Blue Ridge Hinjewadi - What is the big event on 19th August 2010?

Do you have any idea? I heard that there is some big event on 19th August at Paranjape Schemes. Mostly at Blue Ridge Hijewadi. It looks quite possible to me. Because, lots of changes - developments are happening in Paranjape Schemes. For example:
1) Now, Paranjape Schemes have redesigned their website at http://pscl.in/
2) You can chat with the expert on their website.
3) Paranjape Schemes is now on Twitter at http://twitter.com/paranjapescheme
4) Of course, on the Facebook too!

To find out about the upcoming event, I even visited Paranjape Schemes' Blue Ridge, near Cognizant, Rajiv Gandhi Infotech Park - Phase 1, at Hinjewadi Pune 411 057. The receptionist asked me, "Inquiry?"

"Yes! I am Ravi Karandeekar. I write a blog on Pune real estate. I want to know what is the big event on 19th August?," i said.

"What event? I don't have any idea! Would you like to have a coffee?," she said.

While i was enjoying my cup of coffee, suddenly everyone in the reception stood up! Mr. Shashank Paranjape, Director, Paranjape Schemes (Construction) Ltd., had come in the lounge to see-off an important delegation. I let him say bye bye to his guests. As soon as he became free, I asked Mr. Paranjape, "Sir, what's the big event on this 19th August at Blue Ridge?"

"Come on! Let us go to my cabin and talk," Mr. Shashank Paranjape said.

"Ravi, You know? For last 3 - 4 years i am doing a research on this subject. I am going to develop a facility for the families who have - physically and mentally challenged - children," Mr. Shashank Paranjape said, as soon as we entered his cabin. Very passionately Shashank described the need of such facility. When he was describing how these parents suffer and worry about the future of their challenged sons and daughters, his blue eyes were melting. His handsome face was full of care and love. His well built figure started looking soft and gentle.

"You make me nervous. I started feeling as if i am a selfish pig - an insensitive person. I always try to forget - ignore - all the sad things and focus on joy - happiness. And look at you - who has wealth and opportunities to enjoy all luxuries - thinks and cares for old age, seriously unwell old people, and now - you want to develop a facility for these unfortunate families! Why?," I asked Mr. Shashank.

"It's my job! I am "Builder". I provide housing," Shashank said.

"Yes, but these are serious issues. Huge responsibilities. It's not plan - build and - sell business," i said.

"I am not into charity! I develop a business model. Like Athashri. As a builder, i believe, it's my duty to develop housing for the people who have special needs," Shashank Paranjape said.

"Are you going to launch this on 19th?," I asked him and did my duty.

"It's still in the planning stage. I discussed because we are meeting after a long time," Mr. Paranjape said. His secretory told Mr. Paranjape that someone has come, so i took his leave.

When i came back to the reception, receptionist asked me, "Tell me - what is the big event on 19th August at Blue Ridge?"

"Are you making fun of me?," i asked her.

"No. I am as curious as you are," she said.

"Mr. Prasanna Tamaskar, I am sure, will tell me. Can i see him?," i asked.

"Sure," she said and called him. "Prasanna has told you to go and have a look at the site. He will be free by then," receptionist told me.

"Site? Blue Ridge is 140 acres! Is this his way to say 'No - i don't want to meet you?," I asked her and reluctantly went out.

There was not enough sunlight, but i couldn't resist taking photographs of Blue Ridge. Have a look. As usual, i have posted these photos at the end of the blog. I didn't even reach the towers, Prasanna called me. On my way, i noticed that, now, there is only one sample flat - of a 1 BHK Flat. Some activity was going on around that sample flat. But i didn't shoot, because i was in a hurry to meet my old friend, Prasanna Tamaskar.

"What's up? Ravi Karandeekar is in Blue Ridge!," Mr. Prasanna Tamaskar gave me warm welcome.

"What do you think? Because - i couldn't find any place in Hinjewadi which has a clean toilet and offers free coffee - I am here, because - i want to know what is the big event on 19th August at Blue Ridge?," I said.

"On 19 August 2010...," Prasanna turned his monitor and showed me Google search results and said "Events on August 19, 2010 ...Afghanistan: Independence Day....Whyday....World Humanitarian Day..it would be a Tax Free Weekend 2010..,"

"I said in Blue Ridge Hinjewadi....Are you opening bookings of Bungalows in Blue Ridge?," i asked.

"There are only 65 bungalows. We are not going to open bookings. Bungalows is the Directors' privilege!," Prasanna said.

"Prasanna, i take your word. But, i know for sure that something is cooking...," I said.

"Ravi, give up the idea of a big - sensational - happenings. Here at Blue Ridge, my main priority is to keep my sales on an even keel...," said Prasanna and went on describing steady flow of "walk in" visitors on the weekends.

Good number of property buyers come to Blue Ridge with their families. Not only husband - wife - and children but even with important members - relatives - parents - friends whose opinion matters. Generally, they have researched and short listed Blue Ridge. So, sales executives at Blue Ridge don't give them a sales talk. They answer their queries. Sales executives tell you what is available in all 14 towers of Blue Ridge Hinjewadi. Available properties in the budget range of Rs. 40 lakhs (very few) to 125 lakhs. There is no pressure selling. We discuss, said Prasanna, the available 5 BHK, 4 BHK, 3 BHK, 2 BHK Flats. The positive, negative points, doubts and concerns. Possession dates. Payment schedules. No convincing. Only explaining. It is more like a professional business transaction. My property buyer is mature. Generally, salaried persons who's monthly family income is 1.5 to 2.5 lakhs. He has good savings. Looking for not more than 50% home finance. Very less investors. 70 to 80% are from Pune and Mumbai. A few NRIs.

