A 2 BHK for 25 lakhs on Sinhagad Road Pune - Pre-Launch Offer!

Builder's Profit Margin in Urbangram Kirkatwadi:

To offer a quality 2 BHK Flat for Rs. 25 lakhs, Sachin and Nitin Kulkarni, have done something which no builder has ever done in Pune real estate market. Though Sachin (who was in real estate sales) and Nitin (who was in 3M) have become 'builders' - they have refused to be 'greedy'. They have refused to exploit the property buyers to earn obscene profits.

Some because they still remember where, they have come from and haven't yet forgotten their social responsibility as a businessman. Some are tempted by the huge size of the market. But most of these builders don't venture into developing housing at an affordable price - mainly because of 'greed', land prices and construction cost.

I said "only 176 units" to remind you that when Urbangram Kondhawe Dhawade was launched on Friday, on a working day, all 165 flats were booked in half a day.   1. i had called vastushodh 3 months back to enquire about kondhawe dhawde project.all was sold.i requested to take my email and phone no and inform me when you launch your next project.the person directly said "sir people have given me cheques in my hand to book by their names whenever we launch our next.so even if you give me phone no i WILL NOT be able to contact you."
    in short most me there 176 flats must be booked by those people by now.
    my question is how is the builder gona keep away investors and give flats to end users who need shelves for their family?

  2. Good question, Vishal! Identifying an "investor" is not difficult. You can identify an investor without even going through his financial statements.

    Generally, salesman can identify an investors just by paying attention to his questions when he visits the site.

    If you miss him at that point - don't worry - you get many opportunities till the registration of his agreement.
