Is Maharashtra Times launching Solapur Edition? I asked myself when I saw the ad of "Simollanghan" - Exhibition of Nashik, Kolhapur, Solapur, Aurangabad properties organized by Maharashtra Times. Bennett Coleman & Co's Marathi newspaper which is more famous for promoting beams & columns than writing editorials.

Is Nashik in Gujarat?


At one stall, the sales person started talking in Hindi. After sometime, I asked him in Marathi, "Do you speak Hindi at Nashik?"

"No. Marathi!," he said.

"Please, continue in Marathi," I requested him.

For more than 5 minutes, the sales person explained the industrial development in three MIDCs around Nashik - Satpur, Ambad & Sinnar.

At last, I asked him, "Is Nashik in Gujarat?"

Are IT Professionals in Hinjewadi paid less than the blue collared workers in Kolhapur?


The property rates at Nashik, Aurangabad & Kolhapur are above Rs. 3,000 per sq.ft. A decent 2 BHK Flat in these cities cost around 35 - 40 lakhs. Very proudly, the sales persons told me that in 2 years time the property rates would go above Rs. 5,000 in these cities.

"Really? Please, tell me, are blue collared workers in your city paid more than IT Engineers in Hinjewadi?," I asked.

How are Sahara City Homes Aurangabad & Solapur Doing?


At the stall of a project in Solapur, I asked the sales person about Sahara City Homes Solapur. But the sales person didn't know anything about it.

So I asked the salesman in Aurangabad Project, "How is Sahara City Homes Aurangbad doing?"

He said sorry and asked, "How about Sahara City Homes Pune?"

This time, I said sorry.

Has Nigerian Architect Designed Amit's Eka at Nashik?


I wonder why Paranjape Schemes (Aaryavarta at Nashik) & Nandan Buildcon (Nandan Carnival), who have projects at Nashik, would have refused to participate in promoting Maharashtra Times! Good, at least, Amit Enterprises was there.

Since the sales executive at the stall was my old friend, I only asked him, "How many flats are their in Amit's Eka at Nashik?"

"Around 1,176," the sales executive at Amit Enterprises said.

"And the project will be completed in....," I said.

"3 - 4 years!," the sales executive at Amit Enterprises said.

"Selling all 1,176 flats before Sachin Tendulkar retires is a big challenge. Isn't it?," I said and took his leave.

After coming home, I had a look at the floor plans of Amit's Eka at Nashik.

You know what? Instead of Amit Enterprises' usual architect from Singapore Mr. Ong Ong, Amit's Eka at Nashik must have been designed by some different international architect. Mostly, from Nigeria or Peru.

That's why, in most of the flats at Amit's Eka at Nashik more important & prominent place is given to toilets than to rooms! For example, in a 3 BHK Flat, a common toilet is ready to welcome you at the main door of your flat. In a 2 BHK Flat a common toilet is placed exactly opposite seating in the living.

I am sure, these flats in Amit's Eka at Nashik will change eating, digestion and toiletry habits of Nashikkars.

Moral of the Story:


I feel sorry for the builders who paid heavy price to promote Maharashtra Times.

Times Premium Property Showcase, Le Meridien, Pune - home buyers make a beeline to take a peek at the several options laid out by over 40 builders

Today is the last day!


Yesterday, I was at Vanshaj Kiona at Balewadi and Mont Vert Berose at Pashan Baner Link road. So, i couldn't see the phenomenon! But, thanks to The Times of India for telling me that -
The resurgence of the Indian economy has set the property scene in the country on a roll once again. The process is not limited to affordable or mid-level realty, but the high end and luxury segment has come alive too!

Mumbai's realtors claim this is the best time to invest in residential apartments as prices have touched the bottom of the curve

"Realty prices will only rise again and the best time to invest is between September and December," Niranjan Hiranandani, Managing Director, Hiranandani Group of Companies.
"The real estate sector is a tortoise but a stable tortoise," Abhisheck Lodha, Director, Lodha Group.
"We are banking on the around 60% of the population of Mumbai that do not own their own homes and who are looking out for their first homes," Amit Bhagat, CEO and managing partner ASK Property Investment Advisors.
Mumbai's realtors were addressing a real estate meet. It was organised by Times Property, which launched its annual property event that would come off from August 17 to 24.

Property rates in Pune may go up during the festival season beginning with Ganesh Chaturti!

From August 7th to the 9th, 2009:

For the convenience of homebuyers, CREDAI Pune is organizing three exhibitions simultaneously in the city. From August 7th to the 9th, 2009, 150 projects from the North and South of Pune will be on display. The exhibition will be held at three different venues, PCMC, Kondhwa and Sinhhgad Road to make it easy for people to visit.

The South of Pune:The North area that comprises of Pimpri, Chinchwad, Pimple Nilakh, Pimple Saudagar, Rahtani, Wakad, Thergaon, Ravet, Kiwale. Sanghvi, Kasarwadi, Bhosri, Charoli, Talegaon, Tathewade, Dighi, Moshi, Akurdi, Nigdi, Chakan and Talwade will have about 80 projects on display and will be held at the Autocluster Institute, opposite Empire Estate Chinchwad, MIDC..

