Fearless Society

Who is afraid of Kedar Vanjape?

Mr. Kedar Vanjape, M D of Dajikaka Gadgil Developers Pvt. Ltd., is not afraid of anybody. I knew that. That's why Mr. Kedar had invited me to 'society meeting' of AnantShilp at Bavdhan Budruk Pune 411021. Now, what all I wanted to know was - Are the property buyers afraid of Kedar? Like most of the property buyers in Pune are afraid of their builders!

Intentionally, I went late for the meeting. Stopped a few minutes outside the club house of AnantShilp. Expecting to hear hot arguments and high tempers. After all, in the first few months after possession, there are lots of teething troubles. Residents face lots of issues. Infrastructural services - water, power, drainage systems - don't work properly.

When I didn't hear any noise, for a moment, I thought that the meeting must be over. But Akhil,sales executive at DGDL, came out of the club house and welcomed me. I took the last chair. But Kedar invited me to sit next to him. Introducing me, Kedar said that I have invited Ravi Karandeekar because he enjoys the fight between 'builder and home buyers' and continued discussing the next point on list.

Society Owners:


The next point on the list was about some change in the club house which will keep it dry in the rainy season. Then they discussed about ban on smoking in the parking and common open spaces. Renting to foreign nationals. How to prevent stray dogs entering in the society. Speed breaker to prevent any mishap. Installing cable dish antennas on the terrace. How to keep amenity space clean. Appointing a coordinator - something like 'estate manager'.

In a few minutes, I realized that this meeting is a flop show. There are no two parties 'builder vs buyers'. No one is against each other. Kedar Vanjape, the builder is not a builder anymore. He is just the chief promoter of society. Who knows more and has executive powers. He is not the king. The residents are not his slaves. In fact, the residents have become owners. Owners who are concerned about every small detail of their society. Which they have listed out and were discussing today.

PMC Water and Completion - Occupancy Certificate:


In no time, all points on the list were discussed. Now, it was Kedar's tern to report. Kedar started with reminding all about the unique collective efforts of all 12 neighboring builders. He said, "You know - we all - have contributed to construct this road and that bridge on the river, to put PMC water line and drainage line. You know - 9 inch PMC water line - is already there - but, we are not yet getting PMC water. Of course, we have good water management system - which is working quite well. Still, I know - you all are anxious for PMC water."

Then Kedar explained his plan of action to get the water connection and completion - occupancy certificates - as early as - he can. The residents looked quite confident about Kedar's success in solving these complex - sensitive - issues.

The discussion was over. But not the meeting. The contractor had come. All residents were about to go out with him to finalize the speed breaker, so I requested them for a photo. A photo of fearless society.

Possession Ceremony of AnantShilp at Bavdhan Budruk

On the 1st of December 2012, I visited Bavdhan Budruk in the evening! After 6 pm!!

Only because Mr. Kedar Vanjape, M. D., Dajikaka Gadgil Developers Pvt. Ltd., had personally invited me for "Handing Over Ceremony" of AnantShilp at Bavdhan Budruk, Pune 411021.

"Ravi, I read your blog. Not for what you write - but - for your readers' comments. I value honest and transparent views of the property buyers," Mr. Vanjape said.

Now, tell me, can I say no to a builder who values your views - comments?
Can I refuse to visit Bavdhan Budruk after the sunset?
Can I say - Sorry - I have to attend the foundation day ceremony of Vastushodh Projects - on the same day & same time - at Mahratta Chamber of Commerce and Industries (MCCI) on Senapati Bapat Road - which has footpath & street lights?
Certainly, not. Right?

So, only for you, my dear readers, I took the risk of walking the dark DSK Ranwara Road & bridge connecting Bavdhan Khurd & Budruk and shot a few photographs. Please, have a look and express your views in the comments.

Dajikaka's Anantshilp at Bavdhan Pune news - all 1 BHK, 2 BHK & 3 BHK Flats, in the 1st phase, booked!

Dajikaka ( www.dgdl.in ) may open booking of the 2nd phase of Anantshilp in January 2010:



Last 2 bhk flat, flat number 206 in Anantshilp, 1st real estate project of Dajikaka Developers Pvt.Ltd.(DGDL) (www.dgdl.in) at Bavdhan Pune, was booked at 2 PM today.

With this booking, DGDL declared that the booking of the 1st phase which informally opened with an ad of Dajikaka's announcement of his maiden venture in real estate just before Diwali.

It means that, now, you have to wait till January 2010 to book a 2 BHK Gold or a 3 BHK Flat in the C building, 2 nd phase, of Anantshilp, real estate project of P N Gadgil & Co (Jewelers since 1832).

Rs. 3,100 per sq.ft. - current property rate at Bavdhan Pune:



"Keeping in mind that Anantshilp is our 1st real estate project we are charging you only the current property rate in Bavdhan. Rs. 3,100 per sq.ft.!," I was told in Dajikaka Developers Pvt.Ltd.(DGDL) office on Laxmi Road in Pune.

"Oh! So nice of you!," lady sitting next to me said with a smile. Before i could dare to ask her, "Do you know where is Bavdhan?" Sanjay, sales executive, started explaining all of us the location of Bavdhan. The lady was happy to know that an area in Pune has such a sweet name!

I am very much sure, i must be the only gentleman in Pune who has ever payed any attention to Sanjay's informative talk on Anantshilp.

He was telling me wonderful things. For example,..... brochure of the project is not ready........ site office of Anantshilp is under construction........ sample flat at Anantshilp would be ready only after 2 months......... 1 BHK Flat, 580 sq.ft. saleable area, was for Rs. 20,27,000........... 2 BHK Silver Flat, 850 saleable, for Rs. 28,88,800 and 2 BHK Gold, saleable 1021, for Rs. 34,31,500............. 3 BHK Flat of 1,350 sq.ft., saleable area was for Rs. 44,71,800. .....these were all inclusive property prices.....including flat with covered car park, stamp duty and registration, maintains charges for...

I was listening not because I didn't know that Dajikaka's word and touch is more valuable than gold and diamonds, but because, i have to post these details here!
