Housing society redevelopment training workshop

My 3 part Marathi YouTube videos series "How to do a successful redevelopment of your Co-Operative Housing Society" with Advocate Mahesh Gajendragadkar has become very popular. Every other day, someone who has watched the videos calls Mahesh on his mobile 91 90110 1118 and invites him to his society. "I have learned a lot about the redevelopment process from your videos. Now, I want you to come to my society and teach all the members" - the caller requests Mahesh.

Sometimes, Mahesh told me that, the caller is not a Chairman - Secretory or even a managing committee member. Still, he takes an initiative because he has realized the importance of following the legal procedure of redevelopment.

It means that there is someone like me in every housing society! I said.

Yes, there are! Mahesh said and invited me to attend a meeting of Janak Society at Badlapur last weekend.

I have seen Mahesh's public seminars on redevelopment. But I have never attended his private training workshop for the society members. That's why I was curious about it. Plus, like my society - this Janak society was small. A single standalone building of some 20 flats. So, I thought that I can learn a lot from this workshop and took the trouble to go to all the way to Badlapur.

After attending Mahesh's training workshop I realized 3 things -

1) Every society has its own unique issues. Mahesh has legal knowledge as well as practical experience of redevelopment - that's why he can address these unique issues quite well.

2) For successful redevelopment, unity is very important. Redevelopment divides society members. That's why in his workshop Mahesh gives a lot of importance to team building. He says - Teamwork makes the dream work.

3) Road map to success. At the end of this 3-hour training workshop, the society members could prepare their own road map to successful redevelopment of their housing society. This was quite a satisfying experience.

To teach the legal way of redevelopment to my society members, I made these videos. And it worked. My society has decided to follow the legal procedure. After attending Mahesh's redevelopment training workshop, I have realized that knowing is not enough. To redevelop my housing society successfully, members training is essential.

How to do a successful redevelopment of your Co-Operative Housing Society

You know why most of the redevelopment projects fail?

No. Not because of the builders.

Redevelopment projects fail because of the flat owners - because of the members of Co-Operative Housing Society.

The members of the Co-Operative Housing Society (CHS) treat redevelopment as an exchange offer.

Like - give an old mobile phone and get a new one - offer.

Give your old flat to the builder and get a newer and better and larger flat for free!

They assume that a builder is a shopkeeper who exchanges new for an old.

Because of this wrong assumption, the society members start looking for a shopkeeper who will give them bigger and better houses in exchange for their old ones.

Obviously, the society members become victims of some unscrupulous builder who takes advantage of their ignorance and greed. The builder fails to fulfill his promises. Society members realize that the builder has cheated them.

Then the society members realize that the builder is not a shopkeeper, like mobiles, houses are not manufactured in some factory and redevelopment of a housing society is not an exchange offer.

What does redevelopment mean in real estate?


As the name says - redevelopment means the homeowners decide to demolish their old building and construct a new one on the same plot of land.

Since the homeowners are only owners. Owners of the land and building. They don't know to demolish and build a building. So they hire services of someone who knows how to do it. That someone is called 'Builder'.

When you hire services, you have to pay for it. In cash. But society never has enough cash.

So it decides to pay the builder in kind.

Just like in the old days, the farmers used to pay grains to their farm laborers!

What is the right way to redevelop your Co-Operative Housing Society?


Reminding a homeowner who you are and what is your role and what are your responsibilities is tragic but necessary.

A visit to Calyx Navyangan & Calyx Artemis

"I know how upset you all are with me. I am sorry. Please, accept my apology. Please, forgive me. Mala maaf kara," with folded hands I apologized to the redevelopment committee members of my housing society.

"Now, it is too late. You should have apologized the builder's representative then and there," one redevelopment committee member said.

"I am requesting you to forgive me because I am feeling sorry for upsetting you all," I said.

"You misbehaved at the builder's office and let us down. You were representing the society. We all are ashamed of you," the other redevelopment committee member said.

"I am so sorry. I didn't mean to disgrace you all. Please, forgive me," I said.

"Thank god! The builder didn't throw us out of his office!!," the other redevelopment committee member said.

"But that man - the representative of the builder - was just wasting our time," I said.

"It was a height of stupidity to ask whether the builder has enough money to redevelop our society. Do you know anything about the land holding of this builder? I know. Because my business is to provide funds to the builders in Pune. Hundreds of builders - big & small - are my clients," the other member said.

