3 years ago, in June 2008, for the first time, i heard about "PRA Realty (www.prarealty.co.in)"!

Eventually, in the last week of September 2009, Rustom Bharucha, M. D. of PRA Realty, launched his first township, The Lake District (www.thelakedistrict.co.in) and Yeolewadi Village became Kondhwa Annex.

Launching a 110 acre township in the days of world economic recession was, for sure, a heroic act.

When the Pune real estate market started coming out of recession, in August 2010, like all other builders, The Lake District opened booking of the 2nd phase.

When i saw the photographs of the construction progress of The Lake District, in the month of June 2011, i was overwhelmed with emotions.

You know what is the current basic property rate at The Lake District? For 1st to 7th floor it's Rs. 2,770 per sq.ft.! Above 7th floor you have to pay a floor rise of Rs. 15 per sq.ft. per floor!!

And availability in the 1st phase of The Lake District? Only 2 units of 3 BHK Flats & 11 units of 1.5 BHK Flats!!

PRA Realty assures that "The Lake District" at Yeolewadi, Kondhwa, Pune 411 048 has a clear and marketable title!

PRA Realty's solicitors and lawyers to address the property buyers' meet:

PRA Realty (www.prarealty.co.in), developers of The Lake District (www.thelakedistrict.co.in), a 110 acre township at Yeolewadi Village, near Kondhwa Pune 411 048, has reiterated it's claim that they have "a clear and marketable title to the property comprised in The Lake District."

For a while, the members of Google Group of the property buyers who have booked a flat in The Lake District were receiving emails about the legal issues.

In a reply to the Google Group, the representative of PRA Realty says, "We have already received opinion from our lawyers that the claim is frivolous & our title is clear & marketable."

To answer the queries, if required, PRA Realty would organize a property buyers' meeting with their solicitors & lawyers, the representative says. Not only that, along with this email reply, the PRA Realty has send their advocate's note too.

Property rates of PRA Realty's The Lake District at Yewalewadi, near Khadi Machine Chowk, on Katraj Kondhwa Road, Pune

Property price Rs. 2,380 per sq.ft.!

On the occasion of launch of Kumar Builders' KUL Utsav at Khadi Machine Chowk, i thought, let us find out the current property rates at PRA Realty's The Lake District.

The Lake District, you know, is in Yewalewadi village, just 3 kl ms from Khadi Machine Chowk on Katraj Kondhwa Road.

Property rate at Kumar Builders' Utsav is Rs. 2,750 per sq.ft. Whereas, at The Lake District, i was told, from 1st to 7th floor, property rate is only Rs. 2,380 per sq.ft.

For 8th floor, property rate is Rs. 2,480 per sq.ft. and for 9th & 10th floor you have to pay floor rise of Rs. 10 per floor.

At the basic property rate of Rs. 2,380 per sq.ft., for the saleable area, all inclusive, approximate, property prices at The Lake District are:

1) 2 BHK Flat - Rs. 25 to 27 lakhs

2) 2.5 BHK Flats - Rs. 32.85 lakhs

3) 3 BHK Flats - Rs. 40.15 lakhs

As per the ad released in today's newspaper, State Bank of India (SBI) has approved the project! One more, good news about progress of construction, excavation is over and now, i was told over the phone, foundation work has started at The Lake Distric Yewalewadi!

PRA Realty launches The Lake District, 110 acre township of 1.5 BHK, 2 BHK, 2.5 BHK and 3 BHK flats, at Yeolewadi village, Kondhwa annex

First 100 plus acre township launched in the last 2 years of recession in Pune real estate market!

In the first week of October 2007, after the sub-prime crises in U.S., Deepak Parekh, Chairman of HDFC, announced that Indian economy and real estate in particular is badly hit and slowing down.

However, in the last week of the same month, on October 27, 2007, Paranjape Schemes, in which HFDC has a stake, launched Blue Ridge Hinjewadi, first integrated township of 100 plus acres in Pune real estate market which had foreign direct investment.

Though most of the experts were rejecting the real estate slow down as a "short term phenomenon", or "not as serious as 1996" , Kumar Properties and Avinash Bhosale Group launched their 100 plus acre integrated township with foreign direct investment Megapolis in the third phase of Hinjewadi without any fanfare in the last week of April 2008.

Sensing the impeding danger, on the first day of June 2008, Mr. Satish Magar not only opened the mega-shop Nanded City Pune without any merchandise but pre-sold the future stock too! However, since Nanded City Pune has Magapatta City and Amanora Park Town at Hadapsar type farmers ownership and business model, it is not in the league of Blue Ridge and Magapolis.

Point is, launch of PRA Reallty's The Lake District ( www.thelakedistrict.co.in ) , 100 acres plus township with foreign direct investment, nearly two years after the launch of Blue Ridge Hinjewadi, proves that every patient admitted in the Intensive Care Unit (ICU) doesn't die. The patient can survive and enjoy few happy moments in the process of recovery!
