Searching a flat in Pune where my daughter would be safe

After a gang of hoodlums in Chinchwad burned down my car,
I realized that I should buy a home where my daughter, wife & car would be safe - Girish

I am not here because I am working in Hinjewadi. I am not selfish. Distance from my office is not important for me. For me the most important thing is the safety & security of my family.

This was Girish's reply to my question - "Are you working in Hinjewadi?"

Hoping to meet some intellectually weaker section of Hinjewadi IT Engineers, I was waiting near the site offices of Saarrthi Skybay, Pristine Equilife & Royal Serene - located behind Balewadi Stadium in Mahalunge Gram Panchayat.

Almost half a day had gone, but I didn't find any exceptionally stupid Hinjewadi IT Engineer.

So, all my hopes were on this couple, who had entered the site office of Royale Serene.

"How can someone go for hunting a home - carrying half asleep 4 year daughter on a scooter - in this torturous heat?," I asked myself.

That day, I have seen many couples & young guys bent on destroying their lives by booking flats without waiting for implementation of RERA in Maharashtra.

But this couple was unique.

"If this couple continues their search like this - they may not survive to book a flat. I must talk to them now," I said to myself & waited for them.

"If you are not working in Hinjewadi then why are you in Mahalunge?, " I said & asked his permission to video record it.



I am here because some hoodlums burned down my car. Today car was their target. Who knows what they would like to destroy tomorrow? I have a small daughter. I felt very insecure. Threatened. Frightened. Living in flat in Chinchwad Gaonthan would not be safe for my daughter. I decided to shift. Decided to buy a new flat. Where there would be safety & security. Watchmans. CC Tv cameras. Reserved covered carpark.

My father came down from the hometown. He felt the same. I should not continue living in Chinchwad Gaonthan. I should look for a housing society with a proper compound wall and security guards. He offered financial assistance too.

This incident - burning down my car - also told me that for the safety of my family I can't rely on Pune police. And fire engines of PCMC. A project - a gated community - should have all these facilities.

So, Saturday I visited a property exhibition. Shortlisted a few projects. And today, Sunday, we are visiting these projects. I visited Equilife, Skybay & Royal Serene at Mahalunge. Going to visit Austin Park at Tathawade. We are considering a few projects in Ravet too.

We are not interested in Kiwale. Because it's away. I have never gone beyond Mukai Chowk.

Chikhali - Moshi is downmarket. Closely associated with the blue collar workers from industrial belt of Bhosari & Chakan.

So, I am considering location close to Hinjewadi - Baner - Balewadi. Upmarket locations.

Even if the project is far away from my office at Pune station I don't mind. After all - who knows? - in future - I may get a job in Hinjewadi. Important thing is the project should have a proper security & reserved carpark. For my family. For my car.

"Are you going to sell your flat in Chinchwad Gaonthan where you feel insecure to live?," I asked.

No. I am trying my best to keep it. As a second property. Investment property. For my daughter. Investment in her future. Investment for our life after retirement. Said Girish & his wife.

I thanked Girish for sharing his horrible experience on a video & wished him all the best for a safe & secure place for his wife, daughter & car.

A Visit to Mahalunge Hinjewadi Bridge

Mahalunge Hinjewadi IT Park Bridge on Mula River -
It's not about location. It's about illusion.



"Is LK a visionary or a illusionist?"
Whenever I come here - I ask myself.

My reader & the resident of KUL Ecoloch said.
We were at the broken rope bridge - connecting KUL Ecoloch to Rajiv Gandhi Infotech Park in Hinjewadi. LK means Mr. Lalit Kumar Jain of Kumar Builders KUL.

"Who knows? LK's intentions may be good but some evil curse may be preventing him from succeeding." My reader & the resident of KUL Ecoloch said.

"Why do you think so?," I asked.

"Look at this bridge! Not only I - but most of us working in Hinjewadi - booked flats in KUL Ecoloch only because of this bridge. LK invested some 7 crores to build this 120 meter long suspension bridge. He appointed well known British Engineer and Designer Sir Donald Bailey to design this bridge and M/S Garden Research Shipbuilders & Engineers ltd. to built it. And you know what? I - we - for a couple of months used it to go to our offices in Hinjewadi. Without bothering about the kaccha roads on the both sides of the bridge. But somehow - someone - broke the bridge and we had to stop using it. The reason for booking a flat in KUL Ecoloch suddenly vanished," said my reader & the resident of KUL Ecoloch Mahalunge.

