I came out of Konark Meadows' site office. Took a deep breath and started walking towards RMC Garden. For a while, I stood in front of the main entrance of Supreme Aangan and RMC Garden. Remembering and admiring Mr. Rohington Jamshedji Mehta, who build this affordable housing project. Working with the visionary builder, on his dream project, are some of the most cherished moments in my real estate advertising and marketing days.
While i was enjoying memories of Mr. Rohinton Mehta, i saw, a couple entering the sales office of Belvalkar's Solacia. This Sunday afternoon, it was only the second property buyer couple, i saw visiting any project behind Moze College in Wagholi. The first one i saw was in Kolte-Patil Developers' Green Groves and Savannah! Immediately, i decided to enjoy the company of a genuine home buyer and followed them in the sales office. A sales person in Belvalkar's Solacia welcomed and invited us in his cabin.
Announcing that except 1, all flats in the under construction buildings are sold out, he started talking about the 2 BHK Flats in the newly opened building. Happy to see the floor plans and property prices, the couple expressed the wish to see the sample flat. At this point, i made the mistake of declaring that i am not with the property buyer couple and asking for a set of a brochure and property price list. Ordering me to fill up visitors' information form, the sales person obliged me. However, when he saw my name on the form, i was detained in the office and i missed a rare opportunity of enjoying a home buyer visiting a sample flat in Wagholi.

ReplyDeleteTill months the same 2BHK flats were being offered at Rs.27.20L after inquiring about the rate I went there on following Saturday for booking they told me that they have increased the rate a day before and rates are not negotiable and it stood at 28.50L.
Now they are hapily promoting this at 31L.
Rs.4L of increase in 25 days...amazing.
Sir I had sent you a mail for Dreamville Project in Kalepadal, Hadapsar(Behind Gliding Center)
Please do a article on that also.

ReplyDeletevisited Solacia yest. the phase started one year back is not having electricity and builder providing @14/unit for more than a year. i enquired about the plan, builder has changed its earlier plan and creating more building in place of open space. very congested plan now. residents have many other issues. So not a good project to invest.
Solacia project by Belvalkar Housing is completely a cheating with buyers now.Builder has changed all amenities. Made complete area much more congested .Builder is not caring for residents and keep on constructing extra building in the space where he promised amenities. Current residents are very much disappointed with builder's behavior also. They are not listening and keep on doing construction beyond the plan which they shown during the booking .Road is worst to come from main road to society .Road lights are not lightning in night .Do not trust on the plan which he shows because in future he changes plan and provided amenities in such a way that you can't enjoy them. Current residents are still struggling to get amenities.Belvalkar Housing is one of cheater builder .Don't trust on his plan.

ReplyDeleteI think your views on this project are of original plan....but i am also given to understand that the area has become congested & the same was not told to us while i was going for the property.
Kalpak homes new scheme in solacia project....i dont know where it has come from. secondly, electric metres were promised to us in the month of March 2013, but they are yet to see light of the day... promises not fulfilled in time & staff not at all supportive.....i am amazed to see that they lack the basic courtesys & manners of speaking to the customers....think twice before taking decision...

Is that price reasonable?
Is builder trustworthy?
Should I go for it?
I saw several bad reviews about this project on your blog.

Is it true that the project awaits environment clearance and MSEB meters are not there?
ReplyDeleteBeware of everyone who are thinking of buying property here. there are multiple current issues that are unsolved... especially apartment residents been denied access to club house although they paid for it. Belwalkar office washed off their hands saying that this is a dispute between bunglow & apartment folks and they got nothing to do with it. As of now a police case is filed against this dispute on advise of local panchayat and belwalkar housing will be complianed against as well.

ReplyDeleteI have bought flat here and almost disappointed. Builder has not left any place in the society. He has changed the parking plan and everyone he is showing different plan of parking and also changed the parking place. After taking possession he has not yet started Solar and also not given electric meter.
People of apartment have so many issues and builder is not caring of anyone.
Finally please do not invest any of property of belvalkar housing and waste your hard earn money.
