    Found your blog very useful. Btw, I was searching properties for my brother who is going to return from Belgium late this year. He is looking at Baner. Liked Iris but higher floor FSI is still not with the builder. Crosswinds is a delayed project. (Is it true that the proejct started in 2004-05?) What's your take on this project i.e.Crosswinds? Can you suggest some good projects in this area? Thanks.

    - First phase is good. I like the construction and planing.

    - 2 nd phase - this is good size. not too small. enough. at least planning is good. But at an initial stage. I have no enthusiasm for the concept. Show me the construction! As a blogger, i can afford it.

    - Find total presentation funny. Overdone. Filmy. Or "Ganpati" decoration. Or Navratri! One has to change his wardrobe too. Each property buyer should get one from Maganlal Dresswala for free!     i liked the scheme... but contruction is not going in required pace...

    Kindly let me know about Crosswinds too, atleast it's launch date of the first building. I don't know much as I returned only late last year & probably will leave after 3-4 months after my work in India gets over.
    Seeing Iris, do you think the project will indeed complete by Dec 09?
    Btw, do you have any details when the roads near CW & Iris will be made?

    - Mittal Brothers' Crosswinds at Baner. Right? Sure!

    No. I will suggest you to consider June 10. Because the possession of a flat is stressful experience. You have to plan lot of things.

    When builder commits the date of completion, i take it as a date of completion of the construction.

    There are few important services and getting completion certificate happen only after that.

    Even if everything gets over by builder's date, you need at least 3 months for the interiors.

    So, better add 3-4 months more to the builder's date.

    No. I don't have but i will find out.

    Generally roads are made only after all construction in the area is over, you take a possession and pay property tax to PMC for couple of years.

    You may be aware about the issue of development plan of Baner Balewadi. Unless and until it's solved, i don't think things will move.

    Corporator of the municipal ward plays important role in the development of roads and water connection. He will be more active when he will have additional new voters in his ward, you!

    So, it's better to be a proactive resident.

    In Pune, you have to make things happen!

    You may know that 'No Load Shedding' "Pune Pattern" happened in Pune, for a brief period of time, only because of the citizens initiative.

    I am looking for a 2BHK apartment in Wakad area. I visited Platinum by Kishor Developers. I liked the planning but not sure about the quality and reliability since I did't find much information on internet.

    - 1) You can visit their previous projects.
    - 2) Talk to the site in-charge, engineer, supervisor and meet the builder himself.
    - 3) You can send me the mail explaining what do you mean by quality and reliability.

    If these things are so important to you then why are you not going for the projects which are known for quality and reliability?

    - I have already booked a flat at Swiss County Thergaon. Do let me know what all i need to look for, from agreement point of view. Where can a builder fool me in this process?
    - Also the approach/surrounding to this project was a bit tainted but cost was a major driving factor - i am only concerned with the future development of the surrounding area?

    Dear AMS, there is some confusion. You have already accepted the surrounding area. Please, AMS don't be unfair to yourself. Now, if you expect it to change you will create unnecessary dissatisfaction in your mind about your neighborhood. Look at it this way, by taking the decision to live in that neighborhood you have already contributed in making that area better.