"Broken things can be repaired," I said.

"That's the point! How come someone who can build a bridge - fail to repair it? Everyday I ask myself," my reader & the resident of KUL Ecoloch said.

"And the answer is - evil curse. Right?," I asked.

"Or it was all an illusion!," my reader & the resident of KUL Ecoloch said.

"Yes! Every builders uses illusion to sell the location of his project. For the last 4 - 5 years Pune builders are using the illusion of - this bridge - and Baner Balewadi Mahalunge Hinjewadi Road to sell their projects in Mahalunge & Sus," I said.

"But now it's not an illusion anymore! MIDC has started constructing the bridge!! Around June July 2018 it will be ready," my reader & the resident of KUL Ecoloch said.

"Yes! The bridge will be ready. Not the connecting roads!," I said.

"Why are you so pessimistic?," my reader & the resident of KUL Ecoloch asked.

"Am I?," I asked.

"Yes! You are very negative. You don't believe in the development - growth - future prospects of Sus & Mahalunge," my reader & the resident of KUL Ecoloch said.

"You are right. I refuse to believe in illusions - predictions - daydreams. You believed in all these things. What did you get?," I asked.

"It was my destiny! I made a mistake of believing that KUL Ecoloch Mahalunge was the destination," my reader & the resident of KUL Ecoloch said.

"You are not the only one," I said.

"No. I am not. We all are. Many more - who are believing in locational illusions of Mahalunge & Sus - are joining us everyday," my reader & the resident of KUL Ecoloch said.

Early morning, Sachin Kamble called.

"Meet me at 1 pm at Hotel VITS," Sachin said.

"I have my lunch at 12 noon. 1 pm is too late," I said.

"Good, eat your lunch and reach at 1 pm. Sharp," Sachin said.

"What's the news? Did Hinjewadi police file chargesheet against Kumar Builders?," I asked.

"No," Sachin said.

"Did Kumar Builders give you possession?," I asked.

"No. Come at 1," said Sachin.

At 1 pm Sachin was not at Hotel VITS. I called him.

"Come at Radha Hotel - exactly opposite...," Sachin said.

"I know where it is," I said and went.

"Lalit Kumar has filed 2 hundred crore suit against us," Sachin said.

Suresh Kakad, one more flat buyer of KUL Ecoloch was with him.

"2 Hundred Crores! Lalit Kumar knows your worth. You don't. If you knew - we would have been sitting in VITS," I said.

"Right! Lalit Kumar is more than a builder - he is a teacher!," said Suresh Kakad in Marathi.

"Teacher! Great!! I love teachers. Tell me more," I said & started video recording.

"See, when I booked a flat - all I wanted was a home for my family. But because of Lalit Kumar I have started learning Law. I visited the court for the first time. To file an FIR - I visited the police chowki for the first time and I read Indian criminal procedure code. Though Lalit Kumar didn't give me my flat - for which I have already paid for - he has given me a lot of education," said Suresh Kakad.

"Free education!," Sachin said.

"You know? I have read all these 300 plus pages case paper! Never before - in my entire 44 years life - I read any novel. Or such a big fat book. But I read these case papers. Yes! I read! Every day 20 minutes reading session in a toilet!! Lalit Kumar has made me a reader. For the rest of my life - 20 minutes - every day - I am going to read. Just imagine - how much I am going to learn. All because of my Guru. Guru Lalit Kumar Jain," Suresh said.

"Yes! I am very much thankful to Lalit Kumar Sir for that! You know? I was afraid of police & court case. But now - I am not!," Suresh said.

"In fact, before booking a flat - everyone must learn Law. Compulsory. It would be better if Pune builders start teaching Law to every flat buyer. They can charge - exorbitant charges - like infrastructure & development charges - start collecting legal education charges from the flat buyers," Sachin said.

"Why not change the education pattern? Start teaching Law in the schools!," said Suresh.

