Capital in the Twenty-First Century is written by Thomas Piketty, professor at the Paris School of Economics, & translated in English by Arthur Goldhammer. It's Financial Times & McKinsey Business Book of the Year.

As per the book jacket, Piketty (in Capital in the Twenty-First Century) shows that modern economic growth and the diffusion of knowledge have allowed us to avoid inequalities on the apocalyptic scale predicted by Karl Marx. But we have not modified the deep structures of capital and inequality as much as we thought in the optimistic decades following World War II. The main driver of inequality - the tendency of returns on capital to exceed the economic growth - today threatens to generate extreme inequalities that stir discontent and undermine democratic values.

But economic trends are not act of God. Political action has curbed dangerous inequalities in the past, Piketty says, and may do so again.

Sounds quite optimistic! Right?

In Working Out Of The Box, Aparna Piramal Raje, the book jacket says, gives us an intimate peek into the lives of forty progressive leaders by exploring the connections between their workplace and their working styles. Capturing quirks, individual style of working, motivation and leadership traits, and tracing the patterns exhibited by these leaders, she unravels their defining qualities and explains how they reflect in their workplaces. Divided into four sections - personal energy, organizational capital, brand values, environment and sustainability - the book provides insight into what makes these CEOs tick & how they manage their most valuable assets.

I couldn't resist myself from reading the profile of Babasaheb Neelkanth Kalyani, Chairman & Managing Director of Bharat Forge. In the last century, before specialising in Pune real estate advertising, I was closely associated with Kalyani Group. For a couple of decades Bharat Forge was using corporate logo designed by ex-partner Prakash Thombre.

The Modi Effect - Inside Narendra Modi's Campaign to Transform India - is written by Lance Price. Former BBC correspondent & 10 Downing Street communication expert. Price was granted exclusive access & was given complete freedom to tell 'Modi's Rise to Power'.

If you are wondering - how did a 'chai wala' who sold tea on trains as a boy become Prime Minister of India - you must read this book. The book 'lifts the lid' on a whole new box of tricks, where message management & IT wizardry combined to create a vote winning colossus of awesome potency.

The concept of Magarpatta City (www.magarpattacity.com) was not only to make homes and office space on the ‘Walk to work, walk to school, and walk to recreation’ but also to create a new vibrant community. With zeal to promote a harmonious and sustainable community living, a novel initiative has been undertaken for active participation of the residents – ‘The Magarpatta City Council’. Its objectives being Magarpatta Citizen-centric, the working of the Magarpatta City Council is very democratic and for every hundred units there is one representative on the Magarpatta City Council for its period of tenure of two years. It has all unit holders as members by default with a very active role played by women in this council.

The cheque was handed over to Ms. Lila Poonawalla, founder trustee - The Lila Poonawalla Foundation’ by Mrs. Rajlaxmi Bhosale, ex. Mayor of Pune on behalf of the ‘Magarpatta City Foundation’. This was done on the occasion of the Foundation Day at Magarpatta City on 3rd December, 2010. This is a practice now being established for the future years to come, to endorse and support such philanthropic and human interest initiatives.

Deep Mahotsav at Magarpatta City, Hadapsar, Pune

The Festival of Light and The Festival of Community Life:


Over 50,000 Diyas – traditional lamps, were set and placed along the roadsides, the Central Garden - Aditi Gardens, skirting Magarpatta Cybercity, all around the residential neighborhoods, Pentagon – the commercial office space, Destination Center, the playgrounds and all the facilities in and across Magarpatta City.


At 7 p.m. all street lights were switched off and thousands of Magarpatta ‘Cityzens’ – as the residents are known here, the I.T. professionals at Cybercity Magarpatta, the management and staff of Magarpatta Township Development & Construction Company Limited and the construction workers, all got together as one big family to light up this joyous occasion.


The aura created by this ambience was clearly to light up for a more healthier and prosperous future by encouraging all to, once again, come together to celebrate and enjoy ‘The Festival of Light and The Festival of Life!’


