Ugly Duckling of Undri:
Hoping to see the ugly duckling turned into a beautiful swan - last weekend, i visited Amit Enterprises' Colori at Undri Junction. But, i was told that i can't actually visit the flat. So, as i have done many times in the last 12 - 14 months, i looked at the site of Amit Colori and the structure of the buildings from the outside.
And you know what? That day, Amit's Colori looked more ugly to me! I know that it's only my feeling and mostly, i may not be right. Because, I know Amit Enterprises Housing Ltd. for many years. Till now, Amit Enterprises hasn't done anything exceptional. Not exceptionally good. Or not exceptionally bad. And that's the secret of their success. That's why Pune property buyers 'fear less' about booking a flat in Amit Enterprises' project. However, like many builders in Pune, Amit Enterprises also miss-interpreted 'less fear' & 'less worry'. They took it as a 'trust & confidence' of the property buyers!
Result is, recently, Amit Enterprises has stopped en-cashing the "no fear factor". Now, instead of starting at a low property rates, Amit Enterprises starts at "high" property rates. Obviously, down the line, to clear the inventory or to boost the sale, Amit Enterprises offers some discount scheme. Like the present scheme of 7.75 per cent home loan interest rate for the first 3 years + free stamp duty & registration charges. Which is going to end tomorrow, on 29th February 2012.
Discount Sale at Amit Colori Undri:
As usual, this '3.5 lakh rupees discount' creates doubts and raises questions about the worth of property in Amit's Colori at Undri.
Is it worth to pay Rs. 45.5 Lakhs for this 2 BHK Flat of 721 sq.ft. carpet + terrace in Amit Colori at Undri?
Is Rs. 61 Lakhs the right property price for a 3 BHK Flat of 938 sq.ft. carpet + terrace in Amit Colori at Undri?
Is this discount tempting me to consider a property which i never felt worth buying?
To find the answers, you decide to visit the site and the actual flat in Amit's Colori at Undri. Like I did. Unfortunately, you know, i couldn't get the answers. What about you? Did you visit the actual 2 BHK / 3 BHK Flat in Amit's Colori at Undri and find it worth to buy at the discounted property price? Please, let me know in the comments.

Yes! You may ask - what about Amit's Bloomfield & Amit Astonia Royale at Ambegaon? The scheme is applicable for these projects too!
My answer is -
1) I could visit only Amit's Colori at Undri.
2) Plot of Amit's Colori was worst than other two projects. At Colori, you can see (have a look at the photographs, please!) that Amit Enterprises has virtually abused and raped mother nature.
Did Amit Enterprises destroy the natural stream of water - Nala?
Did Amit Enterprises completely demolish the natural topography of the plot?
Is this destruction going to prove harmful for the property buyers? I wanted to find out.
3) To exploit maximum FSI from the uneven plot of land, at Colori Undri, Amit Enterprises hasn't offered simple and clean plans like Bloomfield & Astonia Royale at Ambegaon. At least on the paper, the 2 BHK & 3 BHK Flats in Amit's Colori look weird to me.
Still, you know what? I wont say that a 2 BHK / 3 BHK Flat in Amit's Colori at Undri is not worth buying. Because, i believe in Amit Enterprises Housing Ltd. Amit Enterprises hasn't done anything exceptionally good or exceptionally bad.
What say you? Please, enlighten me - if you have visited Amit's Colori at Undri.

ReplyDeletefor builders asking 50 lacs or 1 crore for apartment has became very normal thing but for common man earning so much money or keeping a future potential to earn 50-70 lacs or crore is still day time dream...
ReplyDeleteI have always failed to understand that there are so many problems related to infrastructure, clean water, 24 hours electricity, good enough roads to drive properly and what basis the property valuation is so high...?
digesting the appreciation of 7-8 lacs for 2bhk apartment in 2004 to 60 lacs apartment for same 2bhk in 2012 is too much tough job for me...
don't know where are we heading towards ? a bubble OR big bubble OR non-burstable huge bubble

ReplyDeleteWould it be advisable to buy a property in this project? I am looking to live here. In the budget of 45 lakhs I have considered Undri, Wagholi and Kharadi. Kindly advise. I find projects in Wagholi too low market to justify their prices.

DeleteHowever, when I compare Undri with projects on Kondhwa Road - in the same price range - Suyog Leher, H & M, Kumar Palms - I feel the same!
So, all depends on how much you value the good looks & civic infrastructure.
I give more importance to civic infrastructure & systems available on Kondhwa road.
I certainly value the civic infrastructure more. I will have a look at the Kondhwa side too. However, since I work in Viman Nagar, I am more keen on Kharadi. Would something fit in my budget in resale/ready possession? I am willing to pump in max 50 lakh. Looking for a decent sized apartment too. New constructions these days have tiny rooms (10" x 10" etc) which do not appeal to me. Which areas/projects apart from your suggestion of Kondhwa should I be looking at?