"Mr. Devendra Fadnavis, Chief Minister of Maharashtra - like English - make legal education compulsory from the 1st standard," Sachin said.

"Right! Legal education will make us law abiding - strong - citizens - legally educated citizens can fight with the builders," Suresh said.

"Give us practical education - useful in day to day - life," said Sachin.

"Otherwise, most of the things we learn at school - like History - are are not useful for us in day to day life - what say Sachin?," Suresh said.

"Right! That's why we consider Lalit Kumar Jain our guide - guru - teacher - who is giving us useful education - Thanks, Lalit Kumar Sir! Your personality is inspiring, your speeches are motivating - like PM Narendra Modi - thanks for sharing your "Man ki Baat" - speaking whatever comes to mind - with us in the last 2 - 3 years. I admire your motto "We Build Trust" - because of you - Lalit Kumar Sir - we have learned the true meaning of the word 'Trust' - keep us teaching - keep on supporting us - keep on sharing knowledge with us - you keep on teaching us - we will keep on learning from you - let us keep on fighting with each other - the flat buyers in Pune will learn a lot from us - the builders in Pune will also learn a lot from us - Lalit Kumar Sir, thanks for your huge efforts to educate us all," said Sachin and both of them folded their hands to salute their guru!

An Invitation for Kumar Builders KUL Ecoloch Mahalunge Phase 1 & 2 Flat Buyers

Someone told me that on this Saturday, 23rd July 2016, at 10 am, all flat buyers in the phase 1 & phase 2 of Kumar Builders KUL Ecoloch at Mahalunge are invited at the site.

"Why?," I asked.

"There is some ceremony - you just blog this," said the fellow.

"What kind of ceremony?," I asked.

"Big ceremony. Even the builder is coming!," said the fellow.

"If the builder is the host - why are you asking me to blog an invitation?," I asked.

"Because it is a big event - even Pune Police are coming," the fellow said.

"Must be some cultural event - right?," I asked.

"Yes!," the fellow said.

"Satyanarayan?," I asked.

"May be - I am not sure," the fellow said.

"What can I write if you don't tell me what is the occasion! Satyanarayan Puja - Haldi Kumkum Ceremony - Pan Supari - Bhondla - Dahi Handi - be specific.," I requested.

"Why would the home buyers in KUL Ecoloch need any reason to visit their own homes?," the fellow said.

"But their homes are not yet ready. Right?," I asked.

"You need to visit the site to know whether your flats are ready or not! These guys are more on Magicbricks Now than at KUL Ecoloch!!," the fellow said.

"Really?," I said.

Lalit Kumar Jain warned - if a KUL Ecoloch flat buyer commits suicide, you are responsible

Lalit Kumar Jain warned - if a KUL Ecoloch flat buyer commits suicide, you are responsible

On 2nd January 2016, around 11 am, I reached Bund Garden office of Kumar Builders KUL. A small crowd of KUL Ecoloch flat buyers was already gathered outside the entrance gate of Kumar Business Center.

"No banners? No protest?," I asked.

"We are here to meet Mr. Lalit Kumar Jain. He has called today's meeting," one flat buyer told me.

"You know? Kumar Builders has sent Dhamkiwala - threatening - email. Have a look," one flat buyer said and showed me the email on his mobile. The subject of the email was - Happy New Year "KUL Ecoloch Progress"

"Some motivated actions of few have brought bad name to company as well as project. This has affected sales and this is making funding of projects difficult. We are taking legal course of filling suit for defamation and damages. We have also decided not to have dialogue with the persons involved in defamatory activities."

While I was reading, I saw a person video shooting the flat buyers' group.

"Are you from media," one flat buyer asked him.

"Police. Koregaon park police station. Kumar Builders has filed a complaint," the video shooter said.

"We are flat buyers from Kumar Builders' KUL Ecoloch at Mahalunge. Our possession is delayed by 2 years. We are here because Kumar Builders has invited us for the meeting. How can Kumar Builders file police complaint against us?," someone asked the video shooter.

The video shooter police went in Kumar Builders office.

"Intimidation! Kumar Builders is using police to frighten us," one flat buyer said.