"So, understand that now we don't sell - we serve. If you are not sure, or want to change your decision, no problem. No cancellation charges. We refund all booking amount without cutting. As early as we can," Prasanna said.

"In fact, now, pressure is on us. Challenge is not of booking but delivering. Pressure of giving possession by March 2011. This phenomenon is not limited to Blue Ridge - but the same kind of response you will see in Megapolis and Nanded City Pune! Right?," Prasanna asked me.

"Yes! Now, boys are out of the market! Pune real estate market has become an adult!!," I said.

I admire and believe in Prasanna Tamaskar. I got his point. But, i know that big boys also like to play - so, you can't deny the possibility of some big event on 19th August at Blue Ridge Hinjewadi! Right?

    Why? If you visit the link you will understand that defamation case would be against you. You have hidden your identity but in case of criminal charges against you - please understand that - your identity would be disclosed.

    Dear puneit, Yes, you are right. I presented what i discussed with the builder. I welcome you to present the other side. For that follow these points:
    1) Be relevant - present your side about the subject discussed in the blog.
    2) Present supporting proofs with the comment
    3) Don't hide your identity
    4) Use decent language
    5) Describe the facts (for example: He inserted knife in my heart)
    6) Don't jump to conclusion (For example: He is a serial killer. Should be hanged.)
    7) Consult an advocate before posting the comment.

    Dear puneit, yes! i am going to delete this comment too. Why? 2 Reasons:

    1) You are not relevant - again. You didn't present the other side of the subject discussed in the blog. You are only using my blog to wash your old linen. You are using my blog to express your anger.

    2) You mixed two subjects. Your old issue and Ravi Karandeekar.

    If you had only talked against my decision (using good language) - i would not have deleted your comment.

    Because, i consider anything written against me - an opportunity!
    An opportunity to talk about me.
    An opportunity to express my views.
    An opportunity to discuss some related issues - like this.

    You can find lots of comments - on my blog - written against me - i spare time to answer them.

    For me, this is an opportunity to clear your misconceptions and educate you. Like this - freedom of expression vs. defamation.

    You should state in your blog a foot note about the laibility of person towards defamation etc.

    And that you may delete the comments that may not be liked by you.

    Dear Shanti, good suggestion about a foot note.

    But, my liking or not liking is not a criteria for deleting the comment.

    I delete the comment only to protect the person who writes it. That's why i don't mind comments criticizing or talking against me - for the reasons given in the above comment.

    However, instead of posting a note which generally nobody bothers to read and only protects the blogger or the web-media owner - for a while - i will delete and give reasons on the comments. For example - how many members read and take seriously the Defamation Disclaimer on Indian Real Estate Forum:

    The threats from you for defamation itself are the evidence of the fact that you do not support free discussion. Sometimes one gets so indulged self-proclaimed success that they do not seem to be able to differ between criticism and abuse.
    As I had said before as well that you are out in public writing helpful articles (I call them mere advertisements - nothing wrong with if called advertisement), you need to take the praise and criticism both well.

    Dear Mistral, "Threats" is not from me! I only help you. I only give you a reason for removing your comment - if it attract any trouble for you. I help you - by telling how it can be considered as defamatory.

    If you read my explanations in the above comments - you will realize that it is not about me. It is about someone else.

    It is not about your comment - too. It is about "puneit's" comment which i have removed. Which, you haven't read.

    Because you are angered by my reply to him - you are making an issue. Right?

    Actually, i am sure, you must have visited the link and understood the limitations of the law. You must have understood that not me but you have to face the charges!

  12. Hi Ravi, the Blue Ridge plans seem really good..but at the end it means for a 3 BHK, we are shelling out around 75-80 lacs (called the salesperson yesterday)

    i would just like yours and others opinion - is it worth it ? Do you think the property appreciation will be good ?

    I wish to buy a place for my family to stay in Pune and yes I would like it if my investment of around 80 lacs appreciates with time..

    Also, can you please confirm if VAT(or service tax) is applicable only for properties which are booked during construction stage and not charged when booked during ready possession stage ?

    Also, a question you see time and again, is it a good time to now buy a property in Pune?

  13. hi Ravi, writting from Europe. European labour and industries consortium has decided not to to send IT work to India. US has already kicked Indian labours. Now what? IMF is giving more money to Pakistan than India for coming 5-7 years. India has reached World Banks MAXIMUM limit to draw loan.(this loan was supporting the builders) And as per FBI India's rich are likely to targeted by Naxals amd Maoists in a big way in coming days/months.... How are Indian labours going to afford 40Lakhs of tiny-hutsize apartment when the IT parks around Hinjewadi are going "Mumbai Mill" way ..they will soon start to shutdown. IBM India has decided to move 40% of Indian work to near shore (European countries/South American countries)by 2012 end... and u expect appreciation above already inflated prices in that country of poors and beggers?

    Yes, it is worth. About appreciation: I will suggest you to do what i do. Every morning, for the last 20 years - i tell myself that my wife is looking less beautiful than yesterday and my home has appreciated by 1 per cent.

    You pay VAT when you buy or book a property.

    Service Tax is for the payment made to the builder for the property which hasn't yet received the completion certificate from the Authority / PMC / PCMC.