The South of Pune: About 75 projects in the South of Pune that comprises of Kothrud, Warje, Hingane, Dhayari, Sighgadh Road, Ambegaon Nare, Dhankawdi, Wadgaon (Dhayari) Katraj, Bavdhan, Parvati. This will be at Pushpa Mangal Hall at Sinhagad Rd.

Projects in other areas of the South, that is NIBM, Kondhwa (Khurd), Kondhwa (Budruk), Mohammadwadi, Wanworie, Undri, Pisoli, Fatima Nagar will be held at Aditya Business Centre near Jyoti Restauran at Kondhwa.

The exhibitions are on from 4pm to 8pm on the 7th and from 10 am to 8 pm on the 8th and 9th.

Overwhelming Bookings!

Says Anuj Bhandari, Chairman Exhibition Committee CREDAI Pune, ``our last two exhibitions the Best of West and the East received an overwhelming response.

The Best of East saw 131 bookings made at the exhibition itself and in the month that followed we have had 450 bookings.

A large part of this was on account of the positive buyer sentiment, proactive moves by the financial industry as well as steps taken by the builder community to meet buyers' needs. We had several homes that matched the homebuyers' budgets. All this together has resulted in sales picking up.''

Affordable Homes - between Rs 12 to 15 lakhs!

In keeping with this new sentiment, CREDAI Pune has once again targeted affordable homes. Says Bhandari,. ``Though we have a segment of buyers who will pick high end homes, despite the slowdown as they are users and not investors, we have also targetted the affordable homes segment. We have quite a few projects that are between Rs 12 to 15 lakhs. This will also cover the PCMC area."

Don't you think that builders in Pune should not increase the property rates?

What an opportunity! Well in advance, builders in Pune are giving warning about their plan to increase the property rates!!

Those who believe that increasing property rates is unfair should oppose this move.

For example, this exhibition can be a good opportunity for them to launch Munnabhai style "Gandhigiri"!

This exhibition can be a good opportunity for converting "appreciation of property seeking home buyers" to Nishkam Karma Yogis!

Says Anuj Bhandari who is heading the exhibition committee, "the Government has given the industry a push in terms of reduced interest rates and increased liquidity. Builders have sensed that the need for affordable housing and have started building homes that are smaller in size with reduced rates and a stable Government at the Center has resulted in people buying homes."

The exhibition has flats that range from 1 bhk, 2 bhk, 3 bhk and 4 bhk to bungalows to suit every budget. Says Anuj, "Now people can live in their own homes instead of living in rental homes."

Home buying on the rise, CREDAI (Pune) to launch 2nd property exhibition - Press Release

With the better than expected response to their previous property exhibition, the Confederation of Real Estate Developers Association of India, Pune (previously known as PBAP) will launch its second of the series of 8 property exhibitions- the Best of East starting from June 5 to June 7, 2009 at Weikfield IT Park, Viman Nagar, Pune.

Result of the Best of West - 450 bookings!

At the last area specific property exhibition, the Association had over ___ footfalls that later converted to bookings in a span of one month. Says Anuj Bhandari, chairman exhibition committee, CREDAI (Pune), `` we are very happy with the response to our last exhibition. We had 450 bookings as a result of the Best of West. People’s sentiments about home buying is changing as is evident from the response.’’

Reasons:

The reasons for this, says Bhandari are several. "Many factors are contributing to this upward movement in home sales.
1)Rationalized Property rates: First and foremost the prices have rationalized. They are more realistic now and the customer has sensed this.

2) How to make property affordable?
Reduce rates or reduce flat sizes!
In fact many of our members have reduced their rates or reduced flat sizes making them more affordable..

3) RBI: Add to this the push the RBI has given to the realty industry by improving liquidity and reducing interest rates.

4) Thanks to Rahulbaba!: We believe that with the elections now over and the country having a stable government, more people who had put their purchase decisions pause temporarily will now come out to buy.’’

1 bhk, 1.5 bhk, 2 bhk, 3bhk, 4 bhk & bungalows!

Experiencing this buoyancy, the Association is launching its second exhibition that will showcase properties in the east of Pune that will cover areas such as Viman nagar, Kharadi, Dhanori, Wanowrie, Manjiri, Undri, Koregaon Park, Kalyani Nagar etc.

Over 100 projects from 35 developers will be on sale. Says Bhandari, ``we have flats that suit every budget. Starting form Rs. 10 Lakhs the Association members have 1 bedroom 1 and a half bedroom, 2, 3 4 and even bungalows are available at the Best Of East exhibition.

We have noticed that the East of Pune is more cosmopolitan in nature and people who have rented homes are finding this a good time to convert their rents into EMIs.’’

On June 5, 2009 the Best of East Property exhibition will be inaugurated at 4 pm. Home buyers can visit the exhibition to find the best suited homes from 10 am to 8 pm till June 7, 2009.