As a tradition, a spectacular display of fireworks comprising primarily of colorful light varieties was arranged thereafter. Everyone converged at the Aditi Gardens, spread over 25 acres and the fireworks were lit from the highest point of Magarpatta City for all to cherish.

PRA Realty launches The Lake District, 110 acre township of 1.5 BHK, 2 BHK, 2.5 BHK and 3 BHK flats, at Yeolewadi village, Kondhwa annex

First 100 plus acre township launched in the last 2 years of recession in Pune real estate market!


In the first week of October 2007, after the sub-prime crises in U.S., Deepak Parekh, Chairman of HDFC, announced that Indian economy and real estate in particular is badly hit and slowing down.

However, in the last week of the same month, on October 27, 2007, Paranjape Schemes, in which HFDC has a stake, launched Blue Ridge Hinjewadi, first integrated township of 100 plus acres in Pune real estate market which had foreign direct investment.

Though most of the experts were rejecting the real estate slow down as a "short term phenomenon", or "not as serious as 1996" , Kumar Properties and Avinash Bhosale Group launched their 100 plus acre integrated township with foreign direct investment Megapolis in the third phase of Hinjewadi without any fanfare in the last week of April 2008.

Sensing the impeding danger, on the first day of June 2008, Mr. Satish Magar not only opened the mega-shop Nanded City Pune without any merchandise but pre-sold the future stock too! However, since Nanded City Pune has Magapatta City and Amanora Park Town at Hadapsar type farmers ownership and business model, it is not in the league of Blue Ridge and Magapolis.

Point is, launch of PRA Reallty's The Lake District ( www.thelakedistrict.co.in ) , 100 acres plus township with foreign direct investment, nearly two years after the launch of Blue Ridge Hinjewadi, proves that every patient admitted in the Intensive Care Unit (ICU) doesn't die. The patient can survive and enjoy few happy moments in the process of recovery!

Satish Magar on Nanded City Pune

After talking to Mr. Satish Magar, Chairman and Managing Director of Magarpatta Township Development & Construction Company Limited, about Nanded City Pune on Sinhagad Road, i realized the difference in what i was expecting and what is really happening!

I went with the expectations to know about the rates, cancellations and possession of the flats at Nanded City Pune. I felt as if i was only interested in the fruits. For example mangoes! And i was talking to Satish Magar as if he was some mango trader. Magar Bandhu Ambewale! Who has two branches. Magarpatta City and Nanded City Pune. Also an online shop on Alibaba.com to sell his Alphonso mangoes all over the world.

Whereas this man was not talking about the mangoes. Mr. Satish Magar was talking about cultivating the land on which he is going to plant mango trees. He was more involved in planning a proper orchard which will give him healthy crops for years. At this point of time, his focus was not fruits. I realized that Satish Magar is not a mango trader but the mango grower!

Farmer real estate developer:



In short, Mr. Satish Magar told me that what's happening at Nanded City Pune is "site development" and getting clearances, sanctions and approvals of the plans from the respective authorities.

Today, you can see nearly 1.5 km proper road from the site office to Nanded phata, making nearly 350 acres of land accessible for the real estate development. Arc. Prakash Deshmukh, Director of Space Designers, architect of Nanded City Pune and Magarpatta City, and his team is busy in marking plans on the ground and doing necessary changes and improvement. Which suggests that time to start actual construction of the residential buildings is close.

I know that before you start the construction, you have to do the basic development of the plot of land on which you are going to construct the building. I have been associated with hundreds of projects, visited the plots when projects are at planning stage and seen builders talking passionately about the upcoming development.

Here, at Nanded City Pune, not the basic activities involved in the site development but, i assumed, the scale of the township, 700 acres, would be the only big differentiating factor.

Surprisingly, Satish Magar did not emphasize on the scale or size. He didn't boast about the herculean task involved.

Mr. Magar looked quite comfortable about the size of the operation. He claimed that his past experience of developing Magarpatta proved quite helpful in the development of Nanded City Pune.

Many a times, Mr. Magar kept on referring to or comparing with Magarpatta, the "nature of land" of Nanded City Pune. For example, Satish Magar said, Magarpatta is more of a planned development done on a flat plain farmland, where architects and landscape designers had played an important role.

