Bhandari Associates to open booking of 2 new building in Nea pure homes:


In the first phase Nea, neighbor of InSignia_Pune, Hinjewadi IT professional's group housing project, has 120 flats. Out of it, 111 flats are booked in the last 2 - 3 months.

Today, in Nea, only 9 flats are available for booking. 3 flats of 1 bhk and 6 flats of 2 bhk. Size of 1 bhk flat is 526 sq.ft. and 2 bhk flat is 739 sq.ft.

The current property rate at Nea is Rs. 2,400 per sq.ft. So budget of 1 bhk flat is 14 lakhs. For 2 bhk flat 19.7 lakhs.


Vikas, salesman at Nea pure homes, is sure that the property rate for 2 new buildings would be Rs. 2,600 per sq.ft..

Considering the number of bookings he has received, without much advertising and works, Vikas feels that, after a little progress of construction, he can increase the property rate of Nea Sus Pune upto Rs. 3,000 per sq.ft.. God bless Vikas!

When i see the bookings happening in a "well-known" builder's project in Baner Balewadi, i remember the first principal i was taught when i joined real estate marketing.

God gives free gift of assured bookings to each builder. So, no builder in Pune has to bother much about quality, property rate and reputation! Every Pune Builder is going to get bookings every time he launches a project!

However, some builders don't seek God's free gifts and work hard to earn the bookings by giving better homes. Latest example is Mr. Shamkant Kotkar of Nandan Buildcon Pvt. Ltd., promoter of Nandan Prospera Baner!

Recently, you know, few property buyers, mainly working in Hinjewadi, decided not to become "A Free Gift of God to Pune Builders" and formed their own housing group InSignia_Pune!

These property buyers said "No" to the property rates, floor plans and amenities Pune Builders were offering. These property buyers appointed a professional builder, Rane Group, to construct 56 flats and 14 townhouses as per plans, specifications, amenities approved by them. Yes, of course, at their property rate of Rs. 2,250 for the flats!

However, many smart, intelligent, educated property buyers working in Hinjewadi believed less in themselves and more in their destiny! Destiny of being "A God's Free Gift to Pune Builder"!! So, InSignia_Pune took some time to get the required booking to start the construction of their first housing project at Sus - Baner, behind Rohan Leher (click for location plan).

But, recently many smart, intelligent, educated property buyers working in Hinjewadi had realized that there is no "pride" in being taken for a ride by builders in Pune.

These property buyers refused to be treated like packages or parcels. "We won't let ourselves be handled by some "express" courier. We are taking our destiny in our own hands!," these property buyers declared and booked their 2 bhk, 3 bhk flats and townhouses in Insignia_Pune housing project.

Result is, yesterday IT professional's housing project needed 11 booking to start the construction of their 2 acre township with swimming pool and club house. Today only 6! I am sure there are more number of smart, intelligent, educated property buyers working in Hinjewadi who believe more in themselves and less in their destiny. Possession Insurance or Life Insurance?

Yes, you won't believe this but it's truth.

Few IT professionals working in Hinjewadi don't enjoy being taken for a ride by smartaXX builder in Pune!

Ride may be Xpress or Super fast, it doesn't matter much to them.

These IT professionals believe in going at their own pace.

They have formed their own housing group insignia_Pune.

However, at this point of time they are discussing less about their 56 flats and 12 Town houses projects on Sus Road.

At insignia_pune housing project the property rate for the flat is Rs. 2,250 per sq.ft. and for the Town House Rs. 2,350 per sq.ft.. The right property price in Pune real estate market!

At these rational real estate prices at insignia_Pune project, the budget of 2 bhk flat is Rs. 24.5 lakhs (approx.) and 3 BHK flat's 32.5 lakhs (approx.) inclusive of all costs!

DSK Vidyanagari, behind Pashankar Auto, Baner and DSK Janhavi, Bavdhan - last 2 days, 16TH & 17TH May, to get the benefit of launching property rate!

1 bhk and 2 bhk flats near Hinjewadi, Pune:

D. S. Kulkarni Developers' DSK Vidyanagari, on Pashan Sus Roda, behind Pashankar Auto in Baner and DSK Janhavi at Bavdhan were launched on Thursday, 14TH May, 2009.

Ad in today's newspaper says that 16Th and 17TH May, today and tomorrow, are the last 2 days to get the benefit of an "inaugural property rates" when both projects have a "package deal". No per sq.ft. property rate!

In a way, this is good! Because, saleable areas and property rates based on saleable area are misleading!

DSK quotes only lump sum total cost. For example:
(total cost including stamp duty and registration)

DSK Vidyanagari, Baner:

1 bhk flat: 508 sq.ft. Carpet: Rs. 19.97 lakhs

2 bhk flat: 795 sq.ft. Carpet: Rs. 30.42 lakhs

DSK Janhavi, Bavdhan:

1 bhk flat: 438 sq.ft. Carpet: Rs. 16.17 lakhs and 16.47lakhs

God bless Mont Vert and all it's property buyers!


It's not secret that all builders are ready to negotiate the property rates.

It's not secret that many property buyers are ready to book if builders reduced the property prices.

But which builder reduces how much, for sure, is the big secret.

Pune real estate market is surviving on this secret.

Except one builder, Mont Vert Homes.

Mont Vert's published and well publicized open offers are making "secret negotiations" irrelevant.

"Enough is enough!," many builders complain secretly.

"Property buyers have started demanding 11 months rent, reduction in the parking charge, reduced infrastructure charges, along with the reduced property rates!," one Pune builder said. Secretly.

All Pune builders pray to God.

They request him to give instant wisdom to all property buyers in Hinjewadi.

Wisdom to book flats in Mont Vert Homes in Wakad, Sus Road and Baner Pashan link road.

So that Mont Vert will stop launching offers of price reduction every other week.

Publicly, builders say, "God bless Mont Vert and all it's property buyers!"

Shree Bal Developers offers special Ganapati discounts on property rate for Kapil Upavan at Chaitraban, Bibvewadi, Pune

Real estate price: Rs.3,700 per sq.ft.

When you visit any housing project in Pune real estate market, please, start your conversation with "Ganpati Bappa Moraya!" and without asking you will come to know about the special discounts to celebrate the festival.

Instead of "Hello!" many property buyers in Pune have used "Ganpati Bappa Moraya!" on the phone and, i am told, got discounted property rates. Yes, Pune real estate market loves Lord Ganesha. But builders in Pune feel shy about the discounts so you have to take an initiative!

For example, the headline talks about the convenient location of Kapil Upavan, Bibvewadi off Satara Road in Pune, but the real intention of the ad is to announce a special offer of Rs. 3,700 per sq.ft. Shree Bal Developers feels shy to talk about 10% discount on the old property rate of Rs. 4,140 per sq.ft. but they are doing their best to make you happy. Now, 2 bhk flat fits in the budget of Rs.45 to 47 lakh and 3 bhk flat around 55 - 58 lakh.

What about Kapil Tranquil Greens on Baner Road?

Do you expect a separate ad for Kapil Tranquil Greens, which 'helps you strike a close dialogue with Nature..(!)'? Come on..be creative...try "Ganpati Bappa Moraya!"! Try it even when you visit Kapil Malhar Phase II on Baner road, Kapil Aasmant off Pashan Sus road and Kapil Bakul at Baner
