I write Ravi Karandeekar's Pune Real Estate Market News Blog because I visit sites of upcoming, ongoing and completed residential projects in and around Pune. I visit these sites because I don't have anything else to do. Visiting these sites is an exercise for me.

But why do those - who have a job - visit sites of upcoming residential projects? After working from Monday to Friday, why do these people waste their weekends visiting these sites?

These sites of housing projects are not pleasing to eyes, mostly don't have a proper road, forget about snacks - even tea or coffee is not served here, generally there are no clean toilets here. Then why do so many people visit these sites?

No. Don't tell me that all these people are looking for a home. No homes are available at these sites. After a couple of years, may be, a few houses would be ready for sale here. So, visit when these houses are ready. Why visit now?

I keep on wondering. Dear Ms. Mansi, since this is your first job as 'onsite real estate salesperson' at Splendour Greens - Seetai Lake - Bhugaon - after MBA, do you wonder like me?

Why should I wonder? I know why these people come here! They come to give me a token amount of Rs. 3,00,000! Ms. Mansi, MBA, said.

Why do these people give you Rs. 3 Lakh, Ms. Mansi? I asked.

Some like a 1 BHK Flat - 415 sq.ft. carpet + 37 sq.ft. terrace - for Rs. 27.95 - 28.74 Lakhs - Some like a 2 BHK Flat - 642 / 709 / 711 / 744 carpet + 51 /57 / 70 Terrace - for Rs. 40.1 / 44.8 / 44.93 / 47.4 Lakh - at my Splendour Greens - Seetai Lake Bhugaon. So, they book it by giving Rs. 3 Lakh. Ms. Mansi, MBA, said.

It means that the one who gets the money never wonders. Right? I said.

Yes. Because, he is busy counting the money. Ms. Mansi, MBA, said.

What else does the one who gets the money do? I asked.

Thinks about increasing the property rates! Ms. Mansi, MBA, said.

Good for you! Tell me, what did you learn about real estate? I asked.

Booking is not about 'need'. It's about 'satisfaction of giving'. Ms. Mansi, MBA, said.

But, what if someone is not interested in 'satisfaction of giving'? I asked.

This is a pre-launch offer. At the launch - the rates would be much much higher! Do you know - what are the property rates at Mont Vert Belair, Paranjape Schemes' Forest Trails, and at the upcoming Songbirds at Bhugaon? After hearing this, tell me, who would not be interested in 'satisfaction of giving'? Ms. Mansi, MBA, said.
