK for 96 Lakhs. At Nanded City Pune - 690 sq.ft. 2 BHK Flat is for only Rs. 49 - 50 Lakh!," I said.

"What are the property rates?," Vijay Kumbhar asked again.

"Very competitive property rates......At Blue Ridge only Rs. 5,000 & 5,300 per sq.ft. at Life Republic only Rs. 4,000 - 4,500 per sq.ft., at Nanded City Pune Rs. 4,250 - even for a 22 story Shubh Kalyan," I said.

"Are these property rates "competitive"?," Vijay Kumbhar asked.

"Yes! 1) These are less than the rates in the developed areas of PMC & PCMC. 2) At this rate the builder is going to develop your flat - as well as - the basic infrastructure," I said.

"Don't you see that these property prices are wrong? Don't you realize that by not writing against these property prices you are helping these builders to exploit the property buyers & Maharashtra Government? Why are you only against Xrbia? Or...as they say in the comments on your blog - Are these townships - Life Republic - Blue Ridge - Nanded City Pune - paying you to write against Xrbia?," Vijay Kumbhar asked.

"Kumbharsaheb, 1) I write for the property buyers and not - for - or - against - any builder. So, my readers - property buyers - pay me - not any builder. 2) I am not against Xrbia. In fact, I admire Xrbia for launching 'fullon money sucking operation' and removing - dirty - stupid investors from Pune real estate market. Somebody has to do the dirty job. And, I am glad that Xrbia is doing it! 3) I am against these stupid investors who are happily becoming accessory to crime of killing their own Mother - World Heritage Sahyadri Ranges at Xrbia, " I said.

"Means...you are not corrupt, " Mr. Vijay Kumbhar asked.

"Yes. I am not corrupt. At the same time, like you, I am not an activist. Sir, compared to you - Mein chota sa, pyara sa, nanha sa, baccha hoon!," I said.

Exploitation of Children:


"OK. You are innocent. I accept. You care for mother nature. That's good. Now, care for the children too. Children of Mother India. Stop these builders from exploiting the citizens of India!," Mr. Vijay Kumbhar, the RTI activist who played important role in preventing Eiffel Olympia from destructing Sahyadri, said.

"Are the developers of special townships like - Blue Ridge - Nanded City Pune - Life Republic - Amanora - KUL Ecoloch - exploiting the citizens? I don't think so. In fact, these developers are doing what Maharashtra Government can't do! The builders of these townships are developing infrastructure in the fringe areas of Pune and providing housing for the growing population," I said.

"Yes. These builders are developing infrastructure & providing housing. Only because Maharashtra Government let these builders buy cheap agricultural land and gave concessions in taxes and development charges. Why did Maharashtra Government do this?," asked Mr. Vijay Kumbhar.

"Why?," I asked.

"Because, these builders claimed - land prices decide property prices. If you make available cheap land - these builders claimed - we can provide affordable housing for the growing population. If the size of the project is big - these builders claimed - we will get foreign direct investment to develop these townships. To provide affordable housing for the growing population in the cities, Maharashtra Government passed the special township act which was based on Magarpatta City. In short, Maharashtra Government let these builders open "Rashan Ki Dukan" of affordable homes. Maharashtra Government changed the laws and made cheap agriculture land available to these builders. But, today, what you get in these "Rashan Ki Dukan of affordable homes"? A 2 BHK Flat for 50 Lakh? Is this home affordable for the common urban citizen?," Mr. Kumbhar said.

"Certainly - not! Mr. Satish Magar's Rashan Ki Dukan of Affordable Homes - Nanded City Pune - is not at all affordable for the common middle class citizen. Same about Mr. Shashank Paranjape's Rashan Ki Dukan of Affordable Homes - Blue Ridge Hinjewadi. Only - well to do - middle class - citizens can buy these homes," I said.

"Why don't these people understand that they are paying unreasonably high property price for these homes? Considering the land price, these 'special townships' should be sold at half their current property rates!," Mr. Kumbhar said.

