In the last couple of weeks, i have learned a lot about "Affordable Homes in Pune".
At Darode Jog Properties' Westside County at Pimple Gurav, i learned that a 1.5 BHK Flat, of 519 sq.ft. carpet area and 60 sq.ft. terrace, for Rs. 31,09,164, at the property price of Rs. 3,500 per sq.ft. is an affordable home. At Westside County, i also learned that, a 2 BHK Flat, 634 sq.ft. carpet area and 128 sq.ft. terrace, for Rs. 35 lakhs, at the property rate of Rs. 3,400 per sq.ft., is called an affordable 2 bhk flat in Pune.
I learned from Mr. Dileep Athavale that Paranjape Schemes' 1 BHK Slim Fit Home in Blue Ridge Hinjewadi, 569 - 571 sq.ft. saleable area, for Rs. 26 Lakhs is also an affordable home for a young property buyer in Pune.

Dileep's article "Affordable homes mainstay of realty deals" also told me that 50% properties in Pune real estate market are affordable homes. Since, this article was published on Monday, 13th September 2010, i read all property prices i had collected on Sunday, 12th September 2010 in Credai Pune's official property exhibition in Le Meridien.
When i entered the property prices of more than one hundred 2 BHK Flats in Google Spreadsheet, i understood the definition of an affordable home. Now, i have only one question. Is Vastushodh's 2 BHK Flat for Rs. 20 Lakh at Kondhawe Dhawade Pune 411 023 an affordable home? ReplyDeleteHelps...to know that houses are "affordable" in Pune if you buy from local 3rd grade builder in the remote suburbs where quality of life is crap.
Pune RE prices are way inflated as compared to Gurgaon, Hyderabad and even Bangalore (at least these cities provide high paying jobs and far better infra than Pune).
Pune builders are offering smaller carpet, higher loading but are not budging to reduce their exorbitant profits.
and thanks to all NRI, mumbai folks for helping them out...

ReplyDeleteI'm not sure if NRIs are buying these high-priced pigeon-holes in Pune any more. I've had chats with many NRI friends (I am in one of the European countries) and they are not willing to spend that kind of money at high Indian interest rates on properties in Pune anymore. They'd rather buy in this European country, the prices here are not far off from Pune property prices and there is better infrastructure, facilities and opportunities here.
Prices in Pune are way high for salaried NRI public. I hope Pune builders take a note of this.
