"I want to invest," I said.
"Welcome, you are at the right place!," the salesman at Konark Meadows - Wagholi answered.
"Yes! I know!! I saw your ad in DNA & told my wife - nothing doing - we must invest in Konark Meadows - Wagholi!," i said.
"Wagholi has a great potential! I am sure, you know that we - Karia Developers - have a long tradition of identifying growth potential of an area and launching projects there - which give tremendous appreciation. For example, Kondhwa....Viman Nagar...& now Wagholi...this is our 3 rd project in Wagholi!," the salesman said.
"3rd? I only know 1! Exotica!!," i replied.
"Exotica is sold out! Now, we are only re-selling - investors' flats - at 3000!," the salesman said.
"3000? Don't tell me! How much is - Konark Meadows?," i said.
"Now, 2,801 per sq.ft.! In the pre-launch it was 2,000!," the salesman said.
"800 rupees appreciation! Means, i missed the bus!!," i said.
"No. Not really! By the time the project is ready the rate will be 3600!," the salesman said.
"When will it be ready?," i asked.
"The entire project will be ready in 3 years!," the salesman said.
"So, 800 rupees appreciation in 3 years. Isn't it less than the pre-launch appreciation?," i asked.
"Yes, because the risk is less and terms are liberal!," the salesman said.
"Means? I didn't get you!," i said.
"In the pre-launch stage - you pay the total cost of the flat - full down payment - we give you maximum benefit because we recover our basic cost - so we are safe - and risk is yours!," the salesman said.
"More the risk more the profit?," i said.
"That's the basic rule of investing! Because of your investments - now - we are safe - we don't have to worry about the slowdown - it doesn't matter much even if the project is stalled for a couple of years!,' the salesman said.
"How come - now - the risk is less? Slowdown...project may be stalled," I asked.
"But, now, you have an option - pay as per the progress of the construction - in installments - without an agreement - save on the stamp duty and registration fees - isn't it safer than making down payment in pre-launch?," the salesman asked.
"Or you can go for an agreement - rope in a bank - share your risk - take a home loan - isn't it very safe?," the salesman said.
" Yes. i will start with an agreement and home loan. But 800 in 3 years is too less," i said.
"3600 is the most moderate estimation! Property prices may go above 4,000. Who knows? Wagholi is the most happening place in Pune real estate market. On one side there is Sanaswadi and Ranjagaon MIDC and on the other IT in Kharadi. Plus, 20 education institutions are coming to Wagholi! Huge potential!! Better than Bangalore! That's why in the last slowdown - real estate prices were stable in Pune!," the salesman said.
"Yes. I agree with you. I am convinced that my investment is safe - the property prices will not go below the current rate. But 800 in 3 years is not that attractive!," i said.
"To please you - I will not paint a rosy picture! Down the line - if you don't get what i have claimed - you will be unhappy - & i will lose you - which i don't want to do - at the same time - you have to remember that - we have to keep the prices affordable to sell the project and earn profit!," the salesman said.
"Yes! I know that the builders are not here to make investors rich!! But, at least, you should assure some fixed - assured - appreciation of our investment!," I said.
"Fixed? Is this a mutual fund? Real estate offers unlimited appreciation! When the project is under construction - investors like you only make our - builder's - position safe! Reduce our risk!! Stabilize the property prices. But don't forget that - after the project is complete - & we are out - you can remain invested - and earn beyond imagination! We sold Viman Nagar for 800 - but do you know the current property rate? It's 5000!," the salesman said.
"OK. I will take long term view. When under construction my money will work for you. After the completion my money will work only for me and i will earn beyond imagination. Agreed. Now, tell me, should i invest in a 1, 2 or 3 BHK?," i said.
"For long term - invest in a 2 BHK or 3 BHK - 1 BHK is good for the short term - buy now & sell the ready possession," the salesman said and showed me the property price list.
"A 2 BHK for 40 & a 3 BHK for 50!? Isn't this too much price for Wagholi? I thought Wagholi is for the low budget property!," i said.
"From Vimannagar to Chandannagar - Did you the see the hoardings on Nagar Road?," the salesman asked.
"Yes! I saw many hoardings," i said.
"What was the message on those hoardings?," the salesman asked.
"What message? Hoardings were about housing projects," i said.
"The hoarding said - if your budget is less than 50 lakhs - go to Wagholi! You know what? Good 2 BHK Flat in Kharadi goes above 65! At Konark Meadows - you can get a 3 BHK in that budget! Wagholi is still affordable - only for a different class!," the salesman said.
"And where will those who have less than 40 lakhs budget for a 2 BHK go? To hell?," i asked.
"Why? They can rent out your 2 BHK Flat for 9,000 per month!," the salesman said.
"Oh! Means, I am an investor and an angel!!," i thought.
Interest Free Funds Wanted!
Sensing slowdown in Pune real estate market, on the occasion of auspicious Akshaya Tritiya, big and small builders in Pune launched the campaign of collecting interest free booking amount and 20% own contribution from the naive property buyers.
Thanks to all local newspapers for helping out the Pune builders by taking extra efforts to print color suppliments. In their thanks giving speech Pune builders say:

In general, I don't find this Wagholi location very convinent. There is almost 12 KM gap in between where we feel lost from the city.
How is the future of this location ?

ReplyDeleteI found your blog really helpful. We have visited many projects. We have budget of 45 to 50 Lacs. I want your suggestion on the following points.
1) should we go for under construction projects or ready possession projects.
We have option of Konark Meadows and Kolte Patil Green Groves. Possession will be in next Dec 2013.
2)In ready possession, We have short listed Konark Exotica, Green Groves and Kukreja Heritage in Vishrantwadi.
Please suggest which is best project in these three options in terms of appreciation and area development.

ReplyDeleteI live in Vishrantwadi, so adding my two bits of advice. Kukreja Heritage in Vishrantwadi (Dhanori Road) would be a better option locationwise. Easy accessibility to the Airport, Railway Station, all big malls, Shivajinagar. Plus the Dhanori road is being concretized, so infrastructure and locationwise Kukrja Heritage is better. Konark Exotica and Green Groves are too far from the main city centre, plus there would be water problems as it is still not under PMC. Unless you are getting a very good deal or a very spacious apartment, there is no need to go so far out of the city if you can afford an apartment in the city itself. There are also some new projects coming up on Dhanori Road. You may want to check them out before taking a final decision.