"Wait! Are you blaming my property buyers?," I asked.

"Yes! The property buyers are at fault!!," Mr. Kumbhar said.

"No. You can't blame my property buyers. Most of them are not aware about the concessions - Maharashtra Government's special township act - cost of land," I said.

"How can you say that they are not aware? I took lot of efforts to publish these documents on www.pune.gov.in - the website of Collectorate of Pune District. Can't these people read?," Mr. Kumbhar asked.

"You don't understand the property buyers, Mr. Kumbhar. A property buyer is not an adult person like you. A property buyer is like a hungry baby. All it wants is milk. Breast vs Bottle is a topic of debate for an adult like you. Not for a hungry baby! Ask any Pune property buyer. He will tell you - Sir, Mein chota sa, pyara sa, nanha sa, baccha hoon!," I said.

It was Sunday afternoon. I was waiting for more than an hour in an exclusive site office for Amanora Future Towers in Amanora Park Town, on Hadapsar Kharadi Bypass, near Mundhwa Flyover, at Hadapsar, Pune 411 028.

I had read the colorful 56 page booklet explaining the concept of Amanora Future Towers. I had seen the 3D animation film on Amanora Future Towers. I had almost understood - what is Amanora Future Towers, I thought. But, i hadn't understood - out of those 5 guys on that big display board on the lawn - who is Bryan Adams?

About the Trees and Fruits!


I looked around. Silence was pin-drop. Everyone was seriously browsing the same booklet on Amanora Future Towers. Except, the half asleep baby in the lap of another half asleep 9 year old maid. As if, we were all waiting in the Doctor's Office.

"What are they doing inside?," pointing at the people sitting around many tables behind the glass wall, i asked the receptionist.

"They are booking flats!," said the receptionist.

"Flats? Like 1 BHK Flat...2 BHK Flat...3 BHK Flat.... Where are the flats?," i asked.

"Where means? In Future Towers!," she said and took the booklet from me, opened it, putting her finger on a page, she added, "Look here, there are more than 35 different types of apartments in Future Towers! Look at these pictures of the apartment..."

"Yes! You have a Flat! A flat with a big window!! Then why in this book and in that film you talk so much about trees - when you are actually selling fruits?" i asked her.

"That i don't know. When you go in - you ask them," she said.

"But, i am sure, you know who is the Bryan Adams out of those 5 on that hoarding on the lawn. Can you show me?," i asked.

Back to the Future:


While i was with the receptionist, a couple with two kids came out of the theater. Kids straight went out of the glass entrance door of the office, stopped, turned and slowly walked towards the glass door which opened automatically when the kids were at a certain distance.

Again the kids went out, this time a little further, walked a little faster, and came in through the automatic door.

Excited with the performance of the door, kids went much further - nearly 20 feet - stood on the lawns and ran in through the automatic glass doors. "Good sensors!," they clapped each other and again ran outside. This time, their father also followed them!

Expecting to see three of them running through the door, i took a good position. But, i think, the father must have persuaded the kids to stop playing with the automatic glass doors. Mother came to me and asked, "Are you investing?"

"May be! If i understood exactly how it is!! I am not as future ready citizen as your kids. Looks like they enjoy the new technology!," I said.

"Yes! More than their father!!" the mother said.

"What about you? You look quite future ready to me! In fact all of you look like from the future - who are too eager to go back to the future!," looking at her in jeans and top, i said.

"Thanks! We are just back from US!!," the mother said.

"Thought so. Good! Means, you must be knowing - who is Bryan Adams out of those five?," pointing to the poster i asked.

Future is in the Past:


"Future is nothing but past," keeping aside the booklet of Amanora Future Towers, the gentleman in white said. Like me he was the only 'lonely one' waiting at the site office.

"You look like a doctor but sound like a philosopher! What is this about "past and future"?," i asked.