Whereas in Nanded City Pune, existing natural habitat - 20 / 30 year old trees, natural streams, contours and even the soil - are going to be important characters which will play considerable role in the life of residents. Because, since the official launch of Nanded City Pune on 1st of June 2008, enough attention is paid and an indepth study is done and all possible options are considered for each and every existing natural component while planning and developing.

While listening to him explaining these activities, i noticed that, for Satish Magar, this land, on which he is building Nanded City Pune, is alive. The land has it's own life and existence. Which was quite unusual for my ears.

I have heard builders talking about their plot of land as if it is only raw material. Big logs of wood or sheets of plywood, from which they are going to make furniture. A "dead" wood. No life. Only material. But not so for Mr. Satish Magar. For him, his land is alive and breathing!

I looked at Satish Magar. Though he was sitting, he was looking tall, stout and strong. He was casual but you could feel that he is a powerful man. But sensitive? I couldn't find a trace in his appearance. It may not be sensitiveness, as i understand. It may be in his grain!

Visit Magarpatta City:



I was not exactly unaware about this progress of work at Nanded City Pune. Couple of months ago, in the telephonic conversation, Mr. Satish Magar had told me about these on going developments. But i hadn't exactly understood the significance of it.

For example, all this site development has to happen at this stage of the project and done properly remains unnoticed from the residente but yields good results for ages. We can only see that water is not clogged on the road in the monsoon but don't see the time and efforts invested in identifying the slopes and water sources.

Somehow i realized that my motive behind meeting Satish Magar was nearly fulfilled. I got a feel of things. As a real estate blogger, first thing what i should do is give up my habit of treating real estate as a product and start considering it as a process.

Immediate effect of this realization was to think about the progress and concerns expressed by my readers about Blue Ridge and Megapolis.

"It means initially, you will be busy in working underground. There must be 2 levels of basement parking. So, the construction will be visible only after 10 -12 months, when you will come above the ground level. Right?," assuming what had happened at Blue Ridge and Megapolis will repeat at Nanded City Pune, i asked Satish Magar.

"No! You don't have to wait that long. Because i don't consider two levels of under ground basement parking is a sensible system to construct and maintain. In fact, we will have pile foundation. We are more careful about damaging earth structure," Satish Magar said.

Oh! Great!! After parking, logically i can talk about the flats, about the property rates, about continuing investment in Nanded City Pune and even about the cancellations of bookings! But i did not feel like opening these topics. Because, i was very much convinced that i was not talking to the mango trader. To know more about mango grower and orchard, i should visit Magarpatta City often. Right? (Comments Policy),

On the auspicious day of Dasara, Magarpatta City opens the bookings of 1 bhk flats!

Property rate Rs. 3,750 per sq.ft.!

An ad was released the day before Dasara. But the property rate was not 'disclosed' in the ad or even on the phone. The floor plan of 1 bhk flat was not available in the office or on the website, www.magarpattacity.com

Be on top of the world! For the rest of your life!!

When i called the Magarpatta City's office, i was told to come with the booking amount, cheque of Rs. 50,000, at 10 a.m. on the morning of Dasara.

When i asked, would it be better if i come early in the morning and stand in the queue, the answer was obviously 'yes, that would be better. We have got hundreds of telephone calls since morning.'

Must be! I am very much sure about the telephone calls. Pune property buyers have a great sense of humor. PBAP Property Exhibition is a recent proof.

1 bhk flat of 553 sq.ft. for 25 lakhs:

On the auspicious day of Dasara, i behaved like a true Punekar. I did not go to Magarpatta City. I made one more telephone call. Good, now, i have all the details!

1 bhk flat. 553 sq.ft. Real estate price is Rs. 3,750 per sq.ft. Total budget is Rs. 25 lakhs. Possession is after 2 years. Booking amount, may be because of 'liquidity crisis', is Rs. 50,000 only!

But what about the parking? Is it extra? How much? Whatever! Who bothers about 2/3 leaves when "Aapta tree" is here, in your neighbor's compound?
