Completely convinced that the Kingdom of God has Come to Earth, i left iParmar Group's office in Parmar Trade Center to visit Runwal Seagull (www.runwalseagull.com), on Handewadi Road, at Hadapsar, Pune 411 028.
Sometime in March 2010, Runwal Housing (www.runwalhousing.com) has opened booking of the 3rd phase of Runwal Seagull. Considering that Mr. Sanjay Runwal, M D of Runwal Housing has helped me so much in my professional and personal life, i thought i should visit his project and write a blog about the 3rd phase of Runwal Seagull to reinstall the belief that the kingdom of God is amongst us, me - and you!
"Only 2 ready possession flats are available!," Krishna gave me the good news, as i entered the site office. "In the third phase?" i asked. When he told me that there is less choice in the 3rd phase - but more in the 4th phase - possession in September & December 2011 - in B2 & B3 Buildings, i said let us go and visit 2.5 BHK Flat no 1206 in A2 Building. 9 is my lucky number!!
On the way, Krishna showed me well maintained party lawns and under construction Club House and Swimming Pool. While in the lift, he said that each building has 2 "Gear-less Green Lifts" - a service and a passenger lift from Johnson. "What is 'Green Lift'?," I was tempted to ask but didn't. He showed me the garbage shoot in the staircase and the solar panels on the top terrace of the building.
As we entered the flat, Krishna opened the water taps and told me about 24 hours water supply. Krishna wanted me to have a look at the views from the 2 terraces - but i told him that i want to inspect the ceiling and walls of each room! I was happy to see that there were no signs of water seepage on this flat on the 12th floor - top floor of the building!
Of course, i shot a few photographs from the terraces before we came back to the office. At the site office of Runwal Seagull, Krishna told me to wait for a moment and went to xerox the floor plan of a flat we had visited - Flat no. 1206 in A 2 Building. When he came back with the xerox, Krishna said,"Sir told me about you. You are Ravi Karandeekar. You are not a flat buyer. Are you?"
"You are Krishna. You are not a real estate salesman. Are you?," i asked him. He nodded his smiling face.
"But, some day, soon, for sure, you will be! And you will start talking about 'carbon credits' in Runwal Seagull!," i said. Because, i knew that Mr. Sanjay Runwal believes that the kingdom of God is amongst his staff.

I read your old blog also about Runwal Seagull. By judging other parameters and my budget, I booked 3BHK in B3.
You have not commented about negative sides of project e.g. locality / railway crossing, etc. I am expecting comments from this angle also.

You expect me to talk about the negative points but at the same time you book a flat too! Why?
Because, both of us know how to decide. We evaluate - criticize - but we are practical - not idealist.
I can contribute more, i know, than pointing negativities - which are obviously visible or noticeable to anyone.
Future valuation depends upon 2 things.
1) How you maintain the project
2) How proactively you contribute in the development of your neighborhood. Handewadi road, Sasane Nagar are not "improved" much in the last 15 years.

I booked flat though I know negative points. I believe, no place is perfect place. If I found such place, definitely it will be out of budget of common man like me.
Selection of place/area may vary person to person depending on your requirements and budget.
I am working at Kalyaninagar in IT field. My native place is Tembhurni, Solapur district. These parameters are forcing me to choose Hadapsar. Area on the north side of Solapur road (around Magarpatta and Amanora) is out of my budget. On east/west side of solapur rd., I afraid about Solapur rd. traffic.
So the choice remains only south side and on south side Runwal Seagull is best.
I was asking you to focus on negative points, because if you know your negatives perfectly, you can get off from it quite smartly. And I know, you are the best person to answer on this.
About your answer to future values, I know your Aundh example.
BTW,
Do Sanjay Runwal group follow the commitment of possession? If yes, I'll have to take care to extend my rent agreement till Dec. 11 only.

ReplyDeleteSanjay Runwal Group will do it's best to keep the commitment of possession. But what it means is he will complete the construction in the committed time.
But to give the possession, builder has to obtain certificates from many agencies and then a completion certificate from PMC. These certificates take a lot of time and the possession is delayed.
But it is worth waiting. Take the possession only after your building receives the completion certificate.
So, to avoiding rushing and risking your family's life - be ready to pay rent for some more months!

Pune: Municipal commissioner Mahesh Zagade on Monday said that a majority of the 6,60,000 identified/assessed properties in the city have not obtained occupancy (completion) certificate and that the Pune Municipal Corporation (PMC) will soon launch a drive to check the document.
Speaking to reporters, Zagade said, “It is a fact that a majority of developers/builders or the people who submit the building plans need to seek occupancy certificate from the building permission department. This is an important document as it certifies that the building is ‘safe’, that it is is not encroached upon. I appeal to citizens that they should not take possession of flats/houses from builders, until the PMC issues the occupancy (completion) certificate.”
Zagade said the document is denied to a builder if he fails to adhere to the PMC norms, fails to provide amenities or undertakes construction not in accordance with the approved plan. “Many builders/developers are selling their buildings/flats without this document.”
Although the completion certificate is denied to penalise the builder/developer for not fulfilling desired norms, it ultimately affects the flat owners. In many cases, builders/developers disappear once the flat is sold and the owners are left in a lurch, since it is difficult to resell or mortgage a flat without the completion certificate.
“The PMC will soon launch a drive to identify buildings without completion certificates,” Zagade said, adding that he has already proposed that a committee be set up to look into this and other related matters, but the proposal is pending before the standing committee. “Among others, the committee will look into the number of buildings constructed without permission and buildings without completion certificates. It will also suggest immediate, medium- and long-term solutions for these problems.”
In 2005, the civic administration had decided to allow flat-owners to approach the PMC and seek completion certificates. However, this scheme was stopped abruptly. In 2008, the PMC had announced that it will approach the state for Development Control (DC) rule modification enabling the corporation to take action against builders who sell their properties without taking the completion certificate from the PMC. Unfortunately, no progress has been made in this regard.

While driving from Solapur Road, Sabji Market to Runwal Seagull, we face traffic on narrow road. Till possession, I'll get relax from this problem.
PMC has issued tender for 80ft concrete road from solapur road to railway crossing gate.

All the good news of all the road widening and crap posted a in 2010, but the reality today is still the same.
ReplyDeleteAnd all the more growing traffic problems, morning from 8.30 am onwards the railway fatak is such a nightmare and especially for the Handewadi road residents.
I do not understand without at one the the governance is not doing anything ( at least i can not see anything happening ) and on the other hand they are allowing so many huge constructions on this road, increasing the traffic every day.
Just hope something happens to make our life a little smooth else have to vacate my runwal seagull home and go somewhere else.

In my personal opinion, it is worth to invest in Seagull or any other ongoing project in this area. You will certainly reap the benefits in next 5 years. We have ourselves seen a good increase in the cost in the last 2 years. However if it is only for the sole purpose of investment.
ReplyDeleteIf you are planning to reside then please be cautious. What is promised to you as a buyer would not stay there for long? We reside in Seagull for the last 2.5 years and our experience has become more of a disappointment with each month here. New problems cropping up one after the other. I don't blame the builder to not keep their promises, but this is certainly an experience one would want to avoid if they are investing their life's savings.

It was my grave mistake not to follow the right path and approach for resolving the issues.