12th INDIA REALTY EXPO 2009 in Dubai - June 4-6

Maharashtra Chamber of Housing Industry (MCHI), in its bid to attract investments from Middle East, would be showcasing properties of renowned builders from across India, at India Realty Expo 2009, to be held in Dubai on June 4-6

India Realty Expo 2009 will be held under the aegis of MCHI, a member of Confederation of Real Estate Developers’ Association of India (CREDAI), to provide an opportunity to NRI investors to explore abundant opportunities offered by the real estate sector in India in housing as well as commercial and retail options.

Affluent NRIs are desperately looking for ready to possess homes back home in India. Catch them at the India Realty Expo in Dubai. The India Realty Expo is the best option for reaching out to deep-pocketed Gulf NRIs looking for ready-to-possess homes in India. This much awaited annual exhibition now returns to Dubai.

According to Mr. Zubin Mehta, CEO of MCHI “NRIs are taking a fresh look at India as a stable market in which they could invest, or even turn for lucrative entrepreneurial opportunities in sectors like Finance, Banking, Insurance, Media and Entertainment, Telecom, IT & ITES, Bio-Technology, Medicine, Pharma, and Education.”

Building fund for PBAP office!

Besides promoting sales, these property shows serve one more purpose. Every participating builder adds Rs. 20,000 to the building fund for PBAP office.

I am sure, Pune property buyers would like to contribute to this corpus too. Each and every Pune property buyer would be happy to pay Rs. 5 as an Entry Fee for the exhibition. Am i right?

After all, by booking a flat on the day of launch and while the project is under construction, we all Pune property buyers finance the builders.

Financing the office building of the builders' organization, which contributes almost 5% (is expected to rise to 6%!) to the gross domestic product (GDP) of India and provides jobs to millions of Indian citizens, can be considered as a token of appreciation from the Pune property buyers. Am i right?

HDFC property exhibition - over 1,000 Pune real estate investors visited on Saturday and the same response is expected today, the last day

Happy days are here again!

On Saturday, May 9, 2009, HDFC exhibition was scheduled to open at 10 am at HDFC House, Shivaji Nagar. But Pune property buyers started coming at 9.30 am. By 8.30 pm, more than 1,000 property buyers had visited the exhibition displaying ready possession and early possession properties in Pune real estate market.

At 9 pm on Saturday, when i called Sunil Bhosale, my dear friend and star salesman of Park Street at Wakad, he was very happy and equally tired. Today, he has attended 50 "genuine visitors", means visitor who are serious about buying property. Sunil said, all 22 builders participated in the exhibition must have got the same kind of response.

Current trend in Pune real estate market:

Good news is, this is happening on the third consecutive weekend. It started with PBAP (Credai Pune) property exhibition at Hotel Orchid, Balewadi. On the next weekend, there was Sakal Property exhibition. And HDFC exhibition, this weekend.

Add to it, DSK Vasantotsav, a daring effort for reduce real estate prices (!), which opened on 3rd May. On the first day, as per the "computer register" at the reception of the exhibition, 1,600 families / couples visited DSK Vasantotsav. However, today is the last day of DSK's ready possession properties exhibition. As per DSK's ad in Sakal, if you visit DSK's office on Monday you wont get the discounts offered at the exhibition (!)

Recession and Sentiments:

When i asked Sunil about the expected bookings in this month, he said that May would be better than April. Besides number of bookings, Sunil Bhosale said, the change in the "sentiments of the property buyers" is noticeable.

Customers are arguing less about property rates. If the project is at their preferred location, visitors ask for the detailed information. While talking about property rates, they ask, "Is there any scope of negotiations?" Standard answer to this question is "come to the site and we will see!". (I suggested he should use "please" more often because as per the exclusive news on the TV, even "bhai" of Mumbai underworld has started using "please" when he calls the builder for protection money!)

Property rate negotiations:

From the exhibition, "genuine visitors" prefer to go to the site, on their own. However, majority of the property buyers are not "new property buyers" but "returning property buyers" who had left Pune real estate market. In this exhibition, Sunil saw some fresh blood! Because, HDFC had put it's old data base to good use and had invited their loyal home loan applicants.

"Is this response going to influence property price negotiations?," I asked Sunil. "Yes and No," Sunil said. "In June and July because of the monsoon every year we see less site visits and bookings. So, i will prefer to close the deals in this month itself," adding this, Sunil Bhosale confessed that, "Plus, i have to keep in mind that property buyers don't have a stamina for more than 3 -4 rounds of negotiations!"

Stimulus package: compact homes!

"Are people asking for smaller flats? Compact homes?," i asked. "Yes! They ask for 2 bhks in 800 -850 sq.ft. which will fit in their budget comfortably!!," Sunil gave the expected answer. I realized that this is the end of the conversation. Now, Sunil has started reading the script given by his boss.

For Pune builders, at this point, more than the bookings in "on going projects", what is more important is "interest free finance" from the home buyers. For that they are counting on "redesigned small - compact flats!". This is a stimulus package which will bail them out. To achieve this, i think, Pune builders are using their combined strength for self hypnosis and if possible they try to hypnotize Pune property buyers too. What say you?

If you consider the carpet area, the present flats are already small and compact. Only unreasonable and illogical saleable areas make these flats look big. Isn't it? What say you? (Comments Policy)
