Now, with the hikes in the registration fee and reckoner rates, flats sales are bound to see a dip in 2010 - Satish Magar

However, District Collector Chandrakant Dalvi rejects the charge that the decision to increase Ready Reckoner Rates would escalate the property prices!

President of Confederation of Real Estate Developers Associations of India (CREDAI) Pune:

"Hike in RRR coincides with hike in stamp duty. This is certainly unwarranted. This raise will now increase the prices of property by Rs 50-60 per sq ft. This will escalate property prices and take the costs higher"

District Collector:

"We have made a survey of prevailing property prices in all the zones and sub-zones of the city. In our observation, it has been found that the actual prices are much higher than what has been stated in the reckoner. The developers should not be worrying so much"

Soon, property registration till 10 pm!

The department of registration and stamps is planning to extend the timings at registration offices — one each in Pune, Mumbai and Thane, to 10 pm.

Moreover, if the response is good, night shifts will be introduced in these departments.

inspector-general registrations (IGR) Ramrao Shinagre said, "The timings for the two shifts are yet to be finalised. We are looking at two options —from 7 am to 2 pm and 4 pm to 10 pm. The offices located in the central areas of the three cities will be chosen for this project."

Maharashtra government wants to collect Rs 5,075 crore through stamp duty and registration fee by the end of 2009-10.

Property in Maharashtra to cost more with new ready reckoner

Maharashtra government today increased the market value of real estate by 10-20 per cent in its Ready Reckoner 2010
The ready reckoner is a guide for the market price of residential and commercial properties, based on which stamp duty and registration fee for their sale and purchase are calculated.

Under the revised rates, a land owner would have to pay more stamp duty because his land got more expensive; the developer would raise the sale price of his finished property since his land acquisition cost got higher; and a retail buyer would have to cough up more for property, stamp duty and registration fee.

This is likely to have its rippling effect on redevelopment of old, dilapidated buildings in Mumbai and surrounding Tier II cities, too.

“The state government expects to mobilise Rs 5,075 crore through stamp duty and registration fee by the end of 2009-10,” a senior state government official, who did not want to be quoted, said, justifying the rate revision.

A proposal to hike the government ready reckoner rates (RRR) by 10-15% for the year 2010 was tabled at the annual meeting called by Pune district collector Chandrakant Dalvi to review the rates.

"The proposal will be discussed with the state town planning department before finalizing and executing the new rate structure from January 2010," Dalvi told TOI after the meeting.

Dalvi said the RRR in municipal council areas will be hiked by 5-12% while in rural areas it will be about 5%.

"However, in some of the rural areas that are witnessing a large number of constructions, the hike can go up to 15%," he said.