"In fact, police video is good for us. Now, Kumar Builders has to accept that KUL Ecoloch flat buyers are protesting against delayed flat possession. It's P R Agency can't misguide the media about 'fake - paid - protestors'," another flat buyer said.

"Involvement of police is a serious development. We have to take it seriously. Are we doing something unlawful? Are we all ready to face the consequences of our actions?," that other flat buyer said.


While they were debating about involvement of police, a TV news reporter came and started interviewing KUL Ecoloch flat buyers.

"After waiting for 5 years - after paying 95 percent money - Lalit Kumar Jain - Kumar Builders - hasn't given possession of our flats in KUL Ecoloch. In 2011, we booked flats. The possession was in December 2013.

In the last 2 years - in 2014 - 2015 - we had around 20 meetings with Lalit Kumar Jain & his staff. In every meeting Lalit Kumar Jain requested for more time. Promised new possession date. But, Lalit Kumar Jain didn't fulfil his promise. Lalit Kumar Jain didn't complete the construction. Lalit Kumar Jain didn't give us possession.

Instead of that - Lalit Kumar Jain has sent us - architect's 100 percent completion certificate and - demand letters for the last payment installment & the maintenance charges. So, on 12th December, we all came to this Bund Garden office & protested against Kumar Builders.

On 26th December 2015, at KUL Ecoloch site, we proved that flats are not 100 percent ready for possession & demanded that Kumar Builders should withdraw the architect's completion certificate & demand letters for the last installment of flat payment & maintenance charges.

Today we are here because Mr. Lalit Kumar Jain has called this meeting. However, at the last moment, we were told that he is not available. Which is disappointing," in his interview, one of the flat buyers told the TV reporter.

When the TV reporter was interviewing the flat buyers, the video shooter police came out of Kumar Builders office. He looked little surprised to see the TV crew. He gave a report of his meeting with some executive of Kumar Builders.

"Instead of protesting - go to court!," the police gave friendly advice.

"Sure. We are going to court. Some of us have already gone to consumer court," one flat buyer told him.

"Is it illegal to protest at the gate? Will you take us in custody for protesting?," the other flat buyer asked.

"You can protest. Just inform us - 2 days in advance," the police said.

Now, quite a big crowd had gathered around the flat buyers from KUL Ecoloch. Stopping their cars & bikes people were joining the crowd.

Sun had become unbearable. Particularly for the children of the flat buyers. For the last 2 hours these hungry & thirsty kids were patiently standing at the gate of Kumar Builders' office. Looking at their parents enthusiastically discussing what more can be done to get the possession of their flats.

A few flat buyers from other delayed projects of Kumar Builders - KUL Nation, KUL Utsav & 2nd phase of KUL Ecoloch - had also joined the crowd.


At last, around 1 pm, Kumar Builders office invited the flat buyers for the meeting!

In the small conference hall, on the top floor of KBC, Kumar Business Center, chairs were arranged. Water & tea was served. All were curious to know who was going to represent Lalit Kumar Jain. A lady entered the room and took the chair.

"Why are you all here? Instead of coming here - it would have been better - if you had gone to the site," the lady said.

"We are here because Lalit Kumar Jain has called us here!," one flat buyer reminded her.

"But, yesterday itself we have informed you that Mr. Jain is not available. Now, let us do one thing. All of us will go to the site and meet Mr. Karthik!," the lady said.

"Mr. Karthik! For what? Last weekend, at the site, we had a meeting with Mr. Karthik. What is the point in meeting him today?," one flat buyer said.

"Mr. Karthik will note down whatever work is pending in each & every flat. Let us go to the site & meet him!," the lady said.

"Why does Mr. Karthik need us to dictate the list of the pending work? Is he so inefficient that he does not know his own work?," yet another flat buyer said.

"You may be new in this company but all of us are doing this for the last 2 years," one flat buyer said.

"Let us not talk about what happened in the past. Let us focus on completing the pending work & getting the flats ready for possession," the lady said.

"Good idea! Let us focus on possession. We want possession with the completion certificate from the government authority," one flat buyer said.

