There is a one builder in Pune who doesn't know anything about Pune real estate market. Whenever he wants to know something, he calls me. Yesterday, this builder invited me to visit his on going site.

"What's the problem?," i asked him.

"I want to share good news with you!," the builder said.

When we reached his site on Warje Khadakwasala Road at Kondhawe Dhawade, Pune 411 023, I was shocked to see the progress of construction.

"What's this? Is this your good news?," I asked the builder.

"Yes! 1 good news out of 2 - i want to share with you!," the builder said.

"What's good about this? As far as i remember, exactly 13 months ago - on 15th October 2010 - you launched this - A 2 BHK Flat for 20 Lakhs - project - right?," i said.

"Yes! And look at the progress of construction....Exactly as per the schedule....In fact, I can give possession a couple of months before the committed date!!," pointing at the bar chart and the photographs of the construction status, the builder said.

"It's a thankless job! Nobody is going to appreciate this. No property buyer in Pune expects possession on time!! You know what? Those who have booked in your project must be upset - Did they book in a project whose builder didn't have anything else to do but to construct? - your property buyers must be worried!," i said and told him how possession delayed by 1 or 2 years is the real estate industry standard in Pune.

I tried my best to teach him how - being least bothered about the delayed possession - can make him an ideal builder in Pune real estate market.

Pune property buyers respect the builders who makes them suffer by delaying the possession.

Pune property buyers admire the builders who make them feel helpless by refusing to pay any compensation for the delayed possession.

Besides, desperation for booking a flat and fear of property price rise - Pune property buyers look for suffering and helplessness. The builder who lets the property buyers experience all - desperation, fear, helplessness and suffering - is considered as the big builder in Pune.

If you delayed the possession and let the banks earn more pre-emi from the property buyers, all housing finance companies start considering you as the most reliable builder and disburse loan for your property without bothering about the actual worth of your property.

The builder in Pune who has long reputation for delayed possession, spends a few crores on releasing full page color ads of a sexy bimbo in a skimpy dress and fake testimonials of his satisfied buyers - in the all local and national newspapers. Obviously, newspapers starts interviewing him more often and the builder becomes a local celebrity.

Playing games with the property buyers life and money, licence from the housing finance companies to increase the property prices as per the builder's wish and becoming a 'news item boy' in the local newspapers are enough to motivate any Pune builder to delay the possession of his project. But, not for my builder friend! He said, "Ravi, but, soon, i have to start my second project - how can i do it if i delay this? In fact, that's my 2nd good news i want to share with you! Come, i want to take you to my new site!"

From Kondhawe Dhawade we crossed the river at Khadakwasla Dam and reached Sinhagad Road and stopped at my builder friend's upcoming site at Kirkatwadi - at the bottom of DSK Vishwa. Pleasant evening , cool breeze, beautiful hills of Sinhgad, proper approach road to the site excited me like anything. Hoping to hear something good, i clicked my builder friend's photograph and asked him, "What are you planning to develop at this site?"

"A 2 BHK Flat for 25 lakhs! Possession in 2 years!," my builder friend said.

"You enjoy making same mistake again and again. Right?," i asked him.

"Correct me! What's the mistake?," the builder asked.

"Focusing on affordability....making owning a 2 BHK Flat possible for those who earn around 50,000 per month!," i said.

"It's not a mistake! It's my business principal. Why do you think it's a mistake?," my builder friend asked.

"Because, you know what happened when you launched '2 BHK for 20' - all 165 flats were booked in a half day - at the same property price - because of that - you lost an opportunity to play games with the property buyers life and money - you didn't get licence from the housing finance companies to increase the property prices as per your wish - and you missed the chance to become 'an item boy' in the local news papers! Instead of a big builder - you have just became a builder who delivers! Is it good for you and your property buyers?," i said.

What say you? Was i wrong? Don't we all like a big builder?

This is beyond Dhayari. can you compare his pricing against any well known or big builders in the same area or in circle of 5 kms? also how big is his 2 bhk? if its going to be 500 sqft carpet with 50% loading and 100% terrace charging then its again making whole package "affordable" while keeping per sq feet prices high. missing pictures of approach road, of area around the proposed project..were they not "scenic" like lohagaon project :D?

    You have kept suspense for this project but yes i have found out the details of this project to an extent.

    The builder does have some reputation for providing affordable homes to buyers as mentioned by you in the blog without making a big hole in their pocket.

  8. 2BHK in 20 lacs...heading is fine but need to put against sq. feet area(READ AS CARPET AREA). that will make the picture more clear.