"I am here to book a 2 BHK or 2.5 BHK Flat in these Amanora Future Towers for my son. He is doing his post graduation in Medicine. After the post graduation, he may go to UK and specialize in blood related diseases. Five years from now, he will come back and settle down in Pune. Not like me. In Mumbai. But, in reality, he will start his life - exactly like me - in a "Chawl". In a "modern Chawl!" Where each "Kholi" will have it's own toilet!! Future is nothing but revised past!," the Doctor said.

"Are you upset with your son's decision? Calling Amanora Future Towers - 'Modern Chawl' is nothing but bitter sarcasm!," I said.

"Not at all! It's Criticism! You people read and believe in what is written on the package of a health drink. I read the formula!," the Doctor said and asked,"Are you from Pune? Born is some Wada in Shaniwar Peth? If you had been born and brought up in a Chawl in Parel - you would have understood what i mean by 'Chawl'!"

"Yes! You are right. I am born and brought up in a Wada in Shaniwar Peth in Pune! How are Amanora Future Towers 'Modern Chawl'?," i asked.

"Amanora Future Towers is a mass housing project of 3,000 to 3,500 homes - in 18 to 29 story buildings - on a long and narrow strip of a plot. Logically, a long building in hexagon shape is more cost effective to construct and can accommodate more number of flats than a square or a pentagon shape building. What was "Chawl"? Cost effective mass housing with shared facilities! Here in Future Towers, except toilets, everything is common in 3500 homes! "Really? It only means to me that these builders don't know that future is nothing but past. They haven't recycled old successful - iconic - mass housing model - Chaw!," the Doctor said.

"Doctor, you are spot on! Impressed. Completely. Only you can tell me, for sure, out of those five - who is Bryan Adams?," I asked.

Videocon and MIDC SEZ rolled back, farmers of Wagholi, Kesnand, Bakori, Lonikhand on Nagar Road rejoice

While the gazette notification had come out on November 5, it is only now that implementation is taking place.

“The land reserved for the project stands de-notified and the farmers can use their land,’’said a senior MIDC officer. Although the names in the seven-by-twelve extracts were not changed, the farmers who were prevented from use of their own land for the last two years now are free to start any activity.

“It is 1, 800 hectares and the farmers have won the agitation as it is against the SEZ rules to acquire land without the consent of the farmers,’’ he added. Circle officer M Ghadge said that the farmers will get back their extracts which have their names.

“With the overall proposal earlier marked out for the proposed SEZ, these farmers were issued notifications under the MIDC act. All this stands scrapped,’’ he said. Zilla Parishad member Ram Dabhade too had supported the movement and had led the agitation.

“We were successful in stopping the project only because the farmers were very sure that they did not want to give up their irrigated land for industrialisation. Most of the areas have mangroves and lots of sugarcane crop cultivation. The farmers depend on this and they did not want to trade it for a one-time amount,’’ said Dabhade who himself had two acres in the project.

A stay order was issued in November 2007 and the status quo of the SEZ was maintained for the last two years.

While the process of de-notification would take a month’s time, SDO for the land acquisition Jayashree Katkare from Haveli taluka said that there was some delay but they would speed up the process.

This is the first time a SEZ proposal has been rolled back in Maharashtra following a protest from farmers.

The notification has actually been released by the state government on November 5, 2009, but the SDO only got it recently.

The SEZ, was a joint venture between the Videocon and Maharashtra State Industrial Development Corporation.

Videocon pulled out from the project but the land remained in the name of the MIDC and the government will now remove MIDC's name to enable the original owners to cultivate or use the land for any other purpose.

Amanora launches second-hand flats business in Pune real estate market

The move coming out of the urgency of selling the apartments in a slumped real estate regime or a business opportunity along with a value-added service for probable customers?

