Dajikaka ( www.dgdl.in ) may open booking of the 2nd phase of Anantshilp in January 2010:
Last 2 bhk flat, flat number 206 in Anantshilp, 1st real estate project of Dajikaka Developers Pvt.Ltd.(DGDL) (www.dgdl.in) at Bavdhan Pune, was booked at 2 PM today.
With this booking, DGDL declared that the booking of the 1st phase which informally opened with an ad of Dajikaka's announcement of his maiden venture in real estate just before Diwali.
It means that, now, you have to wait till January 2010 to book a 2 BHK Gold or a 3 BHK Flat in the C building, 2 nd phase, of Anantshilp, real estate project of P N Gadgil & Co (Jewelers since 1832).
Rs. 3,100 per sq.ft. - current property rate at Bavdhan Pune:
"Keeping in mind that Anantshilp is our 1st real estate project we are charging you only the current property rate in Bavdhan. Rs. 3,100 per sq.ft.!," I was told in Dajikaka Developers Pvt.Ltd.(DGDL) office on Laxmi Road in Pune.
"Oh! So nice of you!," lady sitting next to me said with a smile. Before i could dare to ask her, "Do you know where is Bavdhan?" Sanjay, sales executive, started explaining all of us the location of Bavdhan. The lady was happy to know that an area in Pune has such a sweet name!
I am very much sure, i must be the only gentleman in Pune who has ever payed any attention to Sanjay's informative talk on Anantshilp.
He was telling me wonderful things. For example,..... brochure of the project is not ready........ site office of Anantshilp is under construction........ sample flat at Anantshilp would be ready only after 2 months......... 1 BHK Flat, 580 sq.ft. saleable area, was for Rs. 20,27,000........... 2 BHK Silver Flat, 850 saleable, for Rs. 28,88,800 and 2 BHK Gold, saleable 1021, for Rs. 34,31,500............. 3 BHK Flat of 1,350 sq.ft., saleable area was for Rs. 44,71,800. .....these were all inclusive property prices.....including flat with covered car park, stamp duty and registration, maintains charges for...
I was listening not because I didn't know that Dajikaka's word and touch is more valuable than gold and diamonds, but because, i have to post these details here!

Why did they waste money in advt. If they knew they were so much in damand,
a word of mouth could have sold off everything, plus also saved advt. expenditure.
BTW, I hope most of the flats are not sold to 'khass' people the owner....
Poor we, the rest of the public. Did not even get to visit the site to know what
we could have possibly owned.

Yes, you are right.
Not only in Pune, but in any city, citizens staying for a couple of generations in the particular city and local businesses develop a unique relationship based on the years of experience.
Those who have recently shifted in that city, find this relationship very difficult to understand.
When the business deals in gold or real estate, the business becomes the part of a family tradition.
However, don't worry! It happens with every family. It's a part of process of settling down.
Its an old name in Pune and many parts of Maharashtra in gold business. Hope going into the builder's business don't tarnish their golden name.
ReplyDeleteAgreed with Ravi that relationships in Pune business esp in Brahmin community goes with a strong community. Please do not take this post as racist remark. Its just the way things work in Pune. eg Chitale Bandhu Mithai, Desai bandhu mango vendor, Maharashtra tea depot, Joshi Wada, Kaka Halwai, Purohit Sweets, Laxminarayan Chivda, Sakas Flours, Kulkarni petrol pump and the list can go on.
There is nothing wrong in generation after generation sticking to same brand so long as they are happy. This does not mean that new brands will not get created. Todays new brand is tomorrows tradition. Population in Pune is also getting diversified this gives newer brand a chance to sell their product,
Ravi correct me if I am thinking wrong.
As a farmer's son I know my Grand father bought nothing but Kirloskar pumps and so did my father and if I was into farming, I would do the same thing.

P N Gadgil & Co, Jewelers are known to Punekars for their honesty, trust and integrity for years. No surprise that all flats in their first ever residential project Anantshilp are sold instantly.Punekars have such a strong confidence in them that they know when they promise something they will deliver it.

ReplyDeleteOh! Really! So if I am honest and want to sell 2-Bhk flats at 1 crore+ they would sold instantly, just because I am honest.
It does not matter whether they are rightly priced or not. Isn't it?
It is interesting that buyers base their decisions on honesty of the builder rather than how much they can pay.

You too can be big, my friend, by trying patiently and your grandchildren will reap the fruits, you may take this for sure and start acting now.... btw - doing anything with name takes responsible mindset, I don’t know why you prefer to be anonymous while the positive remarks are not?