"Yes! One month ago - I have paid 100 percent money - but you have given me possession for furniture & wood work. I booked this flat to live. Not for making furniture. I want possession with completion certificate - water supply, power supply, lift, amenities, safety security," the other flat buyer said.

"By the time your flat is ready all these things will be ready too - some societies - in fact - are completely ready!," the lady said.

"You don't tell me what is ready. You sit in this air conditioned office. I stay in KUL Ecoloch. I know what is ready and what is not. Every day, from the site office to my flat, I carry 20 liter water can on my shoulders," one flat buyer shouted.

"We are sure that Kumar Builder - the oldest builder in Pune - knows the meaning of possession with completion & occupancy certificate!," getting up one flat buyer said.

It was very clear that there was no point in talking with the lady. Disgusted, frustrated & disappointed flat buyers left the office of Kumar Builders and again gathered at the entrance gate of KBC.

While they were there, one more TV reporter came to interview KUL Ecoloch flat buyers.


From not completing construction, not providing basic facilities like water, power, sewage, to issuing architect's completion certificate for incomplete flats, one flat buyer told everything.

One lady flat buyer talked about financial loss & mental agony because of the delayed possession.

One flat buyer expressed his anger about lies & threats and asked,"We have given money to Lalit Kumar Jain. 95 percent of property price. We have given ample time to Lalit Kumar Jain. 5 years! What more Lalit Kumar Jain wants from us? Does Lalit Kumar Jain want our Jaan - Pran?"

"Only because of the slab related payment terms, Lalit Kumar Jain could take 95 percent money from us - now - if he thinks that - he can get away without completing the project - he is wrong. Lalit Kumar Jain has no option but to complete KUL Ecoloch. No one can stop us from getting possession of our flats with completion certificate," the other flat buyer said.

"Because of Lalit Kumar Jain - we are suffering financially as well as emotionally. Our family lives & careers have taken a heavy toll. We are under tremendous stress. If someone can not deal with it and tries to harm himself - tries to take his own life - no one else but only Lalit Kumar Jain will be responsible for it," one flat buyer said.

"Lalit Kumar Jain - better complete the project in one month & give us possession - if someone does something to himself - जीवाचे बरे वाईट - you will be responsible for it," Sachin Kamble said in his interview to the TV reporter.

Why would any flat buyer in KUL Ecoloch Mahalunge stage the public demonstration against Kumar Builders KUL?

Why would any flat buyer in KUL Ecoloch give false information about their own project?

Why would any flat buyer in KUL Ecoloch complain about not getting possession - when the process of handing over flat possession is going on?

Why would any flat buyer in KUL Ecoloch complain about incomplete work - when Kumar Builders has provided Lifts, Roads, Water Treatment Plant, Fire Fighting Systems, Electricity, Kids Play Area, Designer Gate & Compound Wall, Interior Lobbies etc?

For the updates about stopping Xrbia, at Nere Dattawadi on Hinjewadi Marunji Road, I met Mr. Vijay Kumbhar. The RTI activist who played important role in preventing Eiffel Olympia from destructing Sahyadri.

"It's a time taking process," Mr. Vijay Kumbhar said and asked me about other 'special townships' around Pune.

"All are doing fine! Those who were launched around 4 - 5 years ago - Blue Ridge - Nanded City Pune - Amanora Park Town - have given possessions of a few hundred flats," I said.

"What are the current property rates in these 'special townships'?," Mr. Vijay Kumbhar asked.

"Very reasonable property prices...for example at Blue Ridge Hinjewadi - you can get a 2 BHK Flat for only 79 Lakhs & a 3 BHK for 96 Lakhs. At Nanded City Pune - 690 sq.ft. 2 BHK Flat is for only Rs. 49 - 50 Lakh!," I said.

"What are the property rates?," Vijay Kumbhar asked again.

"Very competitive property rates......At Blue Ridge only Rs. 5,000 & 5,300 per sq.ft. at Life Republic only Rs. 4,000 - 4,500 per sq.ft., at Nanded City Pune Rs. 4,250 - even for a 22 story Shubh Kalyan," I said.

"Are these property rates "competitive"?," Vijay Kumbhar asked.