Ad on the front page of Times of India, 18-9-2009:

"At a given time, we have planned for a capacity of buying up to 250 old flats. For this, we have made a provision of approximately Rs 75 crore. The process would work like an inventory where we will buy old flats and sell them off on a regular basis. And through these deals, we expect to generate revenue worth Rs 170 crore from Amanora Park Town"

The bookings are coming in fast:

When asked, if the slump in the real estate sector had promoted the company to start this scheme, Deshpande ( City Corporation managing director Aniruddha Deshpande) said
"No. We had recently announced 300 new apartments in the township out of which, more than 250 have been sold. there are some 2,000 apartments presently under construction and we have sold over 1,200 as of now. And the bookings are coming in fast"
City Corporation is developing a 400-acre township named Amanora Park Town in Pune, which would have 12,000 apartments in different categories. Business Standard

Farmers of Kesnand village, Wagholi, sign MoU with City Corporation, promoters of Amanora Park Town, to develop a township of affordable housing

240 acres integrated township of 500 to 1,000 sq. ft. flats in the budget of 12 to 20 lakh!

Jogeshwari Township Project, Kesnand:

Enterprising Farmers, who had opposed tooth and nail a special economic zone of Videocon in a joint venture with Maharashtra Industrial Development Corp (MIDC) a year ago, last week, floated their own company.

About 100 farmers of Kesnand village, near Wagholi (Where is Wagholi?), who set up Jogeshwari Township Project, have entered into an understanding with City Corporation, a real estate company, to develop a township at Kesnand, Pune.

Sambhaji Patil, director of Jogeshwari Township Project and Aniruddha Deshpande, managing director, City Corp, signed the memorandum of understanding (MoU) on Jan 26 at Amanora Park Town in the presence of Union agriculture minister Sharad Pawar and the farmers.

“Under this agreement Jogeshwari will provide 240 acres of land to develop a township at Kesnand, Pune and it will have 25 per cent stake in selling price after the development of the township,” said J K Bhosale, chief operating officer, City Corp

On the pattern of Amanora Park Town:

Bhosale said the Rs 2,000 crore project would be developed on the pattern of Amanora town for affordable housing. “We will start the construction in October-November 2009 and the first phase would consist of 2,000 houses,” Bhosale said, adding that the first phase would be completed within two years. The 500 sq ft to 1,000 sq ft area houses would have a price tag of Rs 12,00,000 to Rs 20,00,000. At present, City Corp is also developing Amanora Park Town at Hadapsar.

Aniruddha Deshpande, managing director, City Corp, said this affordable housing project would be a success because of meticulous planning and incorporation of new technology in construction. “The project will be developed under Maharashtra government's Integrated Township Policy, 2005, wherein the developer provides all infrastructure like roads, power supply, water, hospital, solid waste management and the project should cover 100 acres of land,” Deshpande added.

Minimum guarantee amount of Rs 1 crore per acre of barren land to the farmers:

Santosh Hargude, director of Jogeshwari Township, said the township construction will be spread over 10,000,000 sq ft and cost an estimated Rs 2,000 crore. “We have worked out a plan wherein the minimum guarantee amount of Rs 1 crore per acre will go to the farmers over the next five years,” Hargude said.

Hargude said in November 2007, Pawar had organised a public rally in Kesnand village and urged the farmers to come together and utilise the land for constructive projects. “His suggestion charged up the farmers and the barren land is being now used for the affordable housing project after screening many proposals,” Hargude said.

The Jogeshwari Township Project was floated in July 2008 and has 11 farmers as directors on its roll.

Sharad Pawar for President:

Sharad Pawar is my leader. I am his staunch follower.

In this government he is Union Agriculture Minister but i always wanted Sharad Pawar to become a Prime Minister of India.

Obviously, when NCP decided to project Sharad Pawar as its prime ministerial candidate in the next Lok Sabha elections, i was very happy.

But not anymore. Not, for sure, after reading the news about Jogeshwari Township Project at Kesnand, Wagholi.

