DSK Vidyanagari, township of 188 flats, behind Pashankar Auto, on Pashan Sus road, is designed by Arc. Hafeez Contractor. I liked 1 bhk flat he has designed in DSK Meghmalhar in DSK Vishwa. I am very curious to see this plan. As per the ad it looks like that garden, children's play park, gym and generator back up are the amenities.

DSK Janhavi, Bavdhan, has 16 flats of 1 bhk.

  1. Sight not in Baner but opposit Pashan on sus road.
    Possession Dec. 2011 (Consider as 1st quarter of 2012)
    Rate Approx Rs. 2800 / Sq.ft
    2BHK 1000sq.ft with car park +SD+R will cost approx 30.5L

    I would prefer tht rate of 2800 should be for ready possession.
    For under construction it should be below 2200.

    Can any one suggest me a ready 1000+ flat for 30L all inclusive in Baner?

  2. This DSK builder is quite funny.
    Absolute waste of life guys...!!!
    There is nothing exist in terms of infrastructure o nthe pashan-sus road, and this price tag is too funny...

    Ravi, thanks for sharing this info. Seems Puneri builders are still flying in the air. The day is not faar away when they nose-dive.

  3. Yeah, as said earlier - the site is 2 plots behind Pashankar Auto!

    I guess 30.5L is much higher for dec 11 possession and that too on this "not exactly Baner/Sus rd" location.

    Ravi, do you think its really worth considering all these points?

    What do you feel abt this part of Sus Rd extn(After Pashankar Auto)?
    How do u look at the progress?

    Don't you think "preferring" "should be" is not enough?

    Property buyers should become more proactive. Do you think property buyers can influence the pricing of real estate?

    Which price tag would have been less funny? Please, share your ideas.

    How will builder come to know unless we keep on telling our expected property rate along with the size of the flat?

  6. One of my friend booked two flats in Sus gao with Omega builder at the rate of 1650 per sq ft
    Now the rates are 1800 probably
    I found this offer very attractive, but I am not sure how reliable the builder is.

    Ravi, do you think post election results, the prices will correct because there is lot of uncertainty and our economy might shaken up in these months to come. Obviously this will have impact on real estate as well.

  8. Ravi I also wanted to know whats your openion on current market as most of developer raising rates for finished or nearing completion properties from next week....
    example..Pristine fontata...a building from 3000 raising to 3200(pos sept 2009) and for c building 2800 to 3000( posssession 2010 dec)
    vanshaj 3400 for exotica B building 2950 for zinnea

    - 1) salesman likes to boast about price rise

    - 2) builder likes to sale at higher property rates

    - 3) Both of them are enjoying this moment because for a long time they couldn't boast about or raise the property price

    - 4) An arrogant and untrained salesperson tries to motivate the property buyer to book by talking about price rise

    - 5) Property buyers don't take it as an insult and give two tight slaps!

    - 6) Generally, those who are serious about booking or had already booked feel good when their investment appreciates, so they welcome and encourage price rise

    - 7) We always like to own expensive things. Bib B's sunglasses - 3 lakhs!

    - 8) From June any how sales is going to fall for next 3 months!

    - 9) It's free market. Builder can raise the property price.

    - 10) In the current market, i wonder, why property buyers ask for the property rate?
