Why Swiss County Too, Thergaon - Wakad annexe, got "overwhelming" response?

It's better to be not too good!

My post on the launch of Swiss County Too became one of the most popular posts in no time.

When i asked my friends in Wakad "Why?", they couldn't give convincing explanation except "Newly launched project always gets good booking...initially!".

"But Swiss County Too is not a newly launched but a relaunched project!" someone took objection to this claim.

"Not even in Wakad. It's in Thergaon Gavthan," 2nd objection.

"May be because of the good planing," one possibility.

"Swiss County was always popular," he was actually trying to dilute the overwhelming response.

"2 bhk flat in 25 lakhs and 3 bhk flat in 30 lakhs is a "dream budget," one reason.

"Long list of amenities...,"

"Not a big deal....many projects give more amenities..," objection.

"But what about construction of this phase? And Possession?," one friend said.

What's your take on the huge response to Swiss County Too?

"Being "Good" is enough!"

"Scoring on all points is "Better"!"

I think opening new buildings, swimming pool facing "H1" and "H2", but not increasing the property rate is the "Best" thing about Swiss County Too! Please, click the ad to enlarge:

I have visited the site and just cannot imagine of living in the gaothan area... the surronding area is surely not going to develop... and the river bank close to the site is going to create problem... remember 2-3 years back when Pavana river was flooded and most of the societies around in Chinchwad faced problem... I don't see any reason to buy in Swiss county if you can get flat in better locality with 1-2L extra

    Bullshit.

    It is much above the real valuation. This price is even more than what one should pay in central pune, let aside fringe areas.

    Construction cost fo 1000 sq ft 2 BHk is not more than 8 lakhs. Why should pay multifold ?

    Pune had got most number of iditots in the world. They were iditoic buyers who bought at idiotic prices by felling for peer pressure.

    But realt is changing now, as reality is changing and prices will continue to drop down, no matter how hard builder lobby attempt to stop the freefall.

  3. These days there is very big misconception. Builder is saying Now market is going up (They mean stock market) so everything is OK now. The reality is job in all fields are under axe. Due to this impatient people are booking flats.Also builders are not opening all flats for selling due to this demand increasing. This is just a manipulated demand not actual one.

    In such a situation one should not be panic. just hold on .. let builders come to ground reality.

  4. May prices fall to 1500 sq pft in PUNE PRIME area and only 1000 sq pft everywhere else. People who have invested for speculation and rental money alone, should be suffering.

    Good but do you remember Reliance Power IPO. it was over subscribed 100 times in both HNI and QIB category. And the world know the story after that.

  6. things are going to be worse...the current hype will soon vanish...most of home buyers are IT people in Pune...Satyam Pune is firing 10,000 people, and then GM crashing down...and then confirmed news that no hike in salary in any of IT companies..if you are on bench, you are fired. Who is going to buy these times. I think, we all buyers should form a lobby like buildes' have their own lobby..and hold on purchase until prices come down really...
    not like foolish concessions like incease in income tax waiver to 2.5L etc.

    Let us unite all buyers and fight these evil builders. Even though there is competition among builders, they unit against all consumers...we should do the same.

    Even though we are virtually competititors of each other, we should unite and hold on buying. Few will defect us, but still it will be benefecial for our larger buyer community.

  7. Can i get the tenant for Swiss County project easily and what would be the rent after possession - Sept 2010 for 2BHK and 3 BHK. How much that area will be developed in future compared to towards pimpari-chinchwad gaon.

  9. Its not developed 100% yet and will be complete by Sept 2010. I want to invest in swiss county. What would be approx rent there ? How @ appraisal point of view after couple of years and improving the surrounding area since i am planning to stay there after 3 years

    - If it's going to be your residence then does"appraisal point" matters?

    No. I don't see any problems. In fact, i would be happy to see some water in the river at least few days in a year.

  14. Last month I visited the site and looking at the construction progress I feel by end of June possession process will start for 1st phase buildings.

    They have already started working on flooring so hope that it should be completed in next 2 months of time.

    Any Idea what is the current rate over there?

  15. Hello I am planning to buy property in Swiss county as one broker approached me, so I started thinking about it before this I am also searching property in near by area here I expecting some guidance from community

    1.CROI on property compare to other location in pune
    2.Is that fine if I buy property from broker
    3.If I wanted to buy resale property then what will be the max age of property I need to consider for best buy