Now, i want him to become a President. No! not a president of India. But the President of United States of America. I am 100 per cent sure, American citizens will not only join me and shout "Jai Ho!!" but they will vote "Sharad Pawar for President", in place of Barack Hussein Obama in the next elections.



It may happen that I do not have to wait for the next Presidential elections. Mostly, there will be a mid-term elections in America. Because, very soon American citizens are going to revolt against President Obama and his rebuilding America activities. Because, President Obama is planning to send all American citizens to work. He wants to create jobs and more jobs. He wants them to work on the roads, bridges and what not. Because of his policies Americans are going to suffer a lot.

At that point, 44% Americans (yes, 44% of the readers of my blog are in USA!) will tell rest of the citizens about Sharad Pawar and how he freed citizens of Pune from the hardships of work by opposing SEZ which would have created jobs. They will tell them, how Sharad Pawar is different from Obama. Not only that, he is not skinny or his name in not funny like Obama. But they will talk about his most important achievement. How, in place of jobs, Sharad Pawar gave us 'sweet homes'!

My leader, Sharad Pawar, will not only impress citizens but American Congress too. Congress (not Sonia's Congress but American Congress) will be happy to give up "Buy American" clause, amend the constitution and import the political leader Sharad Pawar from Pune as 45th President of United States of America!

On that day, i would be happy to say "He Ram!"

We have prospered a lot because of the outsourcing. In steaded of restricting ourselves to only business process outsourcing sector don't you think we should expand our services and add political leadership to the list?

Overseas funding to boost real estate

The second economic stimulus package announced by the government has some good news for the troubled real estate sector.

The fund-starved sector would be now permitted to tap the external commercial borrowing route to raise money, subject to the Reserve Bank of India approval, provided the money is used for the development of integrated townships. (For example..Paranjape Schemes' Blue Ridge, Kumar Properties' Megapolis, Magarpatta's Nanded City Pune, Amanora Park Town)

There would also be a dialogue between the central and state governments to release more land for the low and middle income housing.

Coupled with these, the RBI's easing monetary stance, signalling a lower interest rate regime, also is good news for the beleaguered sector.

An ideal platform!

Yes, indeed it's an ideal platform! Not to check out the different investment options as Times Property claims. But an ideal platform to find out which project in Pune real estate market gives you value for your money.

Amanora Park Town:

I was a little worried about the builders' participation in this exhibition. Hoping to hear positive news, i called Madhur of Aquarius Ventures, the event manager of Times Property exhibition. As per my expectations Madhur had lots of exciting news. For example, participation of Amanora Park Town!

Property Rates and Value For Money:


Good that on May 13, 2007, Amanora Park Town was launched in Times Property event at Le Meridien and they make it a point to participate in each event.

Amanora's participation adds great value to this exhibition because of their recent advertising campaign based on "Value for Money". Indirectly, Amanora says that in other projects in Pune real estate market you don't get value for your money!

For the obvious reasons, in the ad Amanora only lists out the specifications, amenities and the infrastructure services they offer but do not tell you it's costing. In this exhibition, you get an opportunity to ask their costing in terms of Rs. per sq.ft. Amanora's costing will help you to find out what should be the right property price of the project you wish to book!

For example, Amanora claims to spend Rs. 450 per sq.ft. for that long list of infrastructure support services. You can ask for the bifurcation - land, construction, infrastructure services and find out approximately how much other projects might be spending and get an idea of the right price you should pay for that project.

This exhibition is an opportunity to ask, discuss and debate openly about rational property prices with all the participating builders. Oh! What a great platform!! Do visit and go for a reasonable property rate!

Digital Amanora Park Town at Hadapsar in Pune

Leading IT communications provider, Japan-based NEC Corporation today signed an agreement with IT solutions and service provider CMC and City Corporation Limited (CCL) to collaborate in developing ''Digital Amanora Park Town'' at Hadapsar in Pune.

NEC will provide the relevant technology and CMC will bring in support for integration of IT solutions for the 400-acre township, Amanora Park.
