Thinking and Actions
Celebrating
'World Thinking Day' and announcing a contest is fine. But, for the property buyer builder's 'actions' are more important. So, to find out the progress of construction, on 22nd February 2012, I visited Kolte-Patil Developers'
Life Republic (www.liferepublic.in) on Hinjewadi Marunji Road.
Because of the hugeness of project and the time constraints, yesterday, i could visit only 2nd Avenue, 7th Avenue and a part of central boulevard of Life Republic.
In the 2nd Avenue construction of the villas was in full swing. Though the stages of construction were different, i could feel that
2nd Avenue would shape as good as presented in the digital walk-through. I could visualize the wide internal roads in the cluster. I could feel that there is really a lot of space between to opposite rows.
You know? I like a project in which the builder has invested his own funds. So, i was more than happy to see the construction of central boulevard and the plinths of
"Premium Residences" in 7th Avenue.
I requested the site engineers to explain the process of construction of the cement concrete road and the plinths. I tried my best, but i didn't understand many things. However, i understood one important thing. Besides acquiring land, Kolte-Patil has already invested thousands of man-hours, tons of cement & steel in the development of first phase of Life Republic.
And, in the next 5 - 6 months - Kolte-Patil IVen Township (Pune) Pvt Ltd would have to invest a few corers more. Because, at the current rate of 10 - 15 agreements per day - it will take more than 5 - 6 months to register all! And the same time for the banks to start disbursing your installments. This thought made all actions at
Life Republic look good to me. Have a look at these photographs and tell me what do you feel:

ReplyDeleteDon't u think Ravi there should be fencing or wall between Villas and live road.. One must be worried about safety and privacy due to live road as in future there must be inside traffic..
Yes, something must be done for the safety, privacy & pollution. Insist, if it's not there.

@Ravi: I am looking for a flat for resedential purpose and not for investment. Would it be fine to put my money in life republic. Would this get completed in next 2 years. Atleast R7 and R4. would it be livable at that point of time.
ReplyDeleteDear Abhi, generally, it takes 3 - 4 years. Livable or not - who can afford to pay EMI & rent but not to shift!
Delete@Ravi: so it would be a nice place starting from 3-4 years and would fully develop by 7-8 years... on comparing it with Megapolis on every aspect.. i am finding LR better than Megapolis.. ( No Low income and high income difference :) Silly !!)
DeleteDear Abhi, low income housing / affordable homes at Life Republic is not yet launched. It's towards Punawale end of the Life Republic. And it's quite big.
DeleteConstruction progress of any townships depends upon the economy. The old one, Blue Ridge, Nanded City & Amanora have somehow survived the financial crisis of 2008 - 2009. Let us see, how Life Republic survives the on going slowdown.

ReplyDeleteI heard that solid waste management (SWAMP) is very near to Life Repulic. One of my friends taken a plot in Sairung villa near to LR and lots of hearings going on around SWAMP area. Will there be any impact of SWAMP on Life Republic project? (Smelly like kothrud depo swamp area or Moshi swamp area). I am planning to book a flat for my personal usage.