"Yes! 1) These are less than the rates in the developed areas of PMC & PCMC. 2) At this rate the builder is going to develop your flat - as well as - the basic infrastructure," I said.

"Don't you see that these property prices are wrong? Don't you realize that by not writing against these property prices you are helping these builders to exploit the property buyers & Maharashtra Government? Why are you only against Xrbia? Or...as they say in the comments on your blog - Are these townships - Life Republic - Blue Ridge - Nanded City Pune - paying you to write against Xrbia?," Vijay Kumbhar asked.

"Kumbharsaheb, 1) I write for the property buyers and not - for - or - against - any builder. So, my readers - property buyers - pay me - not any builder. 2) I am not against Xrbia. In fact, I admire Xrbia for launching 'fullon money sucking operation' and removing - dirty - stupid investors from Pune real estate market. Somebody has to do the dirty job. And, I am glad that Xrbia is doing it! 3) I am against these stupid investors who are happily becoming accessory to crime of killing their own Mother - World Heritage Sahyadri Ranges at Xrbia, " I said.

"Means...you are not corrupt, " Mr. Vijay Kumbhar asked.

"Yes. I am not corrupt. At the same time, like you, I am not an activist. Sir, compared to you - Mein chota sa, pyara sa, nanha sa, baccha hoon!," I said.

Exploitation of Children:


"OK. You are innocent. I accept. You care for mother nature. That's good. Now, care for the children too. Children of Mother India. Stop these builders from exploiting the citizens of India!," Mr. Vijay Kumbhar, the RTI activist who played important role in preventing Eiffel Olympia from destructing Sahyadri, said.

"Are the developers of special townships like - Blue Ridge - Nanded City Pune - Life Republic - Amanora - KUL Ecoloch - exploiting the citizens? I don't think so. In fact, these developers are doing what Maharashtra Government can't do! The builders of these townships are developing infrastructure in the fringe areas of Pune and providing housing for the growing population," I said.

"Yes. These builders are developing infrastructure & providing housing. Only because Maharashtra Government let these builders buy cheap agricultural land and gave concessions in taxes and development charges. Why did Maharashtra Government do this?," asked Mr. Vijay Kumbhar.

"Why?," I asked.

"Because, these builders claimed - land prices decide property prices. If you make available cheap land - these builders claimed - we can provide affordable housing for the growing population. If the size of the project is big - these builders claimed - we will get foreign direct investment to develop these townships. To provide affordable housing for the growing population in the cities, Maharashtra Government passed the special township act which was based on Magarpatta City. In short, Maharashtra Government let these builders open "Rashan Ki Dukan" of affordable homes. Maharashtra Government changed the laws and made cheap agriculture land available to these builders. But, today, what you get in these "Rashan Ki Dukan of affordable homes"? A 2 BHK Flat for 50 Lakh? Is this home affordable for the common urban citizen?," Mr. Kumbhar said.

"Certainly - not! Mr. Satish Magar's Rashan Ki Dukan of Affordable Homes - Nanded City Pune - is not at all affordable for the common middle class citizen. Same about Mr. Shashank Paranjape's Rashan Ki Dukan of Affordable Homes - Blue Ridge Hinjewadi. Only - well to do - middle class - citizens can buy these homes," I said.

"Why don't these people understand that they are paying unreasonably high property price for these homes? Considering the land price, these 'special townships' should be sold at half their current property rates!," Mr. Kumbhar said.

"Wait! Are you blaming my property buyers?," I asked.

"Yes! The property buyers are at fault!!," Mr. Kumbhar said.

"No. You can't blame my property buyers. Most of them are not aware about the concessions - Maharashtra Government's special township act - cost of land," I said.

"How can you say that they are not aware? I took lot of efforts to publish these documents on www.pune.gov.in - the website of Collectorate of Pune District. Can't these people read?," Mr. Kumbhar asked.

"You don't understand the property buyers, Mr. Kumbhar. A property buyer is not an adult person like you. A property buyer is like a hungry baby. All it wants is milk. Breast vs Bottle is a topic of debate for an adult like you. Not for a hungry baby! Ask any Pune property buyer. He will tell you - Sir, Mein chota sa, pyara sa, nanha sa, baccha hoon!," I said.