"Oh! Really!! I didn't know this!!!," I said.

"I too disapprove your ungentlemanly behavior. Today we were supposed to just visit the sites of Calyx. Just to see - to observe - to know the builder's body of work - the projects. That's all. But you asked questions. You asked to the wrong person. How could be you so rude to him? He was just the representative of the builder. He was not the builder," the most senior member said.

"That's the point! The builder himself should have entertained us. Not some employee," I said.

"No builder does that. Builder's assistants - builder's people at the site show the site. That's the standard practice," the other member said.

"Karandeekar knows this. He is from real estate industry. That's why I feel that what happened today at Nayangan - ungentlemanly behavior - rude questions - raising voices - getting angry - becoming hyper and all - was 'pre-planned'," the other member said.

"Pre-planned or unplanned - whatever, but, please, don't get mad at me. I am very sorry for upsetting you all - please, forgive me - Mala Maaf Kara," I begged for the last time and took their leave.

While I was climbing the stairs, my neighbour opened the door of his flat and asked me,"What happened? Why were you all so upset? Builder not good?,"

"It was not about the builder. It was about me. All committee members are angry with me," I said.

"Why?," my neighbour asked.

"Because I behaved ungentlemanly - I got very angry with the builder's representative - I raised my voice - I spoke very rudely - I almost shouted at him - that's why all got upset with me - so I was begging the committee members to forgive me for upsetting them," I said.

"Misunderstanding! They may have thought that you were trying to upset the apple cart," my neighbour said.

"Spot on! Besides this incident, for the rest of the day, I behaved like a good boy," I said and went home.

I have a lot of respect for the all flat owners in my small housing society. I am fortunate to have such good neighbours. Most of them are senior citizens. The young ones - in their forties or fifties - are highly educated & very successful. That's why I felt that it's my duty to apologize them publicly and decided to write this blog.

Plus, I am sure, my redevelopment journey can be useful for the members of other housing societies in Pune. So, I am planning to share a lot of useful information & tips about redevelopment of housing projects.

Yes, 9 Sadashiv (www.9sadashiv.com) is awesome. 2 Car parks for each flat, 15,000 sq.ft. podium garden, and sound proof windows for a 2 BHK & 3 BHK Flat in Sadashiv Peth at Pune is, certainly, awesome.

As awesome as having a zipper instead of buttons on your trouser. I still remember the day when I proudly uncovered the fly of my trouser and demonstrated the zipper to the entire class. Everybody was shocked and pleasantly surprised. All the boys stood in a line to zip & unzip me.

My class teacher announced that we all were witnessing the most important revolution in the history of mankind. You all were not there when the Battle of Panipat was fought. But you all have seen the "Battle of Fly" - how zipper has beat the buttons. From today, no more buttons - I want all of you to have zipper on your trousers.

When I visited the 2 acre site of "9 Sadashiv", I saw some who for the first time in their life realized that zipper is costlier than the buttons.

The 15,000 sq.ft. podium garden was not for the individual flat but for all the 80 odd flats in the 2 wings. Not only that! To the current 5 floors, someone said, 7 floors may be added!

So, the point is, a 2 BHK Flat with 2 car parks & sound proof windows - 800 - 810 sq. ft. Carpet + 227 - 312 Terrace - is costing around Rs. 1.8 Crore. And a 3 BHK Flat with 2 car parks & sound proof windows - 1075 - 1078 Carpet + 294 Terrace - is for Rs. 2.3 Crore.

However, there were a few volunteer boys & girls from event management agency who were rushing to help the shocked ones.

"Property rate depends upon the payment terms. If you make more down payment - instead of Rs. 11,000 per sq.ft. - you will be charged less!," the boys & girls were telling everyone in English or Hindi.

"Why do you think that we want less rate?," the shocked property buyer.

"Didn't you say - it's too much?," the boys & girls in English or Hindi.

"Yes! It's too much!! But who is paying for the carpet area, soundproof windows, car parks & podium garden!!," the shocked property buyer.

"Then - for what?," the boys & girls in English or Hindi.

"If your builder knew the answer of - 'for what' - he would not have charged Rs. 11,000 per sq.ft.!," the shocked property buyer.

True. My teacher used to say "Look within". When you buy a trousers, you don't pay for the zipper - but, for what it covers.

What say you? For what do you pay? For Sadashiv Peth or for the carpet area, soundproof windows, car park & podium garden?

Buy the way, did zipper really beat the buttons?
