Affordable version of Paranjape Schemes'
Forest Trails at Bhugaon Pune!



I was not keen to visit Ranjeet Developers' Teak County (www.theteakcounty.com) at Khed Shivapur.

For me, Ranjeet Developers means bungalow plots schemes, somewhere in and around Undri. I try to avoid, you know, writing about bungalow plots schemes on my Ravi Karandeekar's Pune Real Estate Market News Blog. However, only because of the friendship, i had to spend last weekend at Ozone Park Weekend Bungalow Plots Scheme at Dahuli, off Kanhe Phata, on old Mumbai Pune Highway and write about it.

Though, i had a great time at Ozone Park, basically i am a city boy. So, i didn't see any point in spending this weekend in some remote hill, near Khed Shivapur, off Pune Bangalore Expressway. Wondering what is the point in living in flash back! Our forefathers have taken a lot of trouble to build Pune! Why am i going back?

"Is there any better option?," i asked myself. I can't go to Mumbai and visit US OPEN by Nirmal Lifestyle, today. Second option was visiting Alcon Renaissant at Kharadi.

Visiting Khed Shivapur is anytime better than Kharadi, i told myself and looked at Teak County's ad once again. The ad started looking very attractive! Though, the ad was about Bungalows and Row Houses off Khed Shivapur Toll Naka on Pune Bangalore Highway, it was as confident and as urgent as the ad of "aura county" next to Kharadi Jakat Naka on Nagar Raod!

Are Ranjeet Developers expecting instant bookings of their Bungalows and Row Houses in Teak County, - like affordable flats in "aura county" or what? I started wondering! Then i noticed a few things which were making booking a Bungalow / Row House easy and attractive. For example:
1) 1 BHK & 2 BHK Bungalows! I had heard but never ever seen a 1 BHK Bungalow! What would be the property price?
2) Special property rate for first few bookings!
3) 120 Acre project with a club house!
4) Collector sanctioned layout!
5) Home Loans Available from leading financial institutions!
6) The bungalow in the ad was quite attractive!

I was almost convinced that if i visit the Teak County today, i will get an opportunity to observe, to watch, and may be, to talk to completely turned on property buyers booking bungalows and row houses. Every property buyer visiting Teak County would be happy with his life and wife - (otherwise, who will have the same spouse in two different homes?), must be doing well and has more money than he needs. It would be a joy to see someone who is fulfilled and still going for one more peg, i thought and left for Khed Shivapur.

Good! The situation at the site office of Teak County was exactly as i had imagined. It was a pleasure to look at the families enjoying the project presentation as if walking in light showers of rains. Taking photographs of the model and sample bungalow as if they were admiring the view of hill and valley. The pricing of the bungalows, twin bungalows and row houses was as tempting as eating hot "Kanda Bhaji" in the rains.

At the club house, I could talk to Mr. Mukund Shevkar, who had purchased 10,000 sq.ft. farm house plot in the first phase of Teak County three years ago. After searching for a couple of years and visiting every project in 90 kms periphery of Pune, he had purchased his plot here when there was no road or anything. Not only Mr. Shevkar was very happy about the "treatment and co-operation received from the builder" but also the development of the site.

"I haven't heard any plot owner praising the developer so much!," i said. "Neither have i spoken well about builders! But, Teak County is a good experience! You must meet Babasaheb! He and his staff are quite decent people. He is there at the booking office," Mr. Shevkar said.

Babasaheb Atkire, owner of Ranjeet Developers was looking younger than i had imagined. He was surrounded by visiting old and new property buyers. I introduced myself and complimented him about the location, infrastructural development, size of the project and of course, about the lots of Teak trees at the site!

"Thanks for the compliments! This is just the beginning! Down the line, this will become 400 acre project," Mr. Babasaheb said and asked my critical opinion about the response. "Babasaheb, you and your project is an affordable version of Paranjape Schemes' Forest Trails at Bhugaon!," i said. It was worth walking approximately 5 kms - from Khed Shivapur Toll Naka to main entrance on Pune Mumbai Expressway, approx 2 kms + trough Shivanand Enclave to Teak County, approx 3 kms!     There is a project called Sivanand Enclave which is just adjoining the Highway and if I know correct they are also selling plost at a very competitive rates. Do you know any more details about that project as well? If possible can you please what is your opinion about that project

    Please do not degrade yourself by promoting "Ranjeet Developers". They take your money and when it comes to giving 7/12 extract they ask for more money which was not agreed upon.

    If you are running short of money, please make this blog a paid site.
