I went to Pirangut with a plan to enjoy a few songs and come home by 8.30 pm. But, I attended the complete live performance of Bela Shende!

More than the live performance of Bela, my main interest was number of bookings at Sunshine Joy. So, I went a little early. But, instead of visiting the sales office, I went on admiring the arrangement of the live concert and observing technicians & musicians testing their equipment & instruments.

I met Mr. Sameer Desai, Director of Seagull Advertising. I gave him compliments for 'creative' conceptualization and 'excellent' execution of the event. But, didn't ask him about the response to the launch offer of Sunshine Joy!

At last, when I met Mr. Manish Kaneria, Director of Mont Vert Homes, I realized why I was there and asked him, "How is the response? Happy?"

"Happy & surprised. Demand is more for the 2 BHK Flats!," said Mr. Kaneria and went ahead to welcome some local dignitaries.

There was a small crowd of property buyers in the pandal. When I took out my camera, Ms. Smita, the sales office, said, "Please, do not take my photo. I must be looking tired and untidy. There was too much rush during the last two days!"

Then began the live performance. Abhijeet Khandkekar, the anchor of the show, came on the stage and said he is half Punekar. Now, almost all the chairs were occupied. Still visitors were coming in. So, they added a few more chairs.

When Bela started singing, I forgot that I had planned to leave early. One more song and I am out, I went on promising myself. The last bus is at 11.15 pm, I told myself. No need to hurry. After all, Pirangut is just an extension of Kothrud!

Mont Vert Homes' Sunshine Joy, 1 BHK & 2 BHK Flats at Pirangut Chowk, Paud Road, Pune 412 108 - Launch Ad

Yesterday, a day before the launch, I visited Mont Vert Homes' Sunshine Joy at Pirangut Chowk, on Paud Road, Pune 412 108.

Before visiting, I was prejudiced about Sunshine Joy.

Mont Vert Homes (www.montverthomes.com), you know, is one of my favorite builders in Pune real estate market.

Because I stay on Paud Road - on which Pirangut is located - I am familiar with this small industrial town. Obviously, I sincerely believe that Pirangut is the most promising upcoming residential neighborhood for the first time home buyers who have limited budget. Particularly, those who work at Hinjewadi.

Besides the favorite builder and location, I liked the floor plans of Sunshine Joy too! At Sunshine Joy the proportion between the carpet area of the flat and it's attached terrace is rational.

Whenever I see unreasonably large terrace - I feel that the builder is exploiting the property buyers. Only to extract more profit -the builder is providing big terraces - which are free from FSI & cost less for him to construct but are charged at the rate of carpet area of a flat. Unproportionately large terraces is like adding water to milk or kerosene to petrol!

So, before visiting Sunshine Joy, I was biased about the builder, location & a plan of 1 BHK & 2 BHK Flat. What I was curious to know was the property prices of 1 BHK & 2 BHK Flats at Mont Vert Sunshine Joy!

Of course, I know that Mont Vert Home is never 'cheap' or 'less expensive'! But I also know that Mont Vert never demands unreasonable property rate. So, I was sure that the property rate at Sunshine Joy may not be attractive but at the same time, it will not be exorbitant.

Still, when Dr. Deepakji Phene, the marketing head of Mont Vert Homes, told me that the basic property rate - for 1st to 4th floor - is Rs. 3,199 per sq.ft. I said,"Really?"

"For 5th to 8th floor - rate is - Rs. 3232," said Ms. Smita, the marketing executive at Sunshine Joy Pirangut.

"And for 9th to 12 floors?," I asked.

"Rs. 3265 per sq ft," said Smita.

"You launched Mont Vert Vesta at Urawade for 2200. Means in two years time - property rate at Pirangut has gone up from 2200 to 3200! Where will it go from here?," I asked.

"I can tell you where the rates of Sunshine Joy will go - but can't say about other projects at Pirangut - because, how many projects like Sunshine Joy can be developed in the heart of the town - where everything - shops - doctor - hospital - vegetables - public & private transport - are at hand? Just ask yourself - why one avoids to book at the upcoming location in the fringe village?," said Ms. Smita.

"Not because of the distance - only because of the lack of basic facilities. Why don't you say something Dr?," looking at Dr. Phene, I said.

"Mr. Ravi Karandeekar, Pune real estate blogger, please, get out of my site office. Go and stand on the other side of the road. Look at the entrance and just imagine that your home is in one - out of these three 12 story towers - build by Mont Vert - which has all essential specifications, basic amenities. Then look around - and just imagine how comfortable and convenient it will be to live here. Go out. Come back only if you are convinced that I am asking the right price!," Dr. Phene.

And you know what?

I really went and stood looking at Sunshine Joy. I recorded video of what I saw and then took a few photos of the neighborhood of Sunshine Joy. What would i have done after that? Did I go in?
